Lansing & East Lansing, Michigan
Michigan's capital is owned at its core by government, two insurers, a hospital and General Motors: the State, the City, the airport authority and GM's 834 acres at Delta Township dominate the City of Lansing's own owner-of-record parcel layer, which is free to query.

Michigan has no title register. Deeds are recorded by each county's Register of Deeds (Ingham, Eaton and Clinton for Lansing), at $30 a document and $1 a page for copies under state law; Ingham County's sites refuse automated readers. Owner of record is kept by the city assessor: the City of Lansing publishes its March 2026 tax-parcel layer, with owner and taxpayer names for all 42,987 parcels, as a free public ArcGIS service. Michigan's transfer tax is charged on each deed's consideration, so prices sit in the deed record, but no open price file was found.

The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
The City of Lansing's tax base from its FY2025 ACFR (values from the City Treasurer and Assessor). Michigan assesses at 50% of true cash value, and taxable value is capped below that, so these are not prices.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies hold most of Lansing's large ground. The City (2,396 acres, mostly parks and golf land) and the Capital Region Airport Authority (1,840 acres) lead; General Motors' 1,033 acres are the largest private holding, followed by Jackson National Life's 391-acre headquarters campus. The Ingham County Land Bank holds the most parcels (465), almost all small vacant or tax-reverted city lots. Counts and acres are computed from the City's March 2026 parcel layer (42,987 parcels, about 21,400 acres by GIS area); the layer carries no values. East Lansing's roll is not open (BS&A and Ingham County block automated readers), so MSU's figure comes from its own property layer.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Both cities are built out and add few houses. The Census Bureau's 2025 file shows 26 single-family permits ($7.6M) and 14 buildings of five or more units (219 units, $24.3M) for the City of Lansing, a figure the Bureau marks as 0 months reported, i.e. imputed; East Lansing reported 5 single-family permits ($1.7M). New supply is mostly apartments and student housing by private LLCs. No builder league table exists for Lansing; the figures below count parcels held in each builder's or developer's name on the March 2026 layer (lots, not homes built). Rental LLCs whose names are a person's name are left out.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Lansing's private commercial wealth is a utility, a battery plant, two car plants, two insurers and student housing; its office market is small and mostly downtown around the Capitol. The table mixes the City ACFR's 2025 taxable values (half of market value or less under Michigan's Proposal A caps) with parcel counts and acres from the March 2026 layer. In East Lansing the largest taxpayers are student-housing owners.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The price LG Energy Solution paid GM for its half of the Ultium Cells Lansing joint venture: news indexes report about $2B (completed May 2025), but no GM or LGES filing was opened, so no price is recorded.
- Whether the agreed sale of Lansing City Hall (124 W Michigan Ave) to the Chicago developer has closed: the March 2026 parcel layer still shows City of Lansing.
- Who stands behind GS Skyvue Property Owner LLC (Charleston, SC), USSH MSU Propco. LLC (Chicago), Jones Property Development LLC (Los Angeles; 136.9 acres at 3800 Hagadorn Rd), FR Lansing LLC (Littleton, CO; 55.6 acres at 1500 Mill Pond Lane), 900 Long TIC 3/4 LLC (Detroit; 55.5 acres at 900 Long Blvd) and Sun Secured Financing LLC (Southfield; 52.7 acres at 4245 W Jolly Rd): no filing opened names their members.
- Single-family rental concentration: the layer shows SK Lansing Limited Dividend Housing Association entities (193 parcels under three spellings, Southfield and Lansing), DWL Indus Realty LLC and Indus Realty LLC (85 houses, Lake Mary, FL), Fox Land Holdings LLC (69), S & S Acquisitions Group LLC (58) and Hamilton Rd Ltd (46). Whether these are tax-credit, institutional or local landlords was not established.
- East Lansing owner of record: the city's assessing lookups are on BS&A Online, which bars Claude, and Ingham County's sites refuse automated readers, so East Lansing has no parcel-level owner counts here.
- Sale prices: Michigan deeds carry state and county transfer tax on the consideration, and assessors keep sale history, but the open City layer has no sale fields and BS&A was not used.
