Can you find out who owns it?

Louisiana is a civil-law state with no title register: ownership passes by a notarial act of sale recorded in the conveyance books of the parish where the land lies, here kept by the Calcasieu Parish Clerk of Court. The Calcasieu Parish Assessor lists and values every parcel; the Police Jury's public GIS publishes its parcel layer, with the owner name and mailing address of all 167,981 parcels in the parish, free and without registration (no values). The Clerk's online index of mortgages and conveyances is a paid subscription ($1 a page), but the Clerk also posts a free list of residential sales with date, address and price.

The core land

The most valuable ground in the city, and what the public record says about it.

The parish layer carries owners but no values, so the value figures are parish-wide from the Port's ACFR. The roll's ten biggest taxpayers are refineries, chemical plants, LNG and the two casino resorts.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies own the city's biggest blocks of land: the City (1,785 acres), the Port (1,112 acres, including the ground under both lakefront casino resorts), the Police Jury (594), the School Board (469), the State (494) and the Chennault airport authority (413). The largest private holders are a family partnership with more than 1,400 acres of mostly undeveloped land in the south of the city, and PBA Properties LLC et al with 1,130 acres. Figures are from the parish GIS layer (November 2026) for the 53,388 parcels with the Lake Charles city ward code 3L. Acres are computed from the parcel polygons. The layer has no values, and names longer than 30 characters are cut off.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Lake Charles issued permits for 195 single-family homes ($35.5M) and 6 two-unit buildings in 2025, down from 440 houses and 526 apartment units in 2024 (Census Building Permits Survey); post-Laura rebuilding has tapered. The new-home market is local and regional: DSLD Homes, a Louisiana builder, holds the most lots, D.R. Horton is present on a small scale, and much of the land sits with subdivision-development LLCs. Figures are parcels held in each company's name in the city ward on the parish layer (lots and unsold homes, not homes built); no league table of Lake Charles builders was found. Builders whose names are a person's name are left out.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who owns the Golden Nugget's buildings and improvements: the Port's ACFR names the land lessor only; no filing for the operating company was opened.
  • Whether Louisiana assesses the casino improvements to the lessee under a separate assessment not shown on the GIS layer, since the layer shows the Port as owner of the 470.8-acre casino tract.
  • The exact full name behind truncated owner names (the layer cuts at 30 characters), e.g. 'SOUTHWEST LOUISIANA HOSPITAL *' and 'STREAM FAMILY LIMITED PARTNER*'.
  • Parcel values: the GIS layer has none; the Assessor's own search (reCAPTCHA) was not queried and its map viewer sits behind an 'I Agree' disclaimer that was not clicked.
  • McNeese State University's campus land: most campus parcels carry no owner on the layer.
