Kansas City, Missouri

Jackson County's GIS service names the owner, value and tax-abatement status of each of the 135,120 parcels it lists in Kansas City. Prices are scarcer: Missouri deeds need not state a price, so the sale prices here come from SEC filings, as the Country Club Plaza's distressed $175.6M sale in 2024 does.

Can you find out who owns it?

Missouri records title by deed with each county's Recorder of Deeds; there is no state title register. Kansas City spans four counties, and this record covers the Jackson County part, which holds most of the city. Jackson County publishes the owner, mailing address, values and exemption or abatement code of every parcel through a free GIS service and Parcel Viewer. Its property-records site sits behind an 'Agree' page that forbids data mining. Recording a deed costs $23 for the first page. The Recorder's online index blocks all automated access in robots.txt. Deeds carry no price. The county runs a separate search of the Certificates of Value filed since 2007, which users may open only after clicking 'I agree'. We did not click, so whether that search shows the price was not confirmed. Many downtown towers are titled to public bodies (Port KC, the LCRA, the PIEA) or carry Chapter 353 abatement, which hides the private lessee.

The roll names C C PLAZA OWNER LLC (mailing address Highland Park Village, Dallas) on 26 Plaza parcels with 2024 market value $176.1M, largest 401 Nichols Rd ($30.8M). It is a distress sale: the Macerich/Taubman venture bought the Plaza portfolio from Highwoods in 2016 within a $660M deal that also took 468,000 sq ft of offices (not like-for-like), defaulted on its loan in May 2023 and wrote the asset down by $101M, then sold it for $175.6M. No filing we opened ties C C Plaza Owner LLC to Highwood Properties or any other parent, so the company in the brief is not named here.

The core land

The most valuable ground in the city, and what the public record says about it.

Figures are from the Jackson County GIS service's slice of parcels with situs city 'KANSAS CITY' (135,120 parcels, tax year labelled 2024). Situs city is a postal field, so the slice is close to, not exactly, the Jackson County part of the city. Market value is the county's appraisal, not a price. Residential values for 2025 were capped by a State Tax Commission order (s4). Lot area is the roll's own 'total_sqft'.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The largest holders of Kansas City land in Jackson County are public. The City holds parks, utilities and the arena; the County holds the stadiums and its parks; federal land lies along the Blue River and Longview Lake; the Land Bank and Homesteading Authority hold thousands of tax-foreclosed lots. Public authorities (Port KC, the PIEA, the LCRA) also hold title to private projects under incentive structures, and the roll does not name the lessees. Lot areas are the roll's own figures, and 2,727 parcels carry none. Every spelling of each owner was grouped. Individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New homes inside Kansas City are few and small-builder. The Census Bureau's 2025 place file shows Kansas City, MO permitting 516 single-family homes ($201.4M) and 1,353 units in 2+-unit buildings, 1,161 of them in 5+-unit apartment buildings (s21). Much of the single-family growth lies in the Clay and Platte county Northland, outside this record's Jackson County coverage. Jackson County as a whole permitted 1,299 single-family homes and 2,426 units in 5+-unit buildings (s22). The national builders hold nothing in the city's Jackson County slice: no parcel is held in the name of D.R. Horton, Lennar, Pulte, Taylor Morrison, Century, NVR, Clayton/Summit Homes, Rodrock or Hunt Midwest. The figures below count parcels in each builder's own name on the roll. They are lots and homes held, not completions.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

The office towers are held by single-purpose LLCs (One Kansas City Place, Commerce Tower) or by public authorities that hide the lessee (Town Pavilion: Port KC). Listed landlords in the city are apartment and rented-house owners. Private single-family rental platforms hold as many houses as any REIT: Ibarra & Browne LLC 288 parcels across three spellings, SFR3 LLCs 251, Stewardship Investments/Portfolio LLCs 213, CSMA BLT/FT LLCs 178, P Fin VII KC LLC 67, FKH SFR LPs 65, BSFR II Owner I LLC 53. These are grouped by name only; no filing we opened ties them to a parent. Hotels and towers often sit under Chapter 353 or Enterprise Zone abatement (see core).

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Whether Jackson County's Certificate of Value 'Real Estate Sales Search' shows sale prices. The county page conditions use on an 'I agree' click, which was not made, so 'per-sale-with-address' rests on the county's description and on the search form's 'properties with sale information' option.
  • That Missouri is a non-disclosure state statewide. The only source found (KY3, 2025) disallows Claude agents in robots.txt and was not opened; this record therefore says only that deeds carry no price and that Jackson County collects Certificates of Value.
  • Who stands behind C C Plaza Owner LLC (Country Club Plaza). Its Dallas mailing address appears on the roll, but no filing we opened names a parent. Highwood Properties, named in the brief, is not established.
  • The private lessees behind public-authority titles: Town Pavilion and 110 Berkley Pkwy (Port KC), 14550 Botts Rd (PIEA) and 1514 Baltimore Ave (LCRA). The Recorder's index, which would show the leases, blocks all automated access.
  • The members of 1200 Chiefs Owner LLC (One Kansas City Place), NP Power & Light Building LLC and Commerce Tower Place LLC, and any recent sale prices for those towers.
  • The relationship between PAC Holding Inc and the Ewing Marion Kauffman Foundation (same mailing address on the roll), and between the Crown Center corporations and Hallmark Cards.
  • Clay, Platte and Cass county parts of Kansas City (the Northland, KCI airport): not covered beyond the City's own 2018 and 2023 open datasets.
  • Corporate parents of the rental LLCs (SFR3, CSMA BLT, Stewardship, Ibarra & Browne, P Fin VII KC, FKH SFR, BSFR II): grouped by name only.
