Jersey City, New Jersey
New Jersey publishes Jersey City's whole tax list, $55.9 billion across 59,011 parcels, with values, deed dates and sale prices, but strips every owner's name from it under Daniel's Law, so who owns a waterfront tower has to be read from filings or one deed at a time at the Hudson County Register.

New Jersey records title by deed. Jersey City's deeds are recorded with the Hudson County Register of Deeds and Mortgages, which keeps a public search room at 257 Cornelison Avenue and an online index through Harris Recording Solutions' Acclaim system; the online search opens only after the user accepts a disclaimer, which this research did not do. The State's tax list (MOD-IV) is published as open data with each parcel's assessed value, the address its tax bill goes to, deed date and sale price, but the owner-name field has been emptied under Daniel's Law (P.L. 2020, c. 125). Each deed pays a realty transfer fee on its consideration, which the State defines as 'the entire compensation paid or to be paid for the transfer of title'.

Civic | Port Authority of New York and New Jersey The tax list carries 9.33 acres at 'PATH Plaza' as public property (class 15C, 'TRANS. CENTER', 'ADMINISTRATIVE BLDG.'), assessed $531.2M, the highest-assessed parcel in Jersey City, billed to 150 Greenwich St, 15th floor, New York (s1). That is the Port Authority's address, 4 World Trade Center, 150 Greenwich Street, on its 2025 financial report (s6), which lists 'Journal Square Transportation Center' among its PATH facilities with $84.5M of facilities, net at 31 Dec 2025 (in thousands, 84,542). The deed itself was not read: the County index sits behind a disclaimer (s4). |

Office | Not established a paid title search would answer it The tax list gives a 42-storey office tower ('42S-ST-O-TOWER'), 2.38 acres, assessed $391.2M (land $107.4M), the highest-assessed private parcel in Jersey City, with its bill sent to 30 Hudson Street, 2nd floor (s1). Goldman Sachs' 2025 and 2021 Form 10-K property sections (s10) describe its New York headquarters and do not mention Jersey City, so no filing opened states who owns the tower today. The owner of record is in the Hudson County deed index, which was not searched (s4). |

In October 2022 REBusiness reported that Veris Residential 'recently also closed on its $346 million sale of 101 Hudson Street, a 42-story office tower in Jersey City spanning nearly 1.3 million square feet' (s9). Neither source names the buyer, so the current owner is not established here; it is on the deed in the Hudson County index (s4). |

REBusiness gave the aggregate price as $420M and called the buyer 'unnamed' (s9). The tax list shows both lots, 150 & 200 Hudson St ($290.2M) and 10 Columbus Dr ($73.9M, 'Banker Trust/Plaza I'), with deeds dated 4 Apr 2023, billed to 601 W 26th St, Suite 1275, New York (s1). Harborside 5 (185 Hudson St, $264.5M), which Veris sold on 20 Mar 2024 for $81.5M net, is billed to the same suite and recorded at $85,000,000 (s1, s7). |

Residential | Veris Residential, L.P. (since 27 May 2026 owned by AC Residential, backed by affiliates of GIC Real Estate and Affinius Capital) Veris Residential's 2025 10-K lists Liberty Towers, Jersey City, built 2003, 648 apartments, acquired 2019, carried at $423.4M gross (s7). The tax list's matching lot at 33 Hudson St is two 37-storey towers with 648 units ('2-37S-648U'), assessed $215.0M (land $58.3M), billed to 210 Hudson St, Suite 400, the address the 10-K gives for Veris' head office (s1, s7). On 27 May 2026 Veris merged into AC Residential REIT LLC at $19.00 a share; 'Certain affiliates of GIC Real Estate Inc. and Affinius Capital Advisors LLC directly and/or indirectly invested in Parent' (s8). |

(AC Residential since 27 May 2026) Veris' 2025 10-K lists Haus25, Jersey City, built 2022, 750 apartments, carried at $464.8M gross, with a PILOT (payment in lieu of taxes) agreement running to March 2047 under which it paid $3.12M in 2025 (s7). The tax list's lot at 25 Columbus Dr is a 57-storey, 750-unit building, but it is assessed only on its land, $49.8M, because the PILOT replaces the tax on the building; it is billed to 210 Hudson St, Suite 400 (s1). The deed of 8 Nov 2019 states $1. Veris became part of AC Residential on 27 May 2026 (s8). |

Retail | Not established a paid title search would answer it The tax list gives 15.01 acres, 'MALL', 'NEWPORT CENT.MALL', assessed $191.4M (land $60.0M), billed to PO Box 6120, Indianapolis, with a deed of 28 Sept 2001 recorded at $39,500,000 (s1). Wikipedia lists the owner as 'LeFrak Organization and Simon Property Group' and Simon as manager (s12), but Simon Property Group's 2025 10-K (s11) does not mention Newport Centre or Jersey City anywhere in its property tables, so neither owner is established. They include the Liberty Park lots (81.2 acres on Communipaw Ave at $121.8M, 75.5 acres at $113.3M, 69.4 acres at 275 Freedom Way at $105.2M) and 229.7 acres of New York Bay at $344.6M. The core land
The most valuable ground in the city, and what the public record says about it.
Jersey City's most valuable ground is the Port Authority's Journal Square hub, then the Hudson waterfront from Exchange Place to Newport. All figures are net assessed values on the State's MOD-IV tax list as published in the NJOGIS composite (s1); its latest deeds are from January 2025, so it is the 2025 list. Recorded prices are the consideration reported with each deed; a package sale can record one price on several lots.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Because the State strips owner names from the published tax list, Jersey City's large holders can only be counted by the address their tax bills go to, and named where the holder's own page or a filing gives that address. On that basis public bodies dominate the ground: 3,495 of the list's parcels are exempt (class 15), assessed at $9.51B of the $55.93B total. The State holds the most value (Liberty State Park and the bay), the City the most parcels, and the Port Authority the single most valuable lot. Acreage is left out because the composite's acre field repeats a whole building's area on every condominium unit. Figures are the 2025 list as published in the NJOGIS composite (s1).

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Jersey City builds towers. Census permit counts for the city: 3,232 new units in 2021, 3,741 in 2022, 2,339 in 2023, 2,601 in 2024 and 2,098 in 2025. In 2025, 1,803 of them were in 29 buildings of five or more units, and 184 were single-family houses (s13). Large rental buildings are usually developed one entity per project, and many carry a long-term tax exemption (PILOT) under which the building is untaxed and only the land is assessed, as at Haus25 (s1, s7). The published list hides owner names, so builders could not be counted from it, and no builder league table covers the city; the one builder below is named from its own filing. Condominium units held by individuals are not named.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Jersey City's waterfront was built by a handful of developers, and its towers are now held mostly by single-asset entities whose tax bills go to out-of-town offices. The list hides names, so only one landlord could be named from a filing. By billing address the largest private holders are: 40 W 57th St, 23rd floor, New York (56 parcels, $1.42B, mostly Newport apartment towers on River Ct, River Dr and Park Lane), 111 Town Square Place, Jersey City (14 parcels, $1.26B, also Newport), and 601 W 26th St, Suite 1275, New York (10 parcels, $637.0M: Harborside 1, 2, 3 and 5). Newport was developed from 1986 by the LeFrak Organization (s19), but no source opened ties those addresses to it. Class 4A/4B/4C (commercial, industrial, apartments) totals 6,581 parcels and $23.59B (s1).
