Irving, Texas

Irving's appraisal district names the owning entity and value of every one of its 53,528 real-property accounts in a free public map service, and no Texas record states what any of them sold for.

12 buildings · 12 with an owner established · 7 sources · 12 tier A · prepared 2026-10-14

Can you find out who owns it?

Texas keeps no public title register that answers 'who owns this'; the working public record is the county appraisal district. Irving lies in Dallas County, and the Dallas Central Appraisal District (DCAD) publishes the owner of record, mailing address, use class, building area and current land and improvement values of every account — free, without a login, both as a public ArcGIS map service and as bulk ZIP downloads. What no record contains is a price: Texas has no mandatory sales disclosure, and the sales information an appraisal district does obtain is confidential under Government Code Sec. 552.149.

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land

The most valuable ground in the city, and what the public record says about it.

The most valuable ground in Irving is the airport at its western edge and Las Colinas in the north: the Urban Center around Lake Carolyn, the O'Connor and Las Colinas Boulevard towers, and the corporate campuses along SH 114 and SH 161. Every figure is a current DCAD value (2026 revaluation), not a sale price — Texas records none.

Market value on the roll, City of Irving$46.09 billion
Sum of current DCAD values over the 52,782 valued real-property accounts in the City of Irving (53,632 in all), DCAD map service and current-ownership file read 2026-10-14; business personal property excluded. Commercial accounts are $26.62B of it and residential $19.47B, of which single-family houses $17.03B.
Highest-valued account$839,801,090
Dallas/Fort Worth International Airport, account 32DFW0IS (3,349.66 acres within Irving), owner of record 'Dallas City of'. The highest-valued account not held by a government is the CHRISTUS Health headquarters at 5101 N O'Connor Blvd, $254,155,870.

The top rate in Irving, $30.00, is applied to sites on N MacArthur Blvd, Northwest Hwy and the Convention Center lot ($20,279,550 on 675,985 sq ft).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Irving's largest landholders are public bodies. The biggest single holding is Dallas/Fort Worth International Airport: the eastern part of the airport lies inside the city, and the appraisal district carries it in the names of the City of Dallas and of the cities of Dallas and Fort Worth jointly — its three airport accounts are about 4,932 acres by their legal descriptions and the most valuable real property in Irving. After the airport come the City of Irving, two school districts, a hospital authority, a university and a college. Private ownership is concentrated in Las Colinas, where the former ExxonMobil campus and adjoining tracts form the largest private holding. Figures are DCAD current values (2026 revaluation) for accounts coded to the City of Irving; acreages are DCAD's land-size field unless marked 'legal', and many exempt tracts carry no land size, so acreages are floors.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Irving is almost built out, and very few new homes are built here. The Census Bureau counts 103 housing units permitted in the city in 2025 (s7): 69 single-family houses, 4 units in 3–4-unit buildings and 30 in buildings of five or more. The stock on the roll is 38,473 single-family houses (median DCAD value $348,000), 2,888 townhomes and 2,640 condominium units; individual homeowners are not named here. Building happens as small infill subdivisions and townhome rows. No builder league table exists for the city, so the figures below are accounts standing in each builder's own name on the DCAD roll for the City of Irving: lots and unsold homes, not homes completed. Investors hold whole rows too: KYJTowneOaks LLC, mailed to Shreveport, took title to 78 townhomes in one subdivision in 2025. Single-family rental and home-buying companies hold few houses here: Tricon entities 9 accounts, Opendoor entities 11.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Irving's commercial roll is $26.6 billion across 5,448 commercial accounts: $17.3B of offices, hotels, data centres and other improved commercial property and $8.5B of apartments in 341 complexes. Las Colinas holds most of it. Ownership runs three ways: companies that own their own headquarters (see the buildings above), apartment owners, and office and industrial landlords. Apartments are the deepest pool, and several of the biggest holders are partnerships whose sponsor the roll does not name. The fastest-growing holders are data centres: besides QTS, Microsoft Corporation holds two accounts ($70.2M). Prologis entities hold about 1.36M sq ft of warehouses at Freeport ($119.4M). Office landlords are taking value cuts: the roll marks several Las Colinas buildings as partly or wholly empty ('0% OCC', '6% OCC'). Owners below are grouped only where the roll names the same entity or the same mailing suite. Figures are DCAD current values for the City of Irving.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The sponsors behind the CCI entities (Austin), the Las Colinas and La Villita holdcos (270 Park Ave, New York), the 461 Fifth Ave group (Oaks of Valley Ranch, MacArthur Place, Estates at Las Colinas, Anthem: 7 accounts, 1,722 units, $257.5M) and the owner of record at 385 E Las Colinas Blvd (Columbus Shore, 908 units, $148.0M, mailed in care of Harbor International LLC, Norfolk, Virginia): the roll names only the entities and mailing addresses, and no filing opened here names the sponsor.
  • Who controls QTS: the roll names QTS entities only; no filing about QTS's parent was opened here, so the owner type is left as private.
  • What any Irving building sold for. Texas is a non-disclosure state, and the roll records deed dates only; the only prices here are the two net sale proceeds in Piedmont's 10-K.
  • Deed records and deed numbers: DCAD's per-account pages are disallowed to robots (/Acct), so no deed or account detail page was opened; dates come from the bulk ownership file.
  • Acreage for exempt public land is incomplete: many City, school and airport tracts carry no land size in DCAD's land file, so landowner acreages are floors, and airport acreages come from legal descriptions.
  • Las Colinas Association's governing documents and the Las Colinas Urban Center's management were not opened; only the association's roll holdings are recorded.
