Irvine, California

Most of Irvine was the Irvine Ranch, and the Irvine Company, a private company, still holds much of the city's office, retail and apartment stock; Orange County indexes deeds online free by name, but never by address and never with a price.

Can you find out who owns it?

California has no public online land-title register. Irvine lies in Orange County, where the Clerk-Recorder offers a free online grantor/grantee index of documents recorded since 1982. It is searchable by name, document number or date, not by address, and shows no images. Documents can be viewed free at the Recorder's three offices or copied for $1.00 a page plus $1.00 for certification. The Assessor sells roll products only at its counter or by written request. There is no price-paid dataset.

Retail The Irvine Company
The Irvine Company's own portfolio page lists 'Irvine Spectrum Center, Irvine, California' among the centres of 'Irvine Company Retail Properties', and its About page says the company 'is committed to long-term ownership' of a portfolio of 40 retail centres (s8). The company is private and publishes no property-level figures, so no floor area, cost or date is given. 'Irvine Company' is the City's largest property-tax remitter: $1,939,580,312 of taxable value, 1.71% of the city (ACFR FY2025, s4). The ACFR does not say which parcels that covers. Tier B because the owner is stated on the owner's own site, not in a public record.

University of California, Irvine (campus)

approx. 1,500 acres (City ACFR)
Institutional The Regents of the University of California
UCI's 2007 Long Range Development Plan: The Irvine Company 'offered to deed 1,000 acres as a gift'; 'a deed was executed and recorded on January 20, 1961'. A 'friendly condemnation' was agreed, so 'the University paid The Irvine Company one dollar for the 1,000 acres'. A 9.2-acre marine parcel never transferred, leaving 990.8 acres. 'The Regents purchased 510 acres of land within the Inclusion Areas from The Irvine Company in January 1964', with covenants limiting it to 'University' or 'University-oriented' uses. That price is not stated. The City's ACFR (s4) describes 'a 1,500-acre University of California campus'.

approx. 1,300 acres planned; 500+ acres completed, ~300 acres in progress
Civic City of Irvine
The City runs the park through the Orange County Great Park Corporation, a blended component unit whose board is the seven councilmembers (ACFR, s4). The City says 'more than 500 acres of park space have been completed, with approximately 300 additional acres in progress' (s13). Its record of the 2005 Development Agreement with Lennar Homes and Heritage Fields El Toro LLC describes rights granted 'in exchange for land dedicated to the City' (s14). FivePoint calls the park 'approximately 1,300 acre' (s5). The City leases ~20 acres to Wild Rivers waterpark for 35 years at the greater of 4.5% of gross or $550,000 a year (s15). Dedicated land, so no price.

FivePoint's 8-K of 29 Sep 2026 names 'Heritage Fields El Toro, LLC ("HFET"), the owner of the Great Park Neighborhoods community' (s6). Heritage Fields LLC 'purchased' the El Toro base from the US Navy on 12 Jul 2005 after a Navy auction of four parcels (S-11/A, s7); no price is stated. By 31 Dec 2025 the venture had sold 9,603 homesites and ~166 commercial acres for about $5.2B in aggregate. In 2025 it sold 920 homesites on 75.6 acres at a base price of $781.7M (308 to a land bank with a Lennar option) and paid $672.0M to Percentage Interest holders, $252.0M of it to FivePoint (10-K, s5).

Office Not established
a paid title search would answer it
FivePoint's FY2025 10-K defines the campus as 'approximately 73 acres of commercial land' with four buildings and 'an aggregate of one million square feet of research and development, medical and office space'. The Gateway Commercial Venture (Five Point Office Venture Holdings I, LLC), 75% owned by FivePoint's operating company, 'sold its remaining interests in the Five Point Gateway Campus' in December 2024. The 'purchase price of $88.5 million consisted of $45.0 million in cash paid at closing and a $43.5 million note from the buyer that matures in December 2026'. The filing does not name the buyer. Only a deed from the OC Clerk-Recorder, at $1 a page, would establish the current owner.

Park Place (Park Place I), Irvine Business Complex
3333–3345 Michelson Dr, Irvine, CA 92612
Office LBA IV-PPI, LLC
Two tenant filings name 'LBA IV-PPI, LLC' as 'Landlord': Alteryx's 2017 lease amendment at 3345 Michelson Drive, 'part of a larger development known as Park Place I' (s16), and Sientra's 2022 8-K for 13,669 sq ft at 3333 Michelson Drive (s17). 'LBA IV-PPI LLC' is the City's no. 2 property-tax remitter at $753,169,072 (0.67%), up from $300.9M and no. 10 nine years earlier (ACFR, s4). The County layer assesses 3345 Michelson Dr (APN 445-211-13) at $435,171,634, $270.1M of it land (s32). A landlord in a lease is not necessarily the fee owner, hence tier B; no price was found.

That figure can include business personal property. The 10-K gives no floor area or cost. The County's parcel layer assesses 1 Edwards Way (APN 430-043-12) at $385,655,006 (s32).

The core land

The most valuable ground in the city, and what the public record says about it.

Orange County publishes values for every parcel but owners for none. The Treasurer-Tax Collector's parcel layer gives land, improvement and total assessed value by assessment number, with no owner field. Figures below were computed on 14 October 2026 from parcels that intersect the County's Irvine boundary (42,220 acres), so parcels on the city line are slightly over-counted. The one owner-named list is the City's own: its audited report ranks the ten largest property-tax remitters. Under Proposition 13 these are assessed values, typically far below market, not prices.

City taxable assessed value, FY2025$113,172,206,000
Secured $107.30B + unsecured $5.87B. FY2016: $60.91B. ACFR FY2025, Assessed Value of Taxable Property (s4).
Largest property-tax remitter$1,939,580,312 (1.71% of the city)
Irvine Company, rank 1. Nine years earlier it carried $4,573,435,711 (7.51%). The ten largest together hold $6.96B (6.15%), against 15.00% in 2016. ACFR FY2025 (s4).
Highest assessed single parcel$674,593,248
2525 McGaw (APN 435-033-32), industrial land-use code: land $23.5M, improvements $651.1M. Next come 6670 Alton Pkwy ($515.0M), 3345 Michelson Dr ($435.2M; Park Place, whose landlord is LBA IV-PPI, LLC) and 1 Edwards Way ($385.7M). The layer names no owner (s32), and the owners of 2525 McGaw and 6670 Alton were not established.

Sum of the parcel layer's total assessed value for parcels intersecting the Irvine boundary, 14 Oct 2026 (s32, s33). Edge parcels make it slightly larger than the City's own secured figure.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Irvine was the Irvine Ranch, and the city's map still shows it. The Irvine Company, which traces its roots to the 120,000-acre ranch, remains the largest owner. The City's audited top-ten taxpayer list ranks it first. Ten years ago it carried 7.51% of the city's taxable value on its own; in 2025 it carried 1.71%. That share can count only entities named 'Irvine Company': affiliates holding under other names, such as Irvine Apartment Communities LP, rank separately. The public side is large. It includes the University of California's campus, deeded by the Irvine Company in 1961, the City's Great Park and open space on the former El Toro air base, the water district's marsh, and County parks, a landfill and a jail. Orange County publishes no owner names by parcel, so the rows below are only what each source states.

The Irvine Company
ACFR FY2025 Schedule IV-12 ranks 'Irvine Company' first among the City's property-tax remitters, against $4,573,435,711 (7.51%) nine years earlier (s4). The company's own page calls it 'a private real estate investment company governed by an independent Board of Directors', tracing its roots to the 120,000-acre Irvine Ranch. It says its 'holdings consist of 129 million square feet and include more than 590 office buildings, 125 apartment communities with 65,000 units, 40 retail centers'. About 35% of the portfolio lies outside Orange County. It has dedicated 57,500 acres of the Ranch to open space (s8). No Irvine-only acreage is published.

City of Irvine
ACFR FY2025: governmental land rose by $284.5M in the year to $1.134B at historic cost. The 'Gateway Preserve' adds about 71 acres of 'residential developable land in northern Irvine', bought to close an asphalt plant and financed by $326.28M of 2023 lease revenue bonds. That land is carried as $333.7M of property held for resale. The City's statistics list 6,673 acres of open space and greenbelts, 945 acres of streetscape and 1,677.5 acres of community parks. Under a 2022 plan, the Irvine Company is conveying 17 acres for affordable housing, of which about 10 had been received by 30 June 2025. The City also holds the Orange County Great Park (see marquee).

'Heritage Fields El Toro LLC' ranked no. 5 among the City's taxpayers nine years ago, at $474.6M. It is not in the 2025 top ten (s4).

The County's October 2025 property list, filtered to Irvine, falls at 26 distinct addresses. The largest are the James A. Musick Facility campus at 13502 Musick (56 records) and the Irvine Ranch Historic Park at 13042 Old Myford Rd (18). The rest include the Frank R. Bowerman Landfill on Bee Canyon Access Rd, William R. Mason Regional Park, Strawberry Farms Golf Club, two County libraries, and a '100 ACRES LOCATED AT EL TORO MARINE BASE' parcel plus several El Toro buildings. The layer flags every Irvine record 'Owned_Leas = Y' without defining the field, so these are County-listed properties, not proven fee holdings. It gives no acreage totals.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New homes in Irvine are built on land sold by two master developers. In the villages the Irvine Company has planned since the 1960s, it is the Irvine Company. On the former El Toro air base it is the Heritage Fields venture, managed by FivePoint. Public homebuilders buy lots from them, and neither seller publishes builder-by-builder figures. Census's Building Permits Survey shows 1,746 units permitted in 2025: 368 single-unit, 110 in 55 two-unit buildings, 23 in 3–4-unit buildings and 1,245 in 27 buildings of five or more. In 2024 it showed 3,730 (959 / 178 / 12 / 2,581). Both years report all 12 months (s28). The figures below are each developer's own stated totals or a City record, not completions by builder.

NameTypeHomes (as stated)
Heritage Fields El Toro, LLC (Great Park Venture; managed by FivePoint)
Master developer of Great Park Neighborhoods, which can hold up to about 11,800 homesites. It sold land for 920 homesites in 2025 at a base price of $781.7M and for 559 in 2024 at $480.0M. FivePoint, which holds 37.5% and manages it, does not name the buying builders apart from Lennar (FivePoint FY2025 10-K).
Developer 9,603 homesites sold; builders have sold 7,428 market-rate homes (to 31 Dec 2025)A
The Irvine Company (Villages of Irvine)
The company builds and keeps its rental housing ('125 apartment communities with 65,000 units', company-wide, s8) and sells for-sale lots in its villages to builders. A 2013 report of City planning documents named TRI Pointe Homes, KB Home, Taylor Morrison and Brookfield Residential as builders for Orchard Hills subdivisions (OCBJ, s30). The company publishes no annual Irvine delivery figure.
Private company 65,000 apartment units company-wide; master developer of the Villages of IrvineB
Lennar
Lennar's FY2025 10-K: it holds 'approximately 40% interest in FivePoint' and 'sometimes purchase[s] properties from FivePoint for use in our homebuilding operations' (s31). FivePoint's 10-K says 308 of the 920 homesites sold in 2025 went 'to an unaffiliated land banking entity whereby Lennar retained the option to acquire the homesites' (s5). Lennar Homes was a party to the 2005 Great Park Development Agreement (City, s14). Lennar publishes no Irvine-only delivery count.
Public company ~40% of FivePoint; option holder on 308 Great Park homesites sold to a land bank in 2025A
Brookfield Residential
City FAQ (June 2026): 'The City and Brookfield Residential are leading the planning and development of Gateway Village'. It has 1,138 units, 25% of them affordable rental, and for-sale homes of about 1,750–3,250 sq ft. Entitlements were approved in November 2025, land development began in June 2026, and vertical construction is expected from June 2027. Part of the revenue retires the City's bonds for the asphalt-plant purchase that created the 700-acre Gateway Preserve.
Developer 1,138 units proposed (Gateway Village)A
KB Home
'KB Home Coastal Inc.' was the City's second-largest property-tax remitter on the roll nine years before FY2025, with 1.96% of the city. It is not in the 2025 top ten (ACFR, s4), consistent with lots built out and sold to homeowners. A 2013 report also lists KB Home among the Orchard Hills builders (s30). No current Irvine unit count was found.
Public company $1,196,677,353 taxable value in 2016 (City rank 2)A

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Irvine's commercial market is unusual because its largest landlord files nothing. The Irvine Company is private. It owns office, retail and apartments across the city, but publishes only company-wide totals, and about 35% of its portfolio is outside Orange County. The listed REITs that do file hold mostly apartments here, plus a few industrial buildings. The big office REITs show nothing in Irvine: Kilroy, Hudson Pacific and Alexandria's FY2025 10-Ks name no Irvine property (s27). Each figure below is that REIT's own Irvine rows in its FY2025 10-K.

NameTypeHoldings (as stated)

The company's own figures (s8), not Irvine-only. In Irvine it owns Irvine Spectrum Center (s9) and, through Irvine Apartment Communities, L.P., apartments. At the end of 2002 it owned 61 communities with 19,481 units, among them the 1,442-unit Villa Siena in Irvine (s11). 'Irvine Apartment Communities LP' is still the City's no. 8 property-tax remitter at $489.2M (s4).
