Indianapolis, Indiana
The City and County's GIS service publishes the owner and assessed value of every parcel in Indianapolis free and in bulk. The State's sales-disclosure search gives the price of each sale, but only behind a CAPTCHA, so most prices here come from SEC filings.

Indiana records title by deed with the county recorder. Indianapolis is a consolidated city-county (Unigov) that covers Marion County except the four excluded cities of Beech Grove, Lawrence, Southport and Speedway, which this record leaves out. The City and County GIS service publishes every Marion County parcel's owner, mailing address, property class and assessed land and improvement value, free and without registration. Every sale must be reported on a State sales disclosure form. The Department of Local Government Finance runs a public search of these forms back to July 2008, giving the parcel, address and price, but each search sits behind a CAPTCHA. Recording a deed costs $25 under state law. A sale of the company that owns a building leaves no price on any of these records.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Retail | Hendricks Commercial Properties LLC (mall structure); City of Indianapolis (land) Inside INdiana Business (24 Apr 2024) reports that Hendricks Commercial Properties LLC bought most of the mall structure, IP and management contracts for $85M from Circle Centre Development Co. The land, garages and L.S. Ayres building were left to a separate deal with the City. The roll has not caught up: 3 mall parcels still stand in CIRCLE CENTRE DEVEL CO ($33.0M) and one in NORDSTROM INC ($13.6M). INDPLS CITY OF DMD holds two parcels at the same address (8.2 acres, $19.7M). The $85M is a news report, not a sales disclosure or a party's filing, so it is not entered as a price. |

The core land
The most valuable ground in the city, and what the public record says about it.
Values are the gross assessed values carried in the City and County GIS parcel layer (read 13 Oct 2026), summed by this research after removing duplicate polygons of the same parcel. Indianapolis here means the consolidated city: Marion County less the excluded cities. Excluded-city parcels were identified by their tax districts (407 Lawrence; 914 Speedway; 502 and 102 Beech Grove; 513 Southport), which match the GIS 'Excluded Cities' layer. Exempt public parcels are often carried at $0 (1,853 of 6,598 exempt parcels in the city). The Indianapolis Motor Speedway is in the Town of Speedway, an excluded city, and is not counted.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The largest holders in the consolidated city are public bodies and two utilities, then Lilly and the hospitals. Values are of little use for public land: 679 City parcels and 61 IPS parcels carry $0. Counts group each owner's name variants (183 for the City). Acres take the smaller of the roll's ACREAGE and the GIS polygon area, because the roll has keying errors. One IPS parcel at 2107 N Riley Ave is keyed as 61,247 acres against a 5.76-acre polygon. The Fort Benjamin Harrison land held by the State (10 parcels, about 1,400 acres) is in the City of Lawrence, an excluded city, and is not counted.

| City of Indianapolis (Consolidated City; DMD, Parks, DPW, Flood Control) 183 name variants ('INDPLS CITY OF …', 'INDIANAPOLIS CITY OF DEPARTMENT OF METROPOLITAN DEVELOPMENT', '… PARKS & RECREATION'). The largest is 8802 W 56th St, 1,228 acres. The roll's own acreage for this group sums to about 8,330. DMD also holds the land under Circle Centre Mall. |
Government | 1,565 parcels, about 7,990 acresA |
| Indianapolis Airport Authority The terminal parcel at 7800 Col H Weir Cook Memorial Dr is about 659 acres. 101 of the 227 carry $0 assessed value. Total $46.2M where valued. |
Government | 227 parcels, about 6,200 acresA |
| Citizens Energy Group (Citizens Gas & Coke Utility; Department of Public Utilities trust) Held as CITIZENS GAS & COKE UTILITY CO and as 'INDIANAPOLIS CITY OF DEPARTMENT OF PUBLIC UTILITIES BOARD OF DIRECTORS FOR UTILITIES TRUST' (68 parcels, about 1,430 acres), among 18 variants. The largest is a 388-acre reservoir parcel. The roll still names Citizens Gas & Coke Utility at 675 Justice Way (41.8 acres, $233.1M, classed as elevator office). That record was not reconciled with any other source. |
Institution | 102 parcels, about 1,520 acres, $335.7MA |
| Indianapolis Power & Light Co Recorded as INDIANAPOLIS POWER & LIGHT CO and INDPLS POWER & LIGHT CO, including the Harding Street site (3700 S Harding St, 79.6 acres) and its office at 1 Monument Circle ($17.8M). 11 more parcels are in the excluded cities. An investor-owned utility. Its parent was not checked in a filing for this record. |
Private company | 193 parcels, about 1,030 acres, $71.9MA |
| State of Indiana 43 name variants, including the White River State Park Development Commission (501 W Maryland St, $57.0M), the School for the Deaf (75.7 acres), the School for the Blind (59.5 acres) and the State Fair. 61 parcels carry $0. Fort Harrison State Park land (about 1,400 acres) is in the City of Lawrence and not counted. |
Government | 115 parcels, about 900 acresA |
| Eli Lilly and Company See commercial. Corporate campus and manufacturing sites on the near south side. |
Public company | 92 parcels, about 660 acres, $810.4MA |
| Indianapolis Public Schools (Board of School Commissioners; IPS Multi-School Building Corp) 18 name variants. The roll's acreage sums to 61,741 because of the single mis-keyed parcel at 2107 N Riley Ave. The smaller, GIS-area figure is given. 61 parcels carry $0. |
Government | 115 parcels, about 520 acresA |
| Indiana University (Trustees) and IU Health The University holds its land as 'TRUSTEES OF INDIANA UNIVERSITY' and 'INDIANA UNIVERSITY TRS' (8 variants). INDIANA UNIVERSITY HEALTH INC holds 146 parcels, about 130 acres, led by Methodist Hospital at 1701 Senate Blvd (25.6 acres, $126.7M). |
Institution | 76 parcels, about 355 acres (University); 146 parcels, $436.2M (IU Health)A |
| Capital Improvement Board of Managers of Marion County Includes the Indiana Convention Center at 100 S Capitol Ave ($480.2M) and 155 S Delaware St ($52.3M). On the roll the stadium belongs to the Indiana Stadium and Convention Building Authority (9 parcels, $951.1M) and the arena to the Marion County Convention & Recreation Facilities Authority ($1.95B), not to the Board. |
Government | 10 parcels, about 34 acres, $571.9MA |
| Marion County (Board of Commissioners) 22 name variants. The largest is 7300 E Troy Ave (74.8 acres). The Health & Hospital Corporation of Marion County is counted separately on the roll: 52 parcels, about 105 acres, $28.4M. |
Government | 51 parcels, about 205 acresA |
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Indianapolis builds few houses for a city of its size. The suburbs do most of it. In 2025 the City of Indianapolis permitted 1,260 units: 959 single-family, 8 in two-unit, 8 in 3–4-unit and 285 in 5+-unit buildings (Census Building Permits Survey). Marion County permitted 1,041 single-family. The Indianapolis-Carmel-Greenwood metro permitted 9,322 single-family and 1,974 units in 5+ buildings, and Hamilton County alone permitted 2,934 single-family. No city league table exists. The figures below are parcels held in each builder's own name on the City GIS roll, inside the consolidated city: lots and unsold homes, nearly all vacant platted lots in Franklin and Decatur townships on the south side.
| Name | Type | Parcels in own name, consolidated city (City GIS roll, Oct 2026) |

| D.R. Horton (D.R. Horton - Indiana, LLC) Held as 'D R HORTON INDIANA LLC' (211) and 'DR HORTON INDIANA LLC' (84): 154 in Franklin Township and 113 in Decatur, about 189 acres. D.R. Horton's Exhibit 21.1 lists D.R. Horton - Indiana, LLC (Delaware) and DRH Realty of Indiana, LLC. |
Public company | 295 parcels (289 vacant lots)A |
| M/I Homes (M/I Homes of Indiana, L.P.) 182 are in Franklin Township, and 7 more are in the City of Lawrence (excluded). M/I's Exhibit 21 lists M/I Homes of Indiana, L.P., owned 99% by M/I Homes Second Indiana LLC and 1% by M/I Homes First Indiana LLC. Its FY2025 10-K lists an Indianapolis division operating since 1988, in the Northern segment, and gives no Indianapolis-only volume. |
Public company | 218 parcels (217 vacant lots)A |
| Lennar (Lennar Homes of Indiana, LLC) In Franklin (56), Decatur (38) and Lawrence (27) townships. Lennar's Exhibit 21 lists Lennar Homes of Indiana, LLC (Delaware), and also Rausch Coleman Homes Indianapolis, LLC. |
Public company | 173 parcels (168 vacant lots)A |
| Berkshire Hathaway site-built homes (Taylor Morrison of Indiana LLC; Clayton Properties Group dba Arbor Homes) Taylor Morrison of Indiana LLC holds 70 (65 vacant, mostly Warren Township). Clayton Properties Group Inc, recorded 'dba Arbor Homes', holds 34 in the city and 38 more in the City of Lawrence. Berkshire's 2025 Exhibit 21 lists Clayton Properties Group, Inc. On 24 Jul 2026 Berkshire completed its purchase of Taylor Morrison at $72.50 a share (about $6.8B equity) and is combining it with Clayton. That is a sale of the company, so no parcel shows a price. Parcel counts are from the City GIS roll. |
Public company | 104 parcels (70 Taylor Morrison, 34 Clayton/Arbor)A |
| PulteGroup (Centex Homes; Pulte Homes of Indiana, LLC) 20 parcels stand in CENTEX HOMES (about 46 acres) and 1 in PULTE HOMES OF INDIANA LLC. PulteGroup's Exhibit 21 lists both Centex Homes (Nevada) and Pulte Homes of Indiana, LLC (Indiana). |
Public company | 21 parcels (20 vacant)A |
| Beazer Homes (Beazer Homes Indiana LLP) All in Franklin Township. Beazer's Exhibit 21 lists Beazer Homes Indiana LLP (Indiana) and Beazer Homes Indiana Holdings Corp. NVR (23 parcels) and Fischer Homes Indianapolis II LLC (16, private) hold similar small south-side positions. |
Public company | 16 parcels (15 vacant)A |
Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Downtown office is held by single-purpose LLCs with out-of-state mailing addresses (Salesforce Tower, Market Tower), by a tenancy-in-common (Regions Tower) and by owner-occupiers (OneAmerica, Lilly, Citizens). Indianapolis is home to Simon Property Group and Kite Realty, but neither holds much in the city: Simon owns two malls, and Kite has sold its downtown land. The large listed holdings are warehouses and single-family rentals, and the filings mostly report them for the metro, not the city. The roll counts below are consolidated-city parcels. The largest rental-house holders on the roll are private: 949 parcels in FKH SFR-named partnerships, 730 in CSMA BLT/FT LLC (one owner line reads 'c/o Cerberus Capital Management LP'), 606 in Progress Residential borrowers and 364 in VineBrook borrowers.

On the roll: CASTLETON SQUARE LLC, 12 parcels, $93.1M; SDG FASHION MALL LIMITED PARTNERSHIP, 30 parcels, $151.3M. The roll entities are tied to Simon by property, not by Exhibit 21, which lists only significant subsidiaries. Greenwood Park Mall and Indiana Premium Outlets are outside Marion County. Legacy Duke parks such as Park 100 appear through owners' associations. |

| Kite Realty Group KRG-named LLCs (Nora Plaza, Castleton Crossing and others), mostly in Washington Township. Kite's FY2025 10-K files these sales under the Indianapolis MSA: Pan Am Plaza & Garage ($52.0M, Jun 2023), Stoney Creek Commons ($9.5M, Apr 2025) and the DePauw University bookstore ($0.6M, Oct 2025). Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who stands behind SFT Property LLC and Market Tower Property LLC. Both mail to N Robinson Ave in Oklahoma City (nos. 204 and 211). No filing we opened names their members, and a shared mailing street is not evidence of common ownership.
- The buyer in Salesforce Tower's January 2021 sale at $192.5M. The CMBS comparable gives price and date only, and the sales disclosure that would name the parties is behind the DLGF's CAPTCHA.
- Whether the Regions Tower loan was extended, repaid or sent to special servicing after its 1 Oct 2023 maturity. The 2025 trust 10-K shows only that the loan is still serviced under BANK 2019-BNK16.
- Gainbridge Fieldhouse's assessed value of $1,952,738,100. It is as the roll states it, and we found no second source to confirm or correct it.
- Circle Centre: the $85M Hendricks price (Apr 2024) is a news report. The later City land, garage and Ayres building deal, and any price for it, was not found in a filing or sales disclosure. The roll still shows Circle Centre Devel Co.
- The Indianapolis Motor Speedway (Indianapolis Motor Speedway LLC on the roll, tax district 914) is in the Town of Speedway, an excluded city, and is not counted. Its parent was not checked.
- Sale prices generally. Indiana's sales disclosure forms carry them, but the public search needs a CAPTCHA, so no SDF price is used. Sales of companies that own buildings leave no price on any record.
- Builder figures are parcels held in each builder's own name, not closings. M/I, D.R. Horton, Lennar and Pulte report the Indianapolis division only inside regional segments. Arbor Homes (Clayton) and Taylor Morrison volumes are not reported separately.
- Parents of the largest rental-house holders on the roll (FKH SFR partnerships, CSMA BLT/FT LLC, Progress Residential and VineBrook borrowers, Tricon SFR borrowers) were not checked in filings, beyond one CSMA owner line reading c/o Cerberus Capital Management LP.
- Acreage for about 5,000 parcels from the first download batches lacks a GIS polygon area and uses the roll's ACREAGE alone.
- Assessor, Auditor and Recorder pages on indy.gov are JavaScript-only and could not be read, so the Recorder's own online-search terms and any local fees are not cited. The $25 deed fee is the State statute's.
