Huntsville, Alabama

Madison County's free property-tax portal names the owner of record of any Huntsville parcel, one search at a time, which is enough to show that the city's civic core, its research park and its airport are publicly held, while Redstone Arsenal and NASA Marshall, the reason the city exists, lie just outside its limits.

Can you find out who owns it?

Alabama records title by deed with the county Judge of Probate; there is no state title register. Madison County's property-tax portal names the owner of record of every parcel, with appraised value, acreage and the deed book and page, free and without registration, searchable by owner, company, address or parcel. Sale prices are not on that portal: they sit in the deeds themselves (or on the RT-1 sales validation form), and the Probate Judge's online deed index needs an account. Huntsville also reaches into Limestone, Morgan and Marshall counties. This record covers the Madison County part, which is most of the city.

Von Braun Center
700 Monroe St SW
25.18 acres (parcel)
Civic City of Huntsville
Parcel 14-07-36-3-003-023.000, 'LOT 1 VON BRAUN CENTER' (plat 2023-336), owner CITY OF HUNTSVILLE, exempt, 25.18 acres. The 2026 roll values only the land, at $17,547,000 (up from $3,362,300 in 2024). The arena and halls carry no separate improvement value. A separate personal-property account at the same address is in the name of the Von Braun Civic Center, the body that operates the building; the roll does not make the operator the landowner.

Bridge Street Town Centre
300 Bridge St (Cummings Research Park West)

Retail Tanger Inc. (Tanger Huntsville LLC)

The county roll names Tanger Huntsville LLC on six parcels (warranty deed 2023 book/instrument 48992), 42.66 acres in all, appraised at $131.5M for 2026. The largest is 300 Bridge St: 20.08 acres, $100,208,600. Tanger's 10-K lists 'Huntsville, Alabama' at 100% legal ownership, 651,024 sq ft, and says about 174,000 sq ft is ground-leased to tenants. 310 Bridge St (147,120 sq ft) is a separate parcel held by COPT Bridge Street Office LLC (see commercial).

MidCity District (former Madison Square Mall)
5901 University Dr NW and surrounding streets
Mixed use Mid-City Owner LLC and affiliated MidCity LLCs
No single owner. On the 2026 roll the site is split among Mid-City Owner LLC, MidCity Retail LLC, MidCity Retail II LLC (five parcels, $14.0M), MidCity MU LLC, MidCity Plaza LLC (9.01 ac, $11.5M), Metronome at MidCity LLC (apartments, 4.03 ac, $42.3M) and the MidCity Improvement District. All of these mail to the same Huntsville PO box. Hamlet at MidCity LLC (38.3 ac, $38.8M) mails to Oak Brook, Illinois, and UMH MidCity LLC holds 4.41 ac. Per the City blog, RCP Companies agreed to buy the whole mall site, and the City funded $12M of roads for phase one.
Developer $5M
2014
City of Huntsville blog (Jan 2017): 'RCP bought the first piece in late 2014 for $5 million, but that was only the guts of mall'; the anchors and outparcels took another 20 months.

U.S. Space & Rocket Center
1 Tranquility Base NW
18,404 sq ft main building (roll living area)
Civic Alabama Space Science Exhibit Commission (roll: 'Alabama Space Science Exhibit Finance')
Two exempt parcels in the roll name 'ALABAMA SPACE SCIENCE EXHIBIT FINANCE', both under one warranty deed (2005, instrument 341160). 17-03-08-0-000-001.000 at Tranquility Base covers 112 acres, appraised at $17,054,600 (land $2,464,000; amusement structures built 1988). The second parcel is 288 acres of land at 4747 Bob Wallace Ave SW, appraised at $6,336,000. The roll truncates the owner's name, probably the Commission's finance authority, and no Commission document was opened to confirm it, hence tier B. The Census geocoder places the site inside Huntsville city limits.

Huntsville International Airport

Civic Huntsville-Madison County Airport Authority
Main parcel 16-09-31-0-000-001.000 (108 Houston Goodson Way, owner mailing to 1000 Glenn Hearn Blvd): 655 acres, 603 of them classed 'AIRPORTS', appraised at $48,496,600 and exempt. The Authority holds 41 more parcels along Wall Triana Hwy, James Record Rd, Short Pike Rd and Boeing Blvd under several spellings of its name. The Census geocoder puts the terminal address inside Huntsville city limits. The roll's address search also returns 117 business personal-property accounts at the terminal: tenants, not landowners.

The roll names Parkway Place SPE LLC for 26.55 acres, appraised at $60,215,500 for 2026 (warranty deed 2010, instrument 306280; 420,944 sq ft of living area). CBL's 2025 10-K lists Parkway Place, Huntsville, 100% owned, 639,063 sq ft, 90% leased, anchors Belk and Dillard's. Its Exhibit 21 names Parkway Place SPE, LLC (Delaware) as a subsidiary. Schedule III records $43.1M of write-downs against the centre, leaving a $41.7M gross carrying amount.

Cummings Research Park
CRP East and West, around Research Park Blvd and Bradford Dr
3,843 acres (CRP)
Land Not established
the register is open, but this building was not matched
A park, not a parcel. The City of Huntsville bought the land for CRP West in 1982 and sells sites of 4 acres and up, after preparing them, through the Research Park office (CRP's own pages). The roll shows the park divided among its occupants: ADTRAN Inc (901 Explorer Blvd, 14 ac, $32,023,200), Dynetics Inc (several parcels), Tanger (Bridge Street), COPT Bridge Street Office LLC and others. CRP says HudsonAlpha has a 152-acre campus there, but no parcel in HudsonAlpha's name was found. The park's ownership was not totalled.

Mazda Toyota Manufacturing USA plant
Limestone County part of Huntsville (Census point 34.682, -86.846)
Industrial Not established
the source would not open
The Census Bureau geocoder places the plant inside Huntsville city limits, in Limestone County, not Madison. Limestone County's assessor viewer is on isv.kcsgis.com, whose robots.txt bars ClaudeBot and AI crawlers, so the owner of record was not read. The City blog (Feb 2018) records that Huntsville City Council used Alabama's Major 21st Century Manufacturing Zone Act, a form of tax-increment financing, for the first time to prepare the site. It does not say who holds the land.

The core land

The most valuable ground in the city, and what the public record says about it.

The portal values one parcel at a time and cannot rank the roll, so these are the highest values among parcels opened for this record, not a census of the city. Exempt public land is appraised but not taxed.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Huntsville's largest landholder, the federal government, is not on the roll: Redstone Arsenal and NASA Marshall lie outside the city limits, in the unincorporated Redstone Arsenal CDP (Census geocoder), and the county roll has only about ten parcels county-wide in the name 'United States of America'. Inside the city the large holders are the City and its boards, the airport, hospital and housing authorities, and the schools. Counts are 2026 real-property parcels found by owner-name searches of the Madison County portal. They are county-wide, so they include land outside the city, and they miss spellings the searches did not catch. Acres were not totalled because the portal limits usage.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

No league table of Huntsville homebuilders was opened. What the county roll shows is which builders hold lots and unsold homes in their own names: national public builders lead, with D.R. Horton holding more than any other name. Counts are tax-year-2026 real-property parcels county-wide, which takes in the cities of Madison and the unincorporated county as well as Huntsville. They are inventory on the roll on one date, not starts or closings. Large rental communities are separate: Hamlet at MidCity LLC (38.3 ac, $38.8M) and Metronome at MidCity LLC (370,671 sq ft, $42.3M) are among the biggest in the city.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Huntsville's commercial roll is led by manufacturers and defence contractors that own their own sites, not by office REITs. The two listed retail REITs hold the two main shopping centres. COPT Defense, the city's large office landlord, builds mostly on federal land at Redstone Arsenal, outside the city limits, which it controls under a long-term master lease. Values are 2026 appraisals of parcels opened on the Madison County portal, every one in the Huntsville tax district. The portal cannot rank owners, so this is a list of large holders found by name, not a full league table.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Bulk ownership: there is a Madison County parcel map service with owner names (web3.kcsgis.com, Madison_Public_ISV layer 185), referenced by the City's own app, but it was not queried. The same company's other host bars AI crawlers, and the City's GIS host disallows query URLs.
  • Sale prices: Alabama puts the price in the deed or on the RT-1 sales validation form, filed at the Probate Judge's office. The online deed index needs a sign-in, and whether RT-1 forms are open to the public was not established.
  • The state deed tax ($0.50 per $500 of value, as widely stated) was not confirmed on an official page: the Department of Revenue's pages opened do not state it, and the Madison County Probate fee page is Akamai-blocked.
  • Mazda Toyota Manufacturing USA's owner of record: the plant is inside Huntsville in Limestone County, and Limestone's assessor viewer is closed to AI crawlers.
  • Redstone Arsenal and Marshall Space Flight Center: the Census geocoder places both outside Huntsville city limits (Redstone Arsenal CDP), so they are not marquee entries here. They are federal and not on the county roll as parcels.
  • Toyota Field: it is in the City of Madison (Census geocoder), not Huntsville, so it is left out.
  • Who stands behind the MidCity LLCs (Mid-City Owner, MidCity Retail II, MidCity Plaza, Metronome at MidCity) and Hamlet at MidCity LLC: the City blog names RCP Companies as the buyer of the mall site, but no filing linking each LLC was opened.
  • HudsonAlpha's 152-acre CRP campus: no parcel in a HudsonAlpha name was found on the roll.
  • Acreage and value totals for the City, the housing authority, the hospital authority and the schools: the portal answered 'Site usage exceeded' once requests went faster than one every couple of seconds, so totals were not compiled.
  • The Limestone and Morgan County parts of Huntsville: not covered.
