Can you find out who owns it?

California has no public online land-title register. Huntington Beach lies in Orange County, where the Clerk-Recorder offers a free online grantor/grantee index of documents recorded since 1982. It is searchable by name, document number or date, not by address, and shows no images. Documents can be viewed free at the Recorder's three offices or copied for $1.00 a page plus $1.00 for certification. The Assessor sells roll products only at its counter or by written request. There is no price-paid dataset.

Hyatt Regency Huntington Beach Resort & Spa
21500 Pacific Coast Hwy, Huntington Beach, CA 92648
517 rooms on approx. 15.1 acres; 110,000+ sq ft of meeting space (2016)
Hotel PCH Beach Resort, LLC (Hyatt Hotels Corporation 40%)
Hyatt Hotels Corporation: 40% indirect interest
2016 CMBS term sheet: 'The borrower is PCH Beach Resort, LLC, a single-purpose, single-asset entity'; Hyatt Hotels Corporation 'owns a 40% indirect ownership interest in the borrower'. A $200M loan in 2016 refinanced earlier debt and paid $7.9M for the fee simple, the hotel having been 'previously encumbered by a ground lease' (s7; 'Fee Simple', s10). Hyatt's FY2025 10-K (s8) still lists it as a 40% unconsolidated venture, 519 rooms. The 2026 Hilton term sheet (s5) says it 'is partially owned by the borrower sponsor', The Mayer Corporation. PCH Beach Resort LLC is the City's no. 6 property taxpayer at $210.4M (s4).
Private company $7.9M
2016
Price paid by the borrower for the fee simple interest under the hotel, previously ground-leased (CGCMT 2016-C2 term sheet, s7). Not a price for the hotel.

Hilton Waterfront Beach Resort
21100 Pacific Coast Hwy, Huntington Beach, CA 92648
437 rooms; approx. 645,970 sq ft on a 7.15-acre site · 12 floors
Hotel The Waterfront Hotel, LLC (sponsor: The Mayer Corporation)
BANK5 2026-5YR21 term sheet (March 2026): 'The borrower is The Waterfront Hotel, LLC'; 'The borrower sponsor is The Mayer Corporation', an Irvine developer. A $127M whole loan secured by 'the fee interest' refinanced $123.9M of debt; the appraisal gave an as-is value of $219M at 28 Jan 2026. Built 1990 (Huntington Tower, 12 storeys, 285 rooms); the 9-storey Twin Dolphin Tower (152 rooms) was added in 2018. 'The Waterfront Hotel LLC' is the City's no. 9 property taxpayer at $155.5M, and the City's ACFR carries a $22.4M former-redevelopment loan 'for the purchase of the Waterfront property' (s4).

AES Huntington Beach Energy Center (and legacy Huntington Beach generating station)
Pacific Coast Hwy at Newland St, Huntington Beach, CA (street address not stated in the filing)
694 MW combined-cycle gas (Southland Energy) + 236 MW legacy once-through-cooling units
Industrial AES Huntington Beach Energy, LLC (AES Corporation, 50% equity interest)
AES: 50% of Southland Energy–Huntington Beach; 100% of the legacy Southland–Huntington Beach units
AES's FY2025 10-K lists 'Southland Energy—Huntington Beach', gas, 694 MW, AES equity 50%, operating since 2020, contracted to Southern California Edison to 2040; and 'Southland—Huntington Beach', 236 MW, 100%, held since 1998, contracted to the State's Strategic Reserve to 2026, its once-through-cooling units to be retired by 31 Dec 2026. The 10-K says 'the majority of our facilities are located on land that is leased' without saying which, so land title is not established, and it does not name the other 50% holder. 'AES Huntington Beach Energy, LLC' is the City's largest property taxpayer at $744.7M (s4).
Public company —A
Bella Terra
7777 Edinger Ave, Huntington Beach, CA 92647
Retail Bella Terra Associates, LLC
Ulta's 2011 store schedule (an exhibit to its 8-K) names the landlord of its Bella Terra store at 7777 Edinger Avenue as 'Bella Terra Associates, LLC', care of 'DJM Capital Partners' in San Jose. The City's FY2025 ACFR (s4, second source) ranks 'Bella Terra Associates LLC' as Huntington Beach's no. 2 property taxpayer at $417.8M of taxable value on the 2024/25 roll, up from $237.7M (no. 3) in 2015/16. No later filing restates the landlord, so the current link between the LLC and the centre rests on the 2011 exhibit plus the 2024/25 roll. Apartments built on the site are separately owned by UDR (The Residences at Bella Terra, see commercial).
Private company —B
Pacific City (retail) and The Residences at Pacific City
Pacific Coast Hwy at First St, Huntington Beach, CA 92648
191,000 sq ft open-air retail (CMBS term sheet, 2026)
Mixed use Not established
a paid title search would answer it
Split ownership. The apartments: UDR's FY2025 10-K Schedule III lists 'The Residences at Pacific City', built 2018, land acquired Jan 2014, gross carrying amount $363.8M (land $79.7M); its Exhibit 21 lists the subsidiary 'DCO Pacific City LP' (s15), and 'DCO Pacific City' is the City's no. 4 property taxpayer at $237.8M (s4). So the residential half is UDR's (tier B: the 10-K does not print the city). The retail centre is described in a 2026 CMBS term sheet (s16) as 'a 191,000 SF open-air retail and entertainment center', but no filing or public record opened names its owner. The City's ACFR says the 2012 Pacific City Development Agreement required 77 affordable units (s4).

Boeing Huntington Beach campus
Bolsa Ave, Huntington Beach, CA (street address not stated in a source opened)
Industrial Not established
a paid title search would answer it
The City's FY2025 ACFR lists The Boeing Company as Huntington Beach's largest private employer: 3,200 jobs in 2025 (3.16% of the city), down from 4,391 in 2016 (s4). Boeing's FY2025 10-K (s17) reports 80.7M of its 111M sq ft as owned, but lists its major sites only as 'Greater Los Angeles, CA', with no Huntington Beach row, so whether Boeing owns or leases the campus is not established. The City's taxpayer schedule lists 'Mc Donnell Douglas West Federal Credit Union' ($158.1M, no. 7) and, in 2015/16, 'McDonnell Douglas West Federal Credit Union' ($410.9M, no. 2); the schedule does not say what that entity holds and no link to Boeing is drawn here.

Huntington Beach Pier and City Beach
Main St at Pacific Coast Hwy, Huntington Beach, CA 92648
pier 1,856 ft long; City Beach 3.5 miles of shoreline
Civic City of Huntington Beach
The City's beach page calls the City Beach 'a 3.5-mile stretch' and the pier 'the world-famous municipal pier'; the City enforces its own beach and pier rules (Municipal Code ch. 13.08). The FY2025 ACFR (s4, second source) gives the pier as 1,856 feet, 'the longest pier on the West Coast', reports 4.7 miles of beach maintained, and carries $1,363,000 of former-redevelopment advances for 'Main Pier property acquisitions' and Leasehold Revenue Bonds to 'Construct Pier Plaza'. No source opened says whether the sand below mean high tide is State tidelands held in trust by the City, so that is not claimed.

Bolsa Chica Ecological Reserve (Bolsa Chica wetlands)
18000 CA-1 (Pacific Coast Hwy), Huntington Beach, CA 92648
over 1,300 acres
Land State of California (California Department of Fish and Wildlife)
CDFW's reserve page lists it under its 'Lands': 'over 1300 acres of coastal habitat surrounding a saltwater estuary'. 'The initial 300 acres of Bolsa Chica acquired in 1973 were designated an ecological reserve by the Fish and Game Commission in 1978. In 2005 and 2006 approximately 1,000 acres were added.' 'There is still active oil production on the reserve.' The page does not name which State body holds title (CDFW or the State Lands Commission), so the owner is given as the State with CDFW as manager. Neighbouring Bolsa Chica State Beach is a State Parks unit (s21).

The core land

The most valuable ground in the city, and what the public record says about it.

Orange County publishes values by parcel but owners for none, and the Assessor sells its roll only at the counter. The one owner-named list in the public record is the City's own: its audited financial report ranks the ten largest property taxpayers by taxable value on the County Auditor-Controller's 2024/25 roll. A power plant tops it.

City taxable assessed value, FY2025$49,100,505,000
Secured $47.92B (of which public utilities $0.95M) + unsecured $1.18B, 2024/25; FY2016: $32.39B. ACFR p.156, source County of Orange Auditor-Controller (s4).
Largest property taxpayer$744,667,000 (1.52% of the city)
AES Huntington Beach Energy, LLC, rank 1 on the 2024/25 roll. In 2015/16 the top taxpayer was OXY USA Inc at $509.8M (2.07%). ACFR p.158 (s4).
Ten largest taxpayers combined$2,751,790,000 (5.60%)
Against $1,960,910,000 (6.50%) in 2015/16 — the top of the roll is less concentrated than a decade ago. ACFR p.158 (s4).
City-owned land at historic cost$373.6M ($369.6M governmental + $3.9M business-type)
Book value at cost, not market value, 30 Jun 2025; the City also reports 1,072 acres of parks and 4.7 miles of beach maintained. ACFR capital-asset note and statistics (s4).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Huntington Beach's most visible ground is public: the City's pier, beach and 1,072 acres of parks, State beaches and the Bolsa Chica wetlands. On the private side the City's audited ranking of its ten largest property taxpayers is the only owner-named list in the public record; it is led by the AES power plant and the owners of Bella Terra, Pacific City and the Waterfront resort hotels. That list names entities without always saying what they hold.

The City is lessor under 27 leases 'for the use of City land and infrastructures', which brought $1.629M of lease revenue in FY2025. The report describes 'over 10 miles of coastline' and a pier 1,856 feet long.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Huntington Beach is built out, and new homes arrive as infill houses and a few apartment blocks. Census's Building Permits Survey shows 372 units for 2025: 249 single-unit, 9 in three-to-four-unit buildings and 114 in 5 buildings of five or more. For 2024 it shows 423: 226 / 2 / 9, and 186 in 10 buildings of five or more. The City reported only 7 months of 2025 and 2 of 2024, so Census imputed the rest (s26). The largest recent apartment projects were built by the REITs that still own them; no for-sale builder publishes a Huntington Beach count.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Huntington Beach's listed landlords are mostly apartment REITs, plus one industrial REIT holding older light-manufacturing buildings. No filing opened names the owner of Pacific City's retail or of the Beach Blvd and Brookhurst shopping centres, and none of Kimco, Regency, Federal Realty or Simon lists a property here (s25). Bella Terra's landlord is known only from a 2011 tenant exhibit (see marquee). Each figure below is the company's own Huntington Beach rows in its FY2025 10-K; the City's top-ten taxpayer list (see landowners) names the private side.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Whether the $200M Hyatt Regency Huntington Beach loan (CGCMT 2016-C2; modified with effect 1 Mar 2020 per the trust's 10-D reports, s9) was repaid or extended at its 2026 maturity. Mayer Financial, L.P. and Grand Resort, LLC are named among its carve-out guarantors (s7).
  • The Mayer Corporation's full Huntington Beach holdings. The 2026 Hilton term sheet (s5) describes 'two full-service hotels in Huntington Beach, two residential complexes and one mixed-use commercial development' without naming the latter three; the Twin Dolphin Tower's reported ~$125M cost (2018) is from the same sheet's narrative and was not cross-checked.
  • AES's pending sale: on 1 Mar 2026 AES agreed to be acquired for $15.00 a share by Horizon Parent, L.P., controlled by vehicles of Global Infrastructure Management, LLC and EQT Infrastructure VI (AES 10-K Note 32, s11). Whether it has closed, and so who ultimately controls the Huntington Beach plant, was not established.
