Hollywood, Florida
Florida publishes the owner of every Hollywood parcel and the deed-stamp price of every sale free, and the 2026 roll shows a beach city whose two most valuable buildings are resort hotels — while its best-known landmark, the Seminole Hard Rock, stands on federal trust land outside the City's tax roll.
8 buildings · 8 with an owner established · 25 sources · 4 tier B · 4 tier A · prepared 2026-10-20
Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Broward County Property Appraiser keeps the roll for the whole county, including the City of Hollywood: owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' — Florida taxes deeds at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters), owners whose records s. 119.071 exempts, and tribal trust land, which the roll lists in the name of the United States.

The core land
The most valuable ground in the city, and what the public record says about it.
The City of Hollywood is the Broward roll's tax-authority codes 0512, 0513 and 0513H; all 63,229 parcels carry the physical city HOLLYWOOD. The Seminole Hollywood Reservation, though surrounded by the City, is coded unincorporated (0013/0013H) and is excluded. Figures are 2026 just (market) values from the state's copy of the 2026 PRELIMINARY roll (file dated 29 Jun 2026; Broward's final roll was not posted on 20 Oct 2026), summed by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies dominate Hollywood's land map. Broward County holds the most acres (1,489, most of it the City's share of Port Everglades and County parkland), the State the North Beach parkland, and the City about 2,077 acres across 590 parcels. The Seminole Tribe's reservation is federal trust land outside the City roll; the Tribe-linked fee parcels inside the City are small. The Hollywood Community Redevelopment Agency holds no parcel in its own name on the roll. Railways and FPL barely show because their operating property is centrally assessed by the state. Acres are roll land square footage ÷ 43,560; name spellings are grouped; individuals and family trusts are left out.

Six further LLCs with the same mailing (e.g. Rock Hard Hollywood Dev LLC, 6365 Taft LLC) bring the total to 21 parcels, 80.0 acres, $84.7M. The Florida corporate record that would name the LLC's members could not be read (Cloudflare), so the Tribe is not stated as owner. |

| Hollywood Community Redevelopment Agency No parcel on the 2026 preliminary roll is titled to the CRA or any 'Community Redevelopment' name in Hollywood; CRA-assembled sites, if any, would appear in the City's name. Its role at Margaritaville is the 2013 'CRA Compensated Funding Agreement' (s13). |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Hollywood is built out and new homes come as a handful of rental towers. Census permits for 2025 show the City authorised 22 single-family homes and no units in buildings of two or more ($22.0M). The roll shows 3,069 units on parcels completed 2023–2025, almost all in about a dozen buildings, each in its own development entity. No national volume builder holds land in the City. Figures are units on parcels with a 2023–2025 year built, in the owner's name as the roll gives it; sponsors are not attached without a document.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Hollywood's commercial landlords are hotel owners and shopping-centre REITs rather than office owners: its taxable top is three beach resorts and a string of 2020s rental towers. Listed REITs appear chiefly as retail and industrial owners; their filings name the centres, the roll names the entities. Counted separately from housing.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The 2026 final roll. Broward's final NAL/SDF were not posted on 20 Oct 2026 (the Final folder listed 50 counties, not Broward), so every value is from the preliminary, uncertified roll (file dated 29 Jun 2026).
- Owners whose records s. 119.071, F.S. exempts are removed from the public files, per DOR, so their holdings cannot be counted.
- Who stands behind Hollywood FL Owner LLC (Diplomat) beyond Wikipedia's named buyers; the 2023 $835M deed was not checked against the stamp record because it precedes the 2025–26 sale file.
- Margaritaville ground lease: the City says the land is City-owned and leased, but the term and rent were not read from the lease, and the roll carries the whole parcel (land included) in the leaseholder's name, MVHF LLC (BLDG).
- STOF Holdings LLC and the other LLCs mailed to 6300 Stirling Rd: the Florida corporate record that would name their members (Sunbiz) is behind Cloudflare, and the Tribe's own site forbids non-personal use, so the Tribe is not named as their owner.
- Trust status of individual reservation parcels: the roll names the United States; no Bureau of Indian Affairs or Federal Register record of each parcel's trust acquisition was opened.
- ArtsPark: the CRA's role in building or funding the park was not established.
- WRI JT Hollywood Hills I LP (Hollywood Hills Plaza, $64.7M) and the Prologis-mailed Distribution Funding, KTR and Security Capital entities: no filing naming the Hollywood assets was opened, so they are not attributed to Kimco or Prologis by name.
- Sponsors of the 2023–25 rental towers (BOZ Hollywood Bread Owner LLC, Block 40 Property LLC, VB Hollywood Holdings LLC, Van Jackson LLC, FundRebel Dean Hollywood 9 LLC and others) were not established from filings.
