Hilton Head Island, South Carolina

Beaufort County publishes its whole assessment roll as an open map layer, so the owner, recorded sale price and appraisal of every one of Hilton Head Island's 44,269 parcels can be read free; the island's ground is held by resort companies, timeshare developers and the Town itself.

Can you find out who owns it?

South Carolina records title by deed with each county's Register of Deeds; there is no state title register. In Beaufort County the Assessor's roll is free to search on the county's Public Access site, and the county's own GIS server publishes the same roll as an open map layer: every parcel's owner of record, mailing address, deed book and page, sale date and recorded price, acreage, and land, building and appraised values. Prices are on the record because every deed must state its 'true consideration', which sets the state and county recording fee and, inside the Town of Hilton Head Island, a 0.25% town transfer fee. No licence is stated on the layer, so facts are quoted one parcel at a time and rows are not republished.

The core land

The most valuable ground in the city, and what the public record says about it.

Hilton Head Island's most valuable ground is its oceanfront resort hotels, not offices. The single most valuable parcel is the Hilton Beachfront Resort in Palmetto Dunes, and the largest recorded price is the Westin's $199.8M in 2025. The roll's 'Appraised' field is the Assessor's market value. South Carolina caps taxable value growth, and owner-occupied homes are assessed at 4% against 6% for other property, so assessed value runs far below appraisal. Beaufort County last reassessed county-wide in 2023, and in other years it revalues a property only after a sale or new construction (s6).

Highest-appraised parcel$97.2M
1 Hotel Cir (R520 016 000 0096 0000), Columbia Properties Hilton Head LLC, 13.78 acres, $97,178,100 appraised. Beaufort County roll via the county GIS layer, read 31 Oct 2026 (s1).
Largest recorded sale price$199.8M
2 Grasslawn Ave (Westin), $199,792,000 recorded 19 Sep 2025, deed book 4468 page 2300 (s1).
Appraised value of all parcels, Town of Hilton Head Island$34.31B
$34,309,034,356 across 44,269 parcels in tax districts 510, 520 and 550; land $10.27B; assessed $1.30B; taxable $1.25B. 1,278 parcels with $833M of appraisal carry no taxable value. Sum of the roll, Oct 2026 (s1).
Median recorded single-family sale, 2025$1.16M
Median of 742 deeds dated 2025 on 'ResImp SingleFamily' parcels with a recorded consideration over $1,000. This counts only each parcel's latest sale, so it is a floor on 2025 volume. Roll, Oct 2026 (s1).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Most open ground on Hilton Head Island is held by private resorts and their property-owners' associations, not by government. The gated 'plantations' put their roads, beaches and greenspace in association names: Sea Pines' Community Services Associates, Indigo Run, Long Cove and Palmetto Dunes. Golf companies hold roughly 1,400 acres more. The Town is the largest public holder, owning parks, beach access and land it has bought to keep undeveloped. There is no military, federal-land or railroad holding on the island; the federal government's only parcels are four post offices. Figures are parcels in the owner's name in tax districts 510, 520 and 550. Acreage is the roll's acreage field, which is zero on condominium units.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Hilton Head Island is almost built out. The roll shows 15,203 single-family homes, 13,794 condominium units and 2,766 timeshare condominium parcels, and only 1,011 improved residential parcels whose latest building date is 2020 or later. New-home building is lot-by-lot infill by small local firms, plus one national builder's subdivision. The roll does not record who built a house, so the figures below are lots or units still titled to a builder. No large single-family-rental owner appears: the biggest company holding of detached homes is 16 houses.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

The island's commercial property is resort property: hotels, timeshare inventory, golf and resort retail. The largest holders by appraised value are timeshare developers and hotel owners, not office or shopping-centre REITs. Figures are appraised value of the owner's parcels on the Beaufort County roll inside the Town.
