Hialeah, Florida

Florida publishes the owner of every Hialeah parcel and the deed-stamp price of every sale in a free state download — and the 2026 roll shows a city whose most valuable new ground is warehouses and apartments, owned by listed REITs and out-of-town LLCs.

11 buildings · 11 with an owner established · 22 sources · 6 tier B · 5 tier A · prepared 2026-10-14

Can you find out who owns it?

Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Miami-Dade Property Appraiser keeps the roll for the whole county, including the City of Hialeah: owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' — Miami-Dade deeds pay stamps at $6 per $1,000, plus a $4.50 surtax on anything but a single-family home, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters) and owners whose records s. 119.071 exempts.

The track parcel (0431070010010, built 1922, 107.8 acres per its legal description) carries DOR use code 037, race track, and stands in the name Bal Bay Management LLC; the 80.7-acre parcel beside it at the same address, and a small lot, stand in the name Bal Bay Realty Ltd. Both mail to 2200 E 4 Ave. 2026 just value: $20.75M and $45.99M. No transfer on the 2025–26 sales file. The roll names entities only; whoever stands behind them is not stated in any document opened. The casino operator's own site forbids automated reading, and the state's racing licences sit under a robots-disallowed path, so the permitholder is not named here.

Owner of record of the main mall parcel (0430020050020, built 1970) is 'Centennial Westland', mailing 8750 N Central Expressway, Dallas; 2026 just value $79.8M. Roll owner MPT of Hialeah Exchange LLC at MPT's Birmingham head office; DOR use code 073, private hospital; 10.1 acres; 2026 just value $56.5M, plus four small adjacent parcels. MPT's FY2025 10-K Schedule III lists a Hialeah, FL acute care general hospital built 1950, acquired 1 Aug 2021, gross carrying cost $128.9M; Exhibit 21 lists 'MPT of Hialeah-Steward, LLC'. The roll says built 1960, so matching the row to this parcel rests on it being the smaller of MPT's two Hialeah hospitals. MPT re-leased eight former Steward facilities to Healthcare Systems of America in Sept 2024 without naming them, so no operator is given.

MPT's FY2025 Schedule III lists a Hialeah, FL acute care general hospital built 1969, acquired 1 Aug 2021, at a gross carrying cost of $300.2M; Exhibit 21 lists 'MPT of Hialeah Palmetto-Steward, LLC'. Not inside the City: the roll codes parcel 3021300000020 to unincorporated Miami-Dade (tax authority 3000), use code 086 (county), owner Miami-Dade County, 367.8 acres, 2026 just value $13.2M, exempt. The County's park page describes 'this jewel of a park, featuring 515 acres, five lakes'; it does not print an address, so tying the parcel to the park rests on the roll's address and use code. The difference in acreage suggests further parcels; they were not traced.

The core land

The most valuable ground in the city, and what the public record says about it.

The City of Hialeah is tax authority 0400 on the Miami-Dade roll (folio prefix 04), 60,541 parcels. Figures are 2026 just (market) values from the state's copy of the 2026 preliminary roll (Florida DOR, posted 27 Jul 2026), summed by this research. The final roll was not yet posted.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Hialeah is almost fully built over, so its public landholders are small by big-city standards: the City, the School Board and the County each hold about 100–330 acres inside the limits. The largest single private holdings are two vacant tracts of 181 and 145 acres in the north-west corner, and the racetrack. Railways and Florida Power & Light barely show, because their operating property is assessed centrally by the state rather than parcel by parcel. No parcel inside the City stands in the name of the Internal Improvement Trust Fund (TIITF) or of Miami Dade College. Acres are each parcel's land square footage on the 2026 preliminary roll ÷ 43,560; every spelling of an owner's name is grouped; individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Hialeah builds almost no houses. The Census Bureau's 2025 permit survey shows the City issued no single-family permits at all; it permitted 14 units in two-unit buildings and 1,039 units in 16 buildings of five or more. Miami-Dade County as a whole permitted 2,666 single-family homes and 16,535 units. On the roll, 5,131 residential units in the City carry a year built of 2020–2025, almost all in apartment blocks. There is no builder league table, and the national homebuilders hold no parcels in the City under their own names (D.R. Horton, Lennar, Pulte, Toll: none found). The table below groups new apartment parcels by owner or by shared mailing address. Units are as the roll states them.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Hialeah's commercial money is in warehouses. Its north-west corner (Sections 17 and 20-52-40, around W 104th–108th St) holds 81 industrial parcels worth $2.14B on the 2026 roll, 10.8M sq ft of building area — about a third of the value of all 2,597 industrial parcels in the City ($6.46B). Listed and non-traded REITs and institutional funds own it. Retail is older and largely family- or privately held: the Palm Springs Mile strip along W 49th St is held by one Great Neck, NY partnership. Apartments are new and owned by out-of-town LLCs (see residential). One REIT has left: RREEF Property Trust sold its Hialeah I ($8.37M, Dec 2024) and Hialeah II ($8.85M, Sept 2025) properties. Duke-named LLCs (Indianapolis address) hold $328.6M and 1.75M sq ft at Countyline; no document opened names their parent, so they are not listed.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The 2026 final roll. Miami-Dade's final NAL/SDF were not posted on 14 Oct 2026, so every value is from the preliminary roll submitted on 1 Jul 2026.
  • Hialeah Park's permitholder and operator. The roll names Bal Bay Realty Ltd and Bal Bay Management LLC as owners of record; the state's licence documents sit under a robots-disallowed path and the casino's site forbids automated use, so neither was read.
  • Who stands behind Centennial Westland (Westland Mall), Florida Kennels Inc, F03-4 LLC / F99 5 LLC, CenterPoint Countyline, Southeast Commercial LLC (Beacon Logistics, Salt Lake City address) and the 16400 NW 59 Ave LLC family. None was established from a document opened.
  • Duke-named Countyline LLCs ($328.6M): Prologis acquired Duke Realty in 2022, but no Prologis filing naming these LLCs was opened, so they are not attributed.
  • Which Medical Properties Trust Schedule III row is which hospital rests on year built and entity names; the roll's 1960 for Hialeah Hospital differs from MPT's 1950. The hospitals' current operator is not named in any document opened.
  • Leah Arts District (the Hialeah Artist Live/Work Overlay, said by search results to run from E 9th to E 17th St, E 10th Ave to the railway). The City page that described it returned 404; Miami New Times disallows Claude crawlers and Time Out forbids non-personal use, so the district is not in the marquee and its owners were not tallied.
  • The Hialeah Market Tri-Rail station's own parcel. Its address (1200 SE 11th Ave) is not on the City roll; the 10.6-acre State of Florida parcel at 1155 SE 10 Ct beside it may be the station land, but no document opened says so.
  • Miami Dade College: five parcels stand as 'District Board of Trustees of…' (truncated by the roll), 300 NE 2 Ave, Miami, including 1780 W 49 St ($44.0M). The roll truncates the name, so the College is not named as owner here.
  • Owners whose records s. 119.071, F.S. exempts are removed from the public files, per DOR, so their holdings cannot be counted.
  • Upland Apartments, 401 Hialeah Dr ($80.9M, Feb 2025) and Pura Vida ($95.0M, Jan 2025): the buyers' sponsors were not researched.
