Hanover, New Hampshire

In Hanover the college is the landlord: the Trustees of Dartmouth College paid $8.29M of property tax in 2025, two and a half times the other nine largest taxpayers combined, while 39% of the town's $6.39B assessed value is tax-exempt and the Town itself holds 87 parcels and 2,146 acres.

Can you find out who owns it?

New Hampshire records deeds by county: Hanover's are kept by the Grafton County Registry of Deeds, whose remote index (Fidlar's Tapestry EON) lets non-members search with a credit card. The Town's own owner-of-record database (AxisGIS, by CAI Technologies) is free to the public, but its host's robots.txt admits only Google, Bing and DuckDuckGo, so we did not read it. What the Town itself publishes is enough to see who owns the place: an annual Town Report naming the ten largest taxpayers and listing every Town- and school-owned parcel with acreage and assessment, and an Assessing 'Sales Report' listing each sale since April 2025 with date, parcel, seller, buyer, address, price and assessment.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Hanover's land is held overwhelmingly by public and non-profit owners: Dartmouth College (the largest private landowner, per Wikipedia), the Town and its Water Department, two school districts, a non-profit retirement community and the federal Army laboratory. The Town Report values $2.47B of the town's $6.39B assessed base (39%) as non-taxable. Town and school figures are summed from the Town Report's 'Town-Owned Properties as of December 31, 2025' list; private parcel counts could not be made because the Town's AxisGIS roll is robots-blocked.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Hanover builds very few homes and no volume builder appears in anything we read. The Census Bureau counts 12 units permitted in 2024 (7 single-family, plus one 5-unit building) and 5 in 2025, but the Town reported no months in either year, so both are Census imputations. The real new supply is Dartmouth's: the Planning Board approved 'a new 80-unit multi-family building' at 25 West Wheelock in FY2025, with 'future housing at 37/43 West Wheelock'. The Town Report calls workforce housing 'one of Hanover's most complex and urgent challenges'.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No REIT shows in anything we could read. The commercial owners the Town names are its ten largest taxpayers for 2025: after Dartmouth and Kendal come a Dartmouth-linked downtown holding company, the manufacturer Hypertherm, the electric utility, two realty trusts, and LLCs holding a hotel, a senior-living community and other property. Taxable commercial/industrial land and buildings were assessed at $972.7M in 2025. Figures are 2025 property tax paid, not floor area, because the parcel roll is robots-blocked.
