Gulfport, Mississippi

Gulfport's most valuable ground is public: the airport authority, the State Port Authority, the Navy's Seabee base, Mississippi Power's Plant Watson and school-district sixteenth-section land under the malls, while the single most valuable private holding is the Island View casino, part of it on port land leased from the State.

Can you find out who owns it?

Mississippi keeps no title register; ownership is read from the county land roll kept by the Harrison County Tax Assessor, and deeds are recorded with the Chancery Clerk. The county's own site bars Anthropic's crawlers, so this record reads the roll through the state's compiled parcel service (MARIS / MDEQ 2024 parcels at the University of Mississippi), which carries owner of record, mailing address, legal description, deed book or instrument and date, and land and total value for every parcel, free and without a licence statement. The compiled roll carries no sale prices. The county assessor appraises at true value; assessed value is 10% of it for owner-occupied homes and 15% for other real property.

The core land

The most valuable ground in the city, and what the public record says about it.

Computed by this research from Harrison County's 2024 roll as compiled in the state's MDEQ/MARIS parcel service, restricted to parcels whose centre point falls inside Gulfport's 2020 census boundary (34,902 parcels; the roll's site city reads GULFPORT on 34,888 of them). Values are the compiled total-value field; Mississippi assessors appraise at true value and assess homes at 10% and other real property at 15% of it (s3). Exempt public property carries no value, so the public holdings appear in acres, not dollars.

All parcels in the city34,902 parcels; $4.30 billion total value
$1.13B of it land value. 32,246 parcels carry a value; median $70,502. Harrison County as a whole: 108,078 parcels, $14.25B. 2024 tax year (s1).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies hold most of Gulfport's large tracts. The airport authority, the City, the Navy, Mississippi Power and the county development commission each hold 700 to 1,500 acres; together the 2,656 exempt parcels cover 8,936 of the 30,684 mapped acres in the city (29%), and the roll gives them no value. Two of the largest retail sites stand on school-district sixteenth-section land leased out to 2059-2063. Counts are parcels on Harrison County's 2024 roll inside Gulfport's 2020 census boundary (34,902 parcels), from the state's compiled parcel service; acres are GIS acres computed from the parcel shapes, which run higher than the roll's tax acres.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Gulfport's new houses are built mostly by two national production builders and regional firms. No league table of Gulfport starts by builder was found; figures count parcels held in each builder's name inside the city on the 2024 roll - lots and unsold homes, not homes built. Builders whose company name is a person's full name are left out.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Gulfport's private commercial value sits in one casino, two retail centres on leased school land, beach and interstate hotels, apartment complexes and the port's tenants. Several of the largest holdings are leaseholds on public land, carried on the roll in the lessee's name. Figures are total values on the 2024 roll (the compiled field TOTVAL) for parcels inside the city; the roll prints no sale prices. Single-family-rental holders are listed last.

  • Who stands behind Gulfside Casino Partnership, PMAT-Stirling Crossroads LLC, Gulf Coast Gulfport LLC, Shular Mississippi Holdings LLC and Hotel Gulfport LP (Courtyard by Marriott, 1600 E Beach Blvd, deed 14 Oct 2013, $7.6M). No filing opened names their members; the Secretary of State's business search was not tried.
  • Any sale price. The compiled roll carries deed references and dates but no consideration, and the Chancery Clerk's records (on harrisoncountyms.gov, whose robots.txt bars Claude) were not read.
  • Which parcel holds the Mississippi Aquarium's building, and who holds Gulfport City Hall and the Harrison County courthouse in Gulfport. The compiled roll gives site house numbers but no street names, so these could not be matched with confidence; a 5.0-acre 'HARRISON CO' parcel at site no. 1801 (blocks 127 and 134 Original Gulfport) may be the courthouse.
  • A current principal-taxpayer table. The FY2022 audit on the State Auditor's site has no statistical section, and the City's own ACFR pages on gulfport-ms.gov sit on a host whose robots.txt allows only document files.
  • Whether the TOTVAL field is the assessor's true value or a ratio value. The service does not label it; magnitudes match true value.
