Greenville, South Carolina

The City of Greenville's GIS server publishes Greenville County's parcel roll for the city and its surroundings as a public map layer, so the owner, deed reference, last sale price and market value of each parcel can be read free; the county's own property search sits behind an accept-the-disclaimer gate, and bulk files are sold only under a no-redistribution agreement.

Can you find out who owns it?

South Carolina records title by deed with each county's Register of Deeds; there is no state title register. In Greenville County the Register of Deeds' public records search and online copies are free, and the Real Property Services roll (owner, deed book and page, last sale price, market value) is republished by the City of Greenville as a public ArcGIS layer of 90,526 parcels covering the city and its surroundings. The county's own Real Property search opens only after an 'I accept this disclaimer' click, which we did not make, and bulk GIS files are sold ($500 county-wide vector) under a release agreement that forbids copying or distribution. So facts are quoted parcel by parcel and rows are not republished. Prices are on the record because every deed pays a $3.70 per $1,000 transfer tax.

The core land

The most valuable ground in the city, and what the public record says about it.

Greenville's most valuable parcel is the Greenville Memorial hospital campus, which is public and pays no property tax; the most valuable taxable parcels are Haywood Mall and the large new downtown apartment buildings. Values are the county's fair market values after the 2025 county-wide reassessment (s7). Tax is charged on 4% of value for owner-occupied homes and 6% for other property (s2, s7).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies hold the biggest blocks of Greenville ground, and several of them are county-level authorities rather than the City or County themselves: the Greenville Airport Commission (the downtown airport), the Greenville Health Authority (the Prisma hospital campuses), the Greenville Arena District and University Ridge Public Facilities, which holds the new County Square government campus. The City is the largest single holder by parcel count. Figures are parcels in the owner's name on the county roll, as republished by the City, inside the tax districts that carry City millage (500, 501, 502, 511, 512, 515, 516, 517; s3), with fair market value. Acreage is the layer's GIS area.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Greenville city permitted 766 homes in 2025: 329 single-family houses ($114.2M of construction), one duplex and 435 apartments in 10 buildings of five or more units ($103.5M) (s17). Most of the county's building is outside the city: Greenville County permitted 4,222 single-family homes (s18). Inside the city the dominant builder is Stanley Martin, which holds 233 parcels, mostly vacant lots, in subdivisions including Bridgeport, Mayberry Village and Wyndermere; the national builders are mostly in the suburbs. Figures are parcels in the builder's own name on the roll layer, which covers the city and its surroundings (90,526 of the county's 222,034 properties, s7), so they are lots and unsold homes, not closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Greenville's largest private holders are a medical-office REIT, an apartment REIT, the mall owner and the Verdae and Greenridge companies on the east side. Healthpeak owns the medical office buildings around the hospital campuses, bought in 2018, and they are the most valuable private holding in the city. MAA owns ten apartment communities in the metro. Single-family rental companies, which dominate some Southern cities, are thin inside Greenville's limits: American Homes 4 Rent and FirstKey hold their houses outside the City's tax districts. Counts are parcels in the owner's own name inside the City-millage tax districts, with fair market value.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The co-owners of the Daniel (Landmark) Building beyond Run Well Ranches LLC and College Street Partners LLC: the layer truncates the second owner line, and the county's own search sits behind a disclaimer click we did not make.
  • Whether the $2.6M July 2026 deed on the Daniel Building conveyed the whole tower or a share: the deed was not opened.
  • That HOSP GRESC PNT LLC (Westin Poinsett) belongs to Highline Hospitality Partners: Wikipedia says Highline bought the hotel; no filing names the LLC's members.
  • The parent of Stanley Martin Homes LLC and of DRB Group South Carolina LLC: both are commonly reported as Japanese-owned (Daiwa House, Sumitomo Forestry); no document we opened says so.
  • Who owns Verdae Properties Inc/LLC, Verdae Holdings LLC, Greenridge Shops Inc and Magnolia Park Greenville LLC: Hollingsworth Funds describes developing Verdae and the Shops at Greenridge, but no filing ties the companies to it.
  • The members of Q Creekside Holdings LLC, which holds 141 houses in the Fairforest Creekside subdivision bought from Hudson Oak Fairforest LLC between May and December 2023: possibly a build-to-rent community; not established.
  • Whether Greenville Drive, LLC holds a lease or building interest at Fluor Field: Wikipedia names it owner, but the roll titles the land to the City.
  • Which parcel holds City Hall at 206 S Main St: the two small City parcels at that address are worth under $1M each, so the tower is probably on a different PIN or in a condominium regime; not resolved.
