Greensboro, North Carolina

Guilford County publishes the owner, assessed value, deed stamps and sale price of every Greensboro parcel free, and the record shows downtown's tallest towers still in the name of Lincoln Financial's Jefferson-Pilot unit, a lender's trust holding the Wells Fargo building since a 2021 foreclosure, and the City as by far the largest landholder.

Can you find out who owns it?

North Carolina records title by deed with the county Register of Deeds; Greensboro lies in Guilford County. The County Tax Department's Land Records division keeps the ownership file for every parcel, built 'from legally recorded instruments', and the County GIS publishes every parcel's owner of record, mailing address, deed book and page, revenue stamps, assessed value and last sale price through a free public map service refreshed nightly, with no account. Prices reach the record because the seller pays the State's deed excise tax of $1 per $500 of price, which the stamps record. The limits: buildings sit in single-purpose LLCs, a sale of the owning company shows no price, and the County grants no reuse licence for the data.

Office MSC 2018-H4 300 North Greene LLC
Roll owner MSC 2018-H4 300 North Greene LLC, mailed to Cincinnati; 0.99 acres, built 1988, described 'WELLS FARGO BUILDING/CBD', assessed at $34.0M. The building secured a $31.5M loan in the Morgan Stanley Capital I Trust 2018-H4 CMBS pool, appraised at $51.0M in August 2018 when 75.3% leased, with Wells Fargo Bank its second-largest tenant. The loan went to special servicing on 13 July 2020, and a receiver was appointed on 2 November 2020. The trust's September 2026 report says 'The Trust took title December 2, 2021', gives occupancy as 72% and an appraisal of $37.5M (23 Jan 2026), and says the servicer will hold the asset while it leases space.

1921 W Gate City Blvd, Greensboro
Civic City of Greensboro
The roll names the City of Greensboro on the 44.01-acre 'GREENSBORO COLISEUM COMPLEX' parcel. It is exempt, so the total value shows as 0, but the roll's land and building lines come to $162.1M ($21.1M land, $141.0M buildings), the second-highest exempt parcel in the city. The City also holds the 7.88-acre coliseum parking lot at 1730 W Gate City Blvd and the 9.58-acre site at 2411 W Gate City Blvd, bought for $2.2M in December 2008 (4,400 stamps). 338 N Elm Street and 125 Summit Avenue, Greensboro
Civic City of Greensboro
Both parcels are described on the roll as 'GREENSBORO PERFORMING ARTS CENTER' and stand in the City's name: 338 N Elm St (2.78 acres, deeded 20 Sep 2013, book 7533 page 1142) and 125 Summit Ave (2.1 acres). They are exempt. The roll carries land values only ($7.3M and $5.5M) and no building value, so the hall's cost is not on the public layer. The ownership here rests on the roll alone. City pages were not read (greensboro-nc.gov blocks scripts).

First National Bank Field (ballpark)
408 Bellemeade Street, Greensboro
Civic Greensboro Stadium LLC
The ballpark is not City property. The roll names Greensboro Stadium LLC, mailed to Washington, DC, on the 7.77-acre parcel, still described as 'NEWBRIDGE BANK BALL PARK', assessed at $10.9M. The building line is 0, so the value shown is land and other improvements. Wikipedia (408 Bellemeade Street, opened 2005, cost $21.5M) gives the owner and operator as Temerity Baseball. The link between Temerity and the LLC rests on Wikipedia and the DC mailing address, not on an opened filing. Next door, 400 Bellemeade St (an office building, 2020) is held by Downtown Slugger LLC ($24.7M).

The core land

The most valuable ground in the city, and what the public record says about it.

Greensboro's most valuable taxable ground is not downtown. It is a grocer's distribution centre on the eastern edge, the Friendly Center and Four Seasons shopping districts, and the industrial parks around the airport. Values are total assessed values on the County's public parcel layer (2026 reappraisal), read 14 Oct 2026, for the 101,741 active parcels whose taxing city is Greensboro. Exempt parcels show a total of 0 but keep their land and building values, which are summed separately. Prices are stamp-implied (stamps x $500). On 19,932 of the 20,809 sales since 2021 that carry both stamps and a price, the two agree exactly.

Highest-valued taxable parcel$399,343,000

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Greensboro's largest landholder by far is the City itself, about 12,300 acres, most of it the reservoirs and watershed land of Lakes Brandt, Townsend and Higgins on the northern edge. The school board, the State with its two universities, and the Koury family business group come next. Cone Health, the hospital system, is the largest private institutional holder by value. Counts group every spelling of an owner's name among the 101,741 active parcels on the Guilford County roll whose taxing city is Greensboro (read 14 Oct 2026). Acres are the layer's computed parcel area. The roll shows a total value of 0 for exempt parcels but keeps their land and building values, and those are given here as 'land and buildings'.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Greensboro builds both houses and apartments. The Census place file counts 906 one-unit permits in 2025 ($195.3M) and 1,064 apartment units in 28 buildings of 5+ units ($214.9M). In 2024 there were 618 houses and 1,332 apartment units in 37 buildings; the city reported all 12 months both years. New houses are built mostly on the northern and eastern edges, by national public builders and a few regional and local firms, plus one large build-to-rent community. No Greensboro builder league table is published, and the roll does not name contractors. The figure here is lots in the builder's own name inside the city on the County roll (Oct 2026), split by whether the roll shows a building on the lot. That measures a builder's pipeline, not its completions.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Greensboro's largest private property interests are a grocer's distribution centre, a regional-mall REIT on the city's main shopping centre, and the local Koury group. Industrial owners on the west side and rental-house platforms with several hundred houses come next. Downtown office towers stand in partnerships, an insurer's own name or a lender's trust (see marquee). Figures are the County roll's total assessed value for active Greensboro parcels (Oct 2026), grouped under entity names that the landlord's own SEC filing confirms. Holders whose parents were not confirmed (BCORE, FirstKey, Progress, Tricon) are listed in unverified.

  • Who stands behind the private owners of downtown buildings: Irving Partners LP (Renaissance Plaza), Greensboro Stadium LLC (the ballpark; Wikipedia says Temerity Baseball, not confirmed in a filing), Downtown Slugger LLC (400 Bellemeade St), Columbia Properties Greensboro Ltd (the Marriott, 303 N Elm St), TSO New Greensboro LP (301 N Elm St, $9.8M in 2015) and Greene Street Holdings LLC (333 N Greene St, $10.2M in 2017). The 2018 prospectus for 300 N Greene names the former borrower's individual sponsors, who are not named here.
  • Whether Four Seasons Town Centre is still Brookfield's. The roll still names GGP-Four Seasons LLC (Chicago), and the latest opened filing is Brookfield Property REIT's Q3 2018 10-Q.
  • BCORE entities (BCORE Timber EC/APE/APN/APS/BP Owner LLC and BCORE Bull Ridge DC LLC, mailed to Chicago) hold 19 industrial parcels, 247 acres, $178.7M. That includes 494 Gallimore Dairy Rd ($42.9M, 90,240 stamps = $45.1M, Feb 2020) and 657 Brigham Rd (134,698 stamps = $67.3M, Feb 2020, a deed that may cover several parcels). No opened filing names the parent, so they are not in the commercial table.
  • Single-family rental platforms whose parents were not confirmed in an opened filing: FKH SFR entities (410 houses, $95.7M), MCH SFR entities (166, $41.5M), SFR JV-2/JV-3 borrowers (158, $37.8M), VineBrook/VB entities (68), IH Property North Carolina LPs (35), PR Borrower 28 LLC (28), HPA borrowers (23) and Tricon SFR borrowers (8).
  • Cone Health's corporate parent or affiliations: not read in any opened source.
  • The Tanger Center's construction cost and any operator agreement: City pages (greensboro-nc.gov) block scripts, and the roll carries no building value on the two City parcels.
  • Norfolk Southern's holdings: the roll has 4 parcels in the name Southern Railway Co. Railway network property is not on the county parcel layer as such, and the link to Norfolk Southern is not established from an opened source.
  • The text of North Carolina's deed excise statute (G.S. 105-228.30) was not read. The $1-per-$500 rate is shown by the roll itself (see core).
  • Branch Banking and Trust Company's 7807 Airport Center Dr parcel ($77.8M, 62.4 acres, coded 'Hotel, Limited' on the building line): its use was not established from an opened source.
