Green Bay, Wisconsin
The City of Green Bay posts its whole 2026 assessment roll, owner by owner, as a free PDF, and Wisconsin's free statewide parcel layer carries the same owners, so who holds Lambeau Field, the downtown and the paper mills can be read without an account.
9 buildings · 9 with an owner established · 12 sources · 3 tier B · 6 tier A · prepared 2026-10-31
Wisconsin records title by deed at county registers of deeds; Green Bay's is the Brown County Register of Deeds, which by its own FAQ gives no opinion on title. Ownership is open twice over: the City Assessor publishes the full 2026 Completed Real Estate Assessment Roll as a free PDF (35,183 properties, each with owner, mailing address, legal description, class and values; manufacturing values suppressed), and the State Cartographer's free V12 statewide parcel layer carries the 2025 roll's owner names, values and acreage for every Green Bay parcel. Neither states a licence, so single facts are quoted and rows are not republished.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Green Bay's most valuable ground is a hospital campus on the east side and the downtown along the Fox River, where a food company's headquarters, the City's bank and redevelopment sites sit. The mills are larger but are assessed by the State, and the City's own roll suppresses their values. Figures are from the City's 2026 Completed Real Estate Assessment Roll (printed 20 Apr 2026) and, for manufacturing, the 2025 roll in the statewide layer.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Green Bay's largest landholders are public bodies and paper mills. The City holds the most parcels; the paper companies (Georgia-Pacific, Procter & Gamble, Green Bay Packaging) hold the biggest private acreage along the Fox and East rivers; and the west side lies partly within the Oneida Reservation, so the Oneida Nation is a substantial owner, both in fee and through land the United States holds in trust for it. Figures are parcel counts and summed assessed acres from the 2025 roll in the State Cartographer's V12 layer (read 31 Oct 2026), with each owner's spellings grouped by this research; exempt parcels carry no value, so holdings are given in acres. Parcels held in trust for individual tribal members are not counted and no individual is named.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Green Bay builds few new homes, and no national builder or single-family-rental REIT holds a parcel in the City under its own name (none of D.R. Horton, Lennar, Pulte, NVR, Toll, Taylor Morrison, Invitation Homes, American Homes 4 Rent or Progress Residential on the 2025 roll). Census permits for the City show single-family units of 58 (2021), 37 (2022), 37 (2023), 42 (2024) and 56 (2025). Apartments came late: no 5+-unit buildings were permitted in 2021-2023, then 432 units in 13 buildings ($122.6M) in 2024 and 213 units in 9 buildings ($81.3M) in 2025. Growth happens in the suburbs (Bellevue, Suamico, Ledgeview, Hobart). No builder league table exists, so the figures below are parcels held on the 2025 roll; companies named after a person are not listed.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Green Bay has no office REIT and almost no national landlord. Its biggest commercial values belong to hospital systems, food and paper manufacturers, its own bank and a handful of local holding companies. The national names on the roll are Americold (cold storage), an out-of-state owner of the 27.6-acre property at 2851 University Ave, and Chicago-area owners of downtown sites. Figures are 2025 roll values from the statewide layer, summed by this research; where several LLCs share a mailing address that is all the roll says, and common control is not asserted.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The building at 2851 University Ave (NGP VI Green Bay WI LLC, $35.9M) is not identified: the roll gives no use name and no source naming it was opened.
- The name of the hospital on the BayCare Aurora LLC parcel (2845 Greenbrier Rd) is not taken from an opened source.
- Whether the Green Bay Packaging parcel at 1601 N Quincy St is the $500 million mill opened in 2021 is not established from an opened source.
- The KI Convention Center and the hotel on Main St: 333 Main St and 335 Main St are held by 333 Main LLC (Deerfield, Illinois; $12.6M, 2026) and the adjacent Elm St parcel by the Redevelopment Authority, but no opened source ties these parcels to the convention centre or the hotel.
- No sale prices: the City roll and the statewide layer carry none, and the Wisconsin Department of Revenue's real estate transfer return search was not opened (revenue.wi.gov returned 401 to an earlier Madison agent), so no acquisition prices are given.
- Brown County Register of Deeds recording and search fees were not read: the County's land-records host did not answer.
