Mesa County publishes its whole assessment roll as a free public map layer, so the owner, last sale price and value of every parcel in Grand Junction can be read without an account.

Can you find out who owns it?

Colorado records title by deed with the county Clerk and Recorder; Grand Junction lies in Mesa County. The County's public GIS layer 'Tax Parcels' (79,847 parcels) gives each parcel's owner of record, mailing address, grantor, last sale date, price and reception number, and the Assessor's current actual and assessed values, free and without an account; the Assessor's own lookup can be searched by owner name. Recorded deeds are free to search, view and print on the Clerk's Landmark system, though it now asks you to create a free login. Prices reach the record because a documentary fee of $0.01 per $100 over $500 is paid on recording. The County's licence note asks non-commercial users to share back data they create; it states no ban on reuse, but rows are cited, not mirrored.

The core land

The most valuable ground in the city, and what the public record says about it.

The most valuable ground in Grand Junction is tax-exempt. The St. Mary's hospital campus alone carries an actual value of $302.4M, and exempt parcels hold $2.2B of the city's $16.7B. Commercial and industrial parcels make up about a sixth of the value. The roll's figures are the Assessor's current actual values, as of the data update of 30 Oct 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies hold the biggest blocks of Grand Junction ground. The airport authority holds the most acreage, 2,604 acres, and the City holds the most parcels, 634. The most valuable holdings belong to the State for Colorado Mesa University, the Catholic hospital system behind St. Mary's, and School District 51. Private ownership is spread thin: no private company holds more than about 180 parcels. Figures are parcels in the owner's name on the county roll with jurisdiction code 1. That code matches the City of Grand Junction (Palisade is 5, De Beque 6, Fruita 7), but the layer does not define it. Acres are the roll's figures.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Grand Junction is built by local firms. No public national builder is on the city roll under a name its own filings confirm. Two LLCs whose names carry Lennar hold 14 lots, but Lennar's FY2025 Exhibit 21 lists neither. Mesa County permitted 693 single-family homes and 117 units in 7 buildings of five or more units in 2025 (Census BPS, s20). Grand Junction has no row of its own in the 2023-2025 place files. The county total equals Fruita's 99 plus the 594 credited to the unincorporated area (s21), so the city's permits are not separately visible. Builder figures are parcels held in the builder's own name, which means lots and unsold homes, not closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Grand Junction's commercial landlords are a regional mall REIT, the big-box retailers' property arms, a healthcare REIT and a run of new apartment owners, most of them out-of-state LLCs. No institutional office owner appears among the largest commercial holders. The largest commercial-condo holder is a bank: Alpine Bank holds 114 units at 435 Rood Ave. National single-family rental companies are almost absent. The largest SFR holder found, SITUS GJ SFR LLC, holds 44 houses county-wide, against more than 1,600 for one company in Murfreesboro, TN. Counts are parcels in the owner's name in the city (jurisdiction 1), with heated sq ft and actual value from the roll.
