Gilroy, California

Who owns Gilroy, the garlic town at the south end of Santa Clara County: the public record gives parcel outlines and addresses but not owners' names, so ownership here comes from filings, public agencies and dated reporting.

Can you find out who owns it?

California has no public register of title. Santa Clara County's Assessor values every Gilroy parcel under Proposition 13 and the Clerk-Recorder holds the deeds, but neither publishes owners' names as open data, and both County sites refused our automated requests. The County's own parcel map service is open and lists 15,295 Gilroy parcels with their numbers and street addresses, but no owner or value. A deed copy is bought from the Recorder, one document at a time.

Gilroy Gardens Family Theme Park (536-acre site)

Land City of Gilroy
Gilroy Dispatch (15 May 2024): the City halted negotiations with a party interested in buying 'the city's 536-acre property that includes Gilroy Gardens'; in February 2024 officials were 'considering a sale or long-term lease'. The theme park 'occupies only a small portion of the property owned by the city'. A 2011 Dispatch report says the City owns the land and the park's assets, which are operated by a 501(c)(3) nonprofit with a volunteer board; Cedar Fair then managed the park.

Institutional Gavilan Joint Community College District
The District's Facilities Master Plan (Vision 2030, August 2018) says the main campus in Gilroy 'is listed as consisting of 147 acres; however, many acres are not buildable': a 19-acre golf course, a 42-acre watershed and hillside preservation area, and land in the Santa Clara Fault Rupture Hazard Zone leave 'roughly 86 usable acres'. The same plan says the College owns 80 acres of undeveloped land at the edge of Hollister (78 acres elsewhere in the plan) and a 55-acre Coyote Valley site. The address is the College's own campus address.

Civic City of Gilroy
Gilroy Dispatch (7 Oct 2026): on 5 Oct 2026 the City Council approved a Civic Center Master Plan to demolish the current City Hall and City Hall Annex and replace them with a 47,500 sq ft two-story City Hall, demolish Wheeler Auditorium for a 42,600 sq ft recreation and swim center, and add a 41,600 sq ft Multi-Generational Community Center; built today the plan would cost about $230 million, per city staff. The article describes the City planning its own buildings but does not use the word 'owns'. Separately, the 8,000 sq ft Old City Hall downtown is leased out by the City to restaurant operators (Dispatch, 19 Oct 2012, s9).

Gilroy Dispatch (16 Jan 2020) reported Olam International sold the real estate of its Gilroy onion and garlic plant to Mesirow Financial for $110.3 million, with a 25-year lease back and revenue-sharing deal; about 500 people work there. On 15 Jul 2020 the Dispatch reported the deal was terminated because Mesirow could not raise the financing, and Olam was 'in the process of identifying new investors'. No source opened says whether, or to whom, the real estate was later sold, so the current owner is left blank. Termination: s14.

The core land

The most valuable ground in the city, and what the public record says about it.

Santa Clara County values every Gilroy parcel under Proposition 13, so a long-held parcel is carried far below its market price. The Assessor's values and the County roll are not open to us (Cloudflare blocks the Assessor and Tax Collector sites), so no top parcel or city-wide assessed total could be read. These are the closest figures the public record gives.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Gilroy's large holdings that a public source puts on record are mostly public: the City (the 536-acre Gilroy Gardens property and the Civic Center), the community college district (147 acres on Santa Teresa Boulevard) and, since 2019, the County through Saint Louise hospital. The biggest private land story is Glen Loma Ranch, a 309-acre master-planned district held for generations by one local family through its development company. Farmland around the city is real but its owners are not on any open register: the County's open parcel map carries no owner names.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New housing in Gilroy comes in a few large master-planned tracts, built by national builders on land assembled by local landholders, and the pace is uneven. The Census Bureau's permit survey counts 248 units authorised in 2021 (99 single-family, 149 in buildings of five or more), 219 in 2022, 133 in 2023, 153 in 2024 and only 12 single-family in 2025, all as reported for 12 months. The 2023-2031 Housing Element, certified by the State on 21 Aug 2023, plans for at least 1,773 units; two builder's-remedy applications were filed, for 113 single-family homes on Hecker Pass Road and 504 apartments at 315 Las Animas Ave (developers not named; s20, s21).

Gilroy's commercial stock is retail along US-101 and industrial and food-processing plants on the east side.
