Gainesville, Florida

Florida publishes the owner of every Gainesville parcel and the deed-stamp price of every sale free, and the 2026 roll shows a university city whose most valuable ground belongs to the State of Florida for the University of Florida, with student-housing investors holding most of the taxable top.

Can you find out who owns it?

Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Alachua County Property Appraiser keeps the roll for the whole county, including the City of Gainesville (tax districts 36 and 37): owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' — Florida taxes deeds at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters) and owners whose records s. 119.071 exempts.

The core land

The most valuable ground in the city, and what the public record says about it.

The City of Gainesville is the Alachua roll's tax districts 3600 and 3700 (Gainesville in the St Johns and Suwannee water-management districts, per the Property Appraiser's 2026 millage table, s5). Figures are 2026 just (market) values from the state's copy of the 2026 initial final roll (file dated 6 Oct 2026), summed by this research.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies own Gainesville's most valuable ground. The State of Florida's trustees hold the University of Florida campus — $3.33B of the City's $20.68B just value — and the City of Gainesville, through its airport and its utility's Deerhaven plant, holds the most acres (9,399). The largest private holding by area is Weyerhaeuser timberland inside the City limits. Hospitals (Shands, the VA, HCA) and the School Board follow by value. Figures are the 2026 final roll for tax districts 36 and 37 (the City); acres are roll land square footage ÷ 43,560; name spellings are grouped; individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Gainesville's new housing is mostly rental apartments and student housing, not subdivisions. Census permits for 2025 show the City authorised 2,447 units in 28 buildings of five or more units ($315.9M) against 218 single-family homes ($85.8M); in 2024, 922 and 296. Volume builders work mainly outside the City limits, in unincorporated western Alachua County, Newberry and Alachua. Figures are parcels in the builder's name on the 1 Jan 2026 roll (mostly vacant lots, DOR 000), in the City and countywide; units sold are not on the roll by builder. Builder names formed from individuals' names are left out.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Gainesville's income property is student housing and retail. Multifamily parcels (DOR 003/008) in the City total $4.34B and commercial classes (DOR 010–049) $3.37B. One local mailing address controls more rental floor area than any national REIT, and the largest retail landlord is a local family company. Groups below are by the roll's mailing address, which shows common administration but not, by itself, common ownership; sponsors are named only where the roll names them.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The certified final roll. The file used is the October 2026 'initial final' roll (dated 6 Oct 2026); value-adjustment-board changes come later, so values may still move slightly.
  • Owners whose records s. 119.071, F.S. exempts are removed from the public files, per DOR (s3), so their holdings cannot be counted.
  • Which State parcel carries Ben Hill Griffin Stadium: the roll does not name buildings, and the stadium address (157 Gale Lemerand Dr) matches no roll address exactly.
  • The Oaks Mall: whether U.S. Bank holds the mall for itself or as trustee for bondholders, and the foreclosure judgment and sale record, were not read; the facts rest on the roll, the Sale Data File and Wikipedia.
  • The firm behind the 66 rental parcels mailed to 220 N Main St, Gainesville, and behind LM Gainesville LLC / Legacy at the Standard LLC and the other Carlsbad-mailed student-housing entities: Florida corporate records (Sunbiz) were not read.
  • ACC OP-named student-housing entities are not attributed to American Campus Communities: no filing naming the Gainesville assets was opened.
  • Real Sub LLC (PO Box 32018, Lakeland; $37.7M of retail parcels) is not attributed to Publix without a document.
  • Gainesville Regional Airport: Wikipedia's text says the Airport Authority owns the airport, its infobox says the City; the roll names the City of Gainesville, which is what the record states.
  • Innovation Square LLC's members and its link to the University of Florida beyond the shared mailing address were not established.
