Fort Wayne, Indiana

Allen County's iMap GIS publishes the owner, assessed value and last recorded sale price of every parcel in Fort Wayne free and without registration, so most owners and many prices here come straight from the county roll.

Can you find out who owns it?

Indiana records title by deed with the county recorder. Allen County's iMap GIS service publishes, for each of the county's 169,261 parcels, the owner of record, the owner's mailing address, the property class, the assessed land and improvement value, and the last sale date and price, free and with no registration. Every sale must be reported to the county assessor on a State sales disclosure form; the State's own search of those forms gives prices back to July 2008 but sits behind a CAPTCHA. Recording a deed costs $25 under state law. A sale of the company that owns a building leaves no price on any of these records.

The core land

The most valuable ground in the city, and what the public record says about it.

Values are the total assessed values on Allen County's iMap parcel layer, read 14 Oct 2026, for the 101,069 distinct parcels in the ten City of Fort Wayne taxing districts (069, 070, 071, 072, 073, 074, 075, 077, 091, 097); the layer repeats some parcels, and duplicates were removed. Unincorporated Perry, Aboite, Lafayette and Washington township land around the city is left out, which is why Parkview Regional Medical Center ($397.9M) and GM Fort Wayne Assembly ($206.1M) do not appear. Exempt public parcels are mostly carried at $0. Sale prices come from the same layer and the county's sales points, which carry the sales-disclosure amount.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Inside the city the big holders are public: the City itself, its redevelopment bodies, the school district and the airport authority. Two hospital systems follow, then the I&M utility and Norfolk Southern. Acres are as the roll states them, and many platted lots carry 0 acres, so acreage understates holdings. Exempt public parcels mostly carry $0 assessed value (673 of the City's 1,515). Counts include each owner's name variants and cover the ten city taxing districts only.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Fort Wayne itself builds little new housing on fresh land. The subdivisions go up in the unincorporated townships around it, mainly Perry/Huntertown, Aboite, Cedar Creek and Eel River, and the city annexes them later. The Census Building Permits Survey has no separate Fort Wayne row for 2025: one Allen County permit office reports 1,300 single-family units and 88 units in 5+ unit buildings for the whole county. No league table exists. The figures below are parcels held in each builder's own name on the Allen County roll (lots and unsold homes), county-wide, with the number inside the city's taxing districts. Builder names are given only as companies.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No listed REIT holds much in Fort Wayne. Net-lease REITs own scattered single stores: Realty Income entities 7 parcels ($6.7M), STORE Master Funding entities 6 ($8.2M) and NNN REIT/National Retail Properties 8 ($6.5M). The large commercial holdings are a regional mall bought out of receivership, an open-air centre, the big-box chains' own stores, and local office landlords who hold each building in its own LLC. 'c/o' means the roll sends the tax bill to that firm; it shows who manages the parcel, not who owns the LLC. The largest single-family rental owner on the roll is PR ARC Borrower 1 LLC, with 49 houses and a New York mailing address; its parent was not checked.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Parkview Regional Medical Center (11109 Parkview Plaza Dr) is not in the City of Fort Wayne. The address layer gives it no municipality and the roll places it in taxing district 057 Perry (unincorporated). Parkview Health System Inc holds it, assessed $397,855,000 on 21.07 acres. It is left out of the marquee and the city totals.
  • GM Fort Wayne Assembly (12200 Lafayette Center Rd) is not in the City of Fort Wayne. The address layer gives it the Roanoke community and no municipality, and the roll places it in district 048 Lafayette Township. The roll names General Motors Corporation, 704.47 acres, assessed $206,116,200; General Motors LLC also bought 12808 Stonebridge Rd (61.42 acres) in Jan 2019 for $48,193,388 per the roll. Left out of the city record.
  • Who stands behind One Summit II LLC, Welcome Fort Wayne LLC, ZAC TH/ZAC VR LLC, Fort Wayne IND Mall LLC and the EW Campus Landlord LLCs. The roll's 'c/o' lines (Hanning & Bean, Lodgian, ZMC Hotels, Hull Property Group, Ancora Partners) are mailing agents on the record, not proof of membership.
  • Glenbrook Square's previous owner and the receivership case. The county sales file names only a court-appointed receiver as seller; the court docket was not opened.
  • Whether the $44.45M Courtyard price (2022) covers the hotel alone. The county address layer labels the parcel 'The Harrison Hotel' while Visit Fort Wayne lists the Courtyard there.
  • The users of the two largest industrial parcels. Project Mastodon Ft Wayne LLC (5510 Flaugh Rd, $87.7M, c/o JLL Retail) and Hatchworks LLC (7198 Zodiac Way, 587.8 acres, $67.6M, 'Attn: Tax Department', Mountain View CA) are named on the roll, but no record we opened says who stands behind either LLC.
  • Builder volumes. The figures are parcels held in each builder's own name, not closings or starts. No builder reports Fort Wayne volume separately, and the Census reports Allen County as one permit office.
  • Sturges Property Group's stake in the LLCs it manages was not checked in a source.
  • The Auditor's, Assessor's and Recorder's own fee and terms pages could not be read (403 and JavaScript-only). The $25 deed fee is the state statute's.
