Fort Lauderdale, Florida
Florida publishes the owner of every Fort Lauderdale parcel and the deed-stamp price of every sale in a free state download — and the 2026 roll shows a city whose most valuable ground is the County's seaport, while its office core changed hands in two 2025 sales worth $429 million.
13 buildings · 13 with an owner established · 28 sources · 8 tier B · 5 tier A · prepared 2026-10-15
Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Broward County Property Appraiser keeps the roll for the whole county, including the City of Fort Lauderdale: owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' — Florida taxes deeds at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters) and owners whose records s. 119.071 exempts from disclosure.

The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

It is therefore excluded from every City total here. |

The core land
The most valuable ground in the city, and what the public record says about it.
The City of Fort Lauderdale is the Broward roll's tax-authority family 03 (codes 0311, 0312, 0312D, 0312F, 0312U) plus 9312, the downtown parcels that also pay the Downtown Development Authority levy; all 85,305 parcels carry the physical city FORT LAUDERDALE. Figures are 2026 just (market) values from the state's copy of the 2026 PRELIMINARY roll (Broward's final roll was not yet posted on 15 Oct 2026), summed by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies dominate the land map. The City holds about 2,100 acres in 706 parcels — the Executive Airport alone is 766 acres of it — and the County's port parcel is worth more than everything the City owns. Railways and Florida Power & Light barely show, because their operating property is centrally assessed by the state. The airport at FLL is outside the City. Acres are land square footage on the 2026 preliminary roll ÷ 43,560; name spellings are grouped; individuals and family trusts are left out.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Fort Lauderdale is built out, so new homes come as infill: Census permits for 2025 show the City issued 262 single-family permits and 1,372 units in all, 1,052 of them in just four buildings of five or more units (Broward County: 712 single-family, 2,690 units). No national volume builder holds land in the City on the roll. The new supply is downtown rental towers, each built by a separate development entity and often sold on completion. Figures below are units on parcels with a 2023–2025 year built, in the developer's or owner's own name, from the 2026 roll; entities are named as the roll names them, not tied to sponsors without a document.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Fort Lauderdale's commercial ground is fragmented: no single private landlord holds more than a few hundred million dollars of it on the roll, and the largest taxable values are beach and Intracoastal hotels rather than offices. Listed REITs appear chiefly as hotel, apartment and warehouse owners; their own filings name the assets. Counted separately from housing.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The 2026 final roll. Broward's final NAL/SDF were not posted on 15 Oct 2026, so every value is from the preliminary roll (file dated 29 Jun 2026, posted 27 Jul 2026).
- Owners whose records s. 119.071, F.S. exempts are removed from the public files, per DOR, so their holdings cannot be counted.
- Bahia Mar leasehold: a 5 Apr 2022 City Commission agenda item names a master lease with Rahn Bahia Mar, LLC for the City-owned site, but it sits on a platform whose terms forbid non-personal use, the City's own site refused automated access, and the news sources found forbid robots or non-personal use. The leaseholder and the status of the redevelopment are therefore not stated as fact.
- Who stands behind LSREF7 401 PropCo LLC (401 E Las Olas), Bradford Allen Las Olas LLC, DK Las Olas LLC, FLL Galleria Holdings LLC beyond Wikipedia's consortium, Harbor Beach Property LLC (3030 Holiday Dr) and the Pier 66 entities (P66 Hotel LLC etc., mailing 6900 Tavistock Lakes Blvd, Orlando). None was established from a filing.
- War Memorial Auditorium: its tenant and lease terms were not established; the City's site, which would describe them, refused automated access.
- FAT Village: the City/CRA disposition behind FAT Village Project LLC and the project's terms.
- Prologis: 'Duke Realty LP' (mailing 1800 Wazee St, Denver) holds an industrial parcel ($60M); Prologis acquired Duke Realty in 2022, but no Prologis filing naming it was opened, so it is not attributed.
- The 2025 permit total counts four 5+-unit buildings; which projects they are is not stated by the Census file.
