Fort Collins, Colorado

In Fort Collins the owner of record of every parcel is free on Larimer County's public parcel map; the City holds about a quarter of the parcelled land, Anheuser-Busch's foundation about 860 acres of farmland, Colorado State University and the school district about 750 acres each, and HP Enterprise, Avago and Woodward the largest company campuses.

Can you find out who owns it?

Colorado records title by deed with the county Clerk and Recorder; Fort Collins lies in Larimer County. The County's public parcel map service names the owner of record and mailing address of every parcel, free and without an account, and a companion layer carries seven years of sale prices, located by parcel. Prices reach the record because a documentary fee of $0.01 per $100 is paid on recording; the buyer's Real Property Transfer Declaration (TD-1000) itself is confidential. The County's own website, including the Assessor's search and bulk downloads, sits behind a Cloudflare browser check, so values and the data terms could not be read.

Colorado State University main campus and Canvas Stadium
W Pitkin St (campus parcels 9714305901 and 9714118901), Fort Collins

Institutional Board of Governors of the Colorado State University System
The roll names 'Board of Governors of the Colorado State University System' (mailing 'Campus Delivery 6009') as owner of both central campus parcels, exempt. A point at the stadium falls in parcel 9714305901, so the stadium stands on the Board's land. Inside the City the Board holds 149 parcel accounts, about 780 acres, and about 4,900 acres more elsewhere in the county. The CSU Research Foundation (recorded 'CSURF') holds 41 more inside the City, about 180 acres, including apartment parcels. The roll gives no value and no sale.

Foothills (formerly Foothills Mall)
215-335 E Foothills Pkwy and 3100-3450 S College Ave, Fort Collins
MXD parcels about 24.6 acres; retail pads about 4.3 acres; district parcels about 33.7 acres (County parcel geometry)
Retail MXD Fort Collins LLC (mall parcels); CSIM 2024 Shops at Foothills RTL LLC (pads); Foothills Metropolitan District (public parcels)
The roll splits the redeveloped mall three ways. MXD Fort Collins LLC holds 8 commercial parcels, among them 235 E Foothills Pkwy (11.5 acres) and 327 E Foothills Pkwy (9.4 acres). CSIM 2024 Shops at Foothills RTL LLC (Conshohocken PA) holds 8 pads on College Ave. The Foothills Metropolitan District holds 16 exempt parcels. Distress (BizWest, s7): it reported in Feb 2021 that the mall was in receivership after its construction lender filed a foreclosure demand, the owners being 'delinquent on the $46.59 million' loan, and that a court cleared McWhinney Real Estate Services to buy it, price undisclosed. No opened record ties MXD Fort Collins LLC to McWhinney.

It also says Woodward received long-term notes from municipalities as incentives for developing the Fort Collins headquarters.

Industrial Avago Technologies Wireless (USA) Manufacturing Inc (4380 Ziegler Rd); Intel Corporation (4721 Technology Pkwy); Hewlett Packard Enterprise Company (3404 E Harmony Rd)
Three single-parcel campuses on the City's south-east edge. The roll names Avago Technologies Wireless (USA) Manufacturing Inc (industrial, mailed to an Indianapolis PO box), Intel Corporation (industrial, mailed to Santa Clara) and Hewlett Packard Enterprise Company (commercial, mailed to Plano TX). Broadcom's FY2025 Exhibit 21.1 (s8) lists only significant subsidiaries, and the Avago wireless entity is not among them, so the link to Broadcom is not established by a filing. No parcel inside the City stands in the name of Advanced Micro Devices.

48.5 acres in 3 parcels (County parcel geometry)
Industrial New Belgium Brewing Co Inc
The roll names New Belgium Brewing Co Inc as owner of the brewery parcel at 500 Linden St (industrial, 17.4 acres) and two commercial parcels on Buckingham St (16.6 and 14.6 acres). In November 2019 the Associated Press reported that the company was being sold, 100%, to Lion Little World Beverages, part of Lion, 'a subsidiary of Japanese beverage giant Kirin', and that neither side disclosed the price. No later filing was opened to confirm the current parent, so the type rests on that report.

The roll names the County of Larimer as owner of 201 LaPorte Ave (exempt) and of the County administrative building at 200 W Oak St, mailed to 200 W Oak St. A further parcel at 200 W Mountain Ave is recorded 'Larimer County'. 803.5 and 203.4 acres (County parcel geometry)

Some parcels give shares, for example Loveland 0.75 and Fort Collins 0.25 on about 890 acres around 6400 N Wilson Ave.

The core land

The most valuable ground in the city, and what the public record says about it.

Values could not be read: the County's public parcel layer carries owners and sale prices but no assessed values, and the Assessor's own site is behind a Cloudflare check. So the core is described by who holds the ground and by recorded prices, not by assessed value. Figures are this research's sums from the County parcel layers read on 14 Oct 2026 (run date 9 Oct 2026).

Parcelled land in the Cityabout 31,500 acres
64,152 parcel accounts flagged inside Fort Collins (53,705 residential, 2,701 commercial, 1,537 multi-unit, 3,867 exempt or non-taxable), on 59,513 distinct parcel shapes. County parcel layer (s1), run date 9 Oct 2026.
City of Fort Collins' share of parcelled land22.5%
About 7,100 of 31,500 acres in the City's own name; about 26% with land held jointly with Larimer County. County parcel layer (s1).
Largest recorded sale, Oct 2019 to Sep 2026$106,350,000
Recorded 11 Dec 2025 for the apartment parcel at 2163 Cutting Horse Dr, now in the name of MREI VI Bucking Horse LLC (Dallas); the same location carries an earlier sale of $101,000,000 on 25 May 2021. Next: $27,800,000 on 21 Aug 2025 for 3425 S Shields St (Copperleaf Fort Collins LLC). Every sale of $3M or more on the sales layer (s2) is a house or an apartment complex.
Documentary fee$0.01 per $100
Payable on documents conveying title where consideration exceeds $500 (C.R.S. 39-13-102, s3). The buyer's TD-1000 declaration is confidential (s4).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Parcels inside Fort Collins cover about 31,500 acres once stacked condominium and mobile-home accounts are counted once. The City of Fort Collins holds about 7,100 acres in its own name, 22.5% of the parcelled land, and about 1,150 acres more jointly with Larimer County. It also holds about 52,000 acres outside its limits, mostly natural areas and water land. After the City the largest holders are a brewing foundation's farmland, Colorado State University and the school district. Some names the brief asked about barely appear: the State Land Board holds 8 acres inside the City, Housing Catalyst 2 parcels and the railways almost nothing. Figures are this research's sums from the County parcel layer of 9 Oct 2026; holdings of private individuals are left out.

Joint City/County parcels include eleven accounts recorded 'City of Fort Collins (71.91) / County of Larimer (28.09)' (about 750 acres). Outside the City limits the City holds about 52,400 acres more in 293 accounts, and shares the Northern Colorado Regional Airport with Loveland.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Most new homes in Fort Collins are now apartments. The Census Bureau's permit survey, which reports Fort Collins as its own place, (s15) counts 1,313 new homes permitted in 2025: 296 single-family houses, 6 in two-unit buildings, 54 in 3-4-unit buildings and 957 in buildings of five or more. In 2024 it counted 685: 371 single-family and 310 in 5+-unit buildings. Building lots are spread among a few national builders, land developers and local private firms. The figures below count parcel accounts standing in each builder's own name inside the City on the County layer of 9 Oct 2026. They are lots and unsold homes, not starts or closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

The County layer published for Fort Collins carries owners but no values, so landlords here are ranked by parcels and acres, not by worth. Apart from undeveloped land held by local companies (Harmony-McMurray LLC, about 220 acres; Freedom Storage LLC, 104 acres), the largest commercial and industrial holdings by area belong to the companies that occupy them: HP Enterprise, Avago, Woodward, New Belgium, Intel, Cargill and the grocery chains. The listed landlords are a shopping-centre REIT and a manufactured-housing REIT. Apartments are held in single-property LLCs and Delaware statutory trusts, such as JLLX Diversified 9 DST and CF Wyatt Multifamily DST, which no opened filing ties to a listed parent. The largest apartment sale on the County's sales layer is $106,350,000 for the parcel at 2163 Cutting Horse Dr, recorded 11 Dec 2025, now in the name of MREI VI Bucking Horse LLC (Dallas). Links to parents rest on each company's Exhibit 21.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Assessed and market values for every parcel. Larimer County's public parcel layer gives owners but no values, and the Assessor's property search and bulk downloads on larimer.gov sit behind a Cloudflare challenge, so the most valuable parcel and the City's total value are not given.
  • The terms of use for Larimer County's parcel data. They are published on larimer.gov, which could not be reached; the map service itself states no licence, so its rows are cited and not mirrored.
  • Commercial sale prices. Every sale of $3M or more on the County's seven-year sales layer is a house or an apartment complex; no price was found for the Foothills mall, the tech campuses or any office building, and BizWest's 2021 report on the mall gives none.
  • Whether MXD Fort Collins LLC, the current owner of the Foothills mall parcels, belongs to McWhinney, the buyer cleared by the court in 2021. No filing or register opened names its members.
  • Whether Avago Technologies Wireless (USA) Manufacturing Inc is still a Broadcom subsidiary. It is not in Broadcom's list of significant subsidiaries, which is not a full list.
  • New Belgium's parent today. The 2019 sale to Kirin's Lion Little World Beverages is from an AP report; no later filing or company statement was opened.
  • Who stands behind DFC Waterfield LLC and DFC Northfield LLC (346 lots in Dream Finders' Waterfield and Northfield developments, but not in Dream Finders' subsidiary list), and TPG AG EHC III (LEN) Multi State 3 LLC (116 lots).
  • Housing Catalyst's portfolio. Only two parcels stand in the Housing Authority's own name; its properties held in partnerships were not attributed.
  • City-owned land by purpose (natural areas, utilities, water). The City's own sites (fortcollins.gov, fcgov.com) refuse automated access, so its property inventory could not be read and the roll does not split City land by department.
  • Acreages are this research's sums of the County's mapped polygons, with stacked condominium and mobile-home accounts counted once; they are not survey areas.
  • Residential condominium and single-family owners who are private individuals are not named anywhere in this record, including where they appear among the largest holders by area.
