Can you find out who owns it?

North Carolina records title by deed with the county Register of Deeds; Fayetteville lies in Cumberland County. The County's GIS publishes every parcel's owner of record, mailing address, deed book, page and date, revenue stamps, assessed value and last sale price through a free public map service with no account, and the same file is on the County's open data site. Prices reach the record because the State's deed excise tax ($2 per $1,000, i.e. $1 per $500 of price) shows as stamps. The limits: buildings sit in single-purpose LLCs, a sale of the owning company shows no price, and the County attaches only a disclaimer, no reuse licence.

The core land

The most valuable ground in the city, and what the public record says about it.

Fayetteville's most valuable taxable ground is not downtown. It lies in the Skibo Road and Cross Creek Mall retail district, the industrial parks along the Bragg Boulevard and Clark West Road corridors, and the garden-apartment complexes of the west side, which dominate the city's large sales. Values are total property values on the County's public parcel layer, read 14 Oct 2026, for the 75,673 parcels whose City_Limits field reads Fayetteville. Exempt parcels show a total of 0 but keep land and building values, summed separately. Prices are stamp-implied (excise tax $2 per $1,000, so stamps x $500). Of the 17,385 sales since 2021 whose sale date matches the deed and carry both stamps and a price, 16,430 agree to within $500.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Fayetteville's largest landholder is the City itself, about 4,100 acres. Most of it is the 937-acre airport, the Kornbow Lake and Glenville Lake water-supply ground, the Cape Fear River trail lands and the Public Works Commission's wastewater plant, which is held in the City's name. Methodist University, Cumberland County, the County school board, and the State with its two colleges come next. The army post next door, Fort Bragg, does not appear as a parcel at all. Counts group every spelling of an owner's name among the 75,673 parcels on the Cumberland County roll whose City_Limits field reads Fayetteville (read 14 Oct 2026). Acres are the roll's ACREAGE field. Exempt parcels show a total value of 0 but keep their land and building values, given here as 'land and buildings'.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Fayetteville builds mostly houses, and slowly. The Census place file (s19) counts 341 one-unit permits in 2025 ($84.7M) and 706 apartment units in 15 buildings of 5+ units ($55.5M); in 2024 there were 431 houses and 94 apartment units, with the city reporting all 12 months both years. Unlike Greensboro or Durham, the national public builders hardly appear on the roll inside the city: no parcel is in a D.R. Horton, Lennar, Pulte or NVR name, and one is in Dream Finders' name, in Godwin. New houses are built by local and regional firms, and the large single-owner blocks of houses are rental communities. No builder league table is published and the roll does not name contractors. The figure is parcels in the builder's own name on the County roll (Oct 2026), county-wide, with the city count and the count showing no building value. It measures a builder's lot pipeline, not its completions.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Fayetteville's commercial property is mostly retail along Skibo Road and Raeford Road, apartments, and a handful of large distribution buildings. A mall REIT, a net-lease REIT on the biggest warehouse, Walmart's own real estate trust and a food manufacturer hold the largest single commercial values. The rest is divided among many single-asset LLCs, chiefly apartment owners mailed to Atlanta, Franktown (Colorado), New York and Wilmington (Delaware). Figures are roll totals (Oct 2026) for parcels inside the city held under entity names that the owner's own SEC filing lists.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Festival Park: the City-owned 6.12-acre recombined parcel at 335 Rowan St may be Festival Park, but no opened source ties that parcel to the park, and the City's site blocks scripts.
  • Whether Cross Creek Mall is in distress: CBL's FY2025 10-K shows it refinanced in July 2025 ($78.0M, 6.856%, due August 2030) and 96% of in-line space leased. Schedule III shows a reduction of $49.5M in the cost basis, which may include impairments; the figure was not broken down in any opened source. No default or receivership was found.
  • Who stands behind Fayetteville VA Co LLC (7300 S Raeford Rd, mailed to Westlake, Ohio; $120.6M total value, 362,110 sq ft, coded exempt-class E112). The building is presumably the VA health care centre, but no opened source names the parent or the lease.
  • Apartment owners whose parents were not confirmed in an opened filing: MIMG entities mailed to Franktown, Colorado (Parcstone, Stone Ridge, The Junction and Cole, with deeds of $68.25M, $35.85M and $38.5M in Jul-Aug 2025); the '(NC) Owner LLC' family mailed to Wilmington, Delaware (Westlake at Morganton, Preserve at Grande Oaks, Village at Cliffdale, Morganton Place, Chason Ridge); VP West End Fayetteville LLC (Irving, Texas; $78.5M in 2021); SUSO 5 Fayetteville LP (Chicago; $41.9M in 2022); BRC North Reilly LLC; and Fayetteville Cross Creek LLC (High Point).
  • Fayetteville Longhill Pointe LLC (Virginia Beach) holds 171 house parcels ($28.5M) and Kingsley Owner LLC (Chestnut Ridge, NY) 37. These look like single-owner rental communities; no opened source describes them.
  • The roll's TOTAL_PROP_VALUE does not equal its land plus building values on most taxable parcels (they agree on 11,556 of 72,167). The service publishes no field definitions, and the total is used here as the assessed value. The appraisal date of the current values was not confirmed from an opened County page.
  • The Crown Complex's title is in Cumberland County's own name on the roll, while Wikipedia names the Cumberland County Civic Center Commission as owner. The Commission's legal status was not checked.
  • Fort Bragg's acreage and the federal deed history are not on the County parcel layer, and no Army or DoD real-property source was opened.
  • Norfolk Southern: no parcel in the city is in a Norfolk Southern or Southern Railway name. Rail operating property is valued by the State, so the absence proves nothing about its holdings.
  • National public builders (D.R. Horton, Lennar, Pulte, NVR) hold no lots on the roll in Fayetteville. Whether they build here through lot-option arrangements, with the lots in a developer's name, was not established.
