Fargo, North Dakota (Fargo-Moorhead)

The City of Fargo assesses its own property and publishes its whole tax roll as a free public map service, so the owner of record and assessed value of every one of Fargo's 38,839 parcel records can be read without an account; sale prices are on the recorded deeds, which sit behind the state recorders' network subscription.

Can you find out who owns it?

North Dakota records title by deed with the county recorder; there is no state title register. Fargo's own Assessor's Office values every property in the city and keeps the ownership record with the Cass County Recorder. The City publishes the whole roll as a public ArcGIS map service (38,839 parcel records: owner of record, mailing city, land, building and total value, building size, year built and use), with no account and no licence stated. State law requires the buyer to certify the full price paid on the face of every deed, but the deeds themselves are read through NDRIN, the recorders' network, at $30 for 30 days or $7 a day, so prices were not read. Moorhead, across the river in Minnesota, was not researched.

The core land

The most valuable ground in the city, and what the public record says about it.

Fargo's most valuable ground is medical and public. The single highest-valued record on the roll is Sanford's hospital on 23rd Ave S, and the second is the City's own wastewater plant on Broadway N. The most valuable private commercial landlords are local apartment and commercial trusts, led by Sterling, which the Assessor still footnotes as the former INREIT. The City appraises at market value every year and reappraises each property on a five-year rotation. Its 2026 report puts the city's total appraised value at $24.03B; the published layer sums to $24.20B, so it may carry later updates.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Government holds Fargo's largest blocks of ground. The City of Fargo is the biggest landholder by parcels and value: 703 parcels, about 2,490 acres, $575M. The airport authority comes next by area (about 2,290 acres), then the Park District and North Dakota State University (about 1,990 acres each). BNSF's right of way is held under several Burlington Northern names. No farm family appears among the large holders: only 288 records on the roll are agricultural. Counts are distinct parcel numbers on the City's layer (a parcel can carry several building records). Acreage is the layer's ACRES field summed once per parcel.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Fargo permitted 860 homes in 2025: 365 single-family houses ($111.0M) and 495 units in seven buildings of five or more ($77.0M), all 12 months reported. Moorhead, across the river, permitted 103 houses and 36 other units (s14). The market is local: no national builder holds lots under its own name. Instead the roll shows local custom builders with a few dozen lots each, and land companies holding newly platted lots. Builder figures are records held in the builder's own name on the City's layer, which are lots and unsold homes, not closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Fargo's largest private landlords are home-grown apartment trusts. Sterling (the former INREIT) holds more than 4,500 apartment units on the roll, and Dakota UPREIT another thousand. They sit alongside the West Acres mall company, Amazon's development entity and a few local commercial families. Single-family rental is small: no national rental company appears, and the largest holder of rented-looking houses is a local LLC with 120 homes. Figures are records in the owner's own name on the City's layer.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The members of Block 9 RDO LLC, Block 9 Hotel LLC, 201 Hospitality LLC, Preylock Fargo LLC and the EWR Fargo LLCs: no filing opened names them.
  • Whether Innovis Health LLC is an Essentia Health subsidiary: no document opened says so, so the roll's name stands.
  • Whether the Fargodome building is City property on a lease of NDSU land: the roll names NDSU 'c/o City of Fargo' and Wikipedia names the City, but no lease was read.
  • Sale prices: North Dakota requires the full consideration on the face of each deed, but deeds are read only through NDRIN's paid login, so no building carries a price.
  • Dakota UPREIT's parent and total portfolio: no filing was opened.
  • Moorhead, Minnesota (Clay County): its roll, owners and landmark buildings were not researched; only its 2025 permit count is given.
  • The 'Address Segment' and blank-type records on the layer: we treated them as parts of a parcel, not separate properties; counts use distinct parcel numbers.
