Can you find out who owns it?

Indiana records title by deed with the county recorder; there is no state title register. The Vanderburgh County Assessor publishes, for each of the county's parcels, the owner of record, the owner's mailing address, the property class, the taxing district, the assessed land and improvement value and the last sale date and price, as a free map layer on the City-County GIS server, with no registration. Every sale must be reported on a State sales disclosure form, and the State runs a public search of those forms back to July 2008. Recording a deed costs $25 under state law. A sale of the company that owns a building leaves no price on any of these records.

The core land

The most valuable ground in the city, and what the public record says about it.

Indiana assesses property at market value-in-use, and the roll's totals are gross assessed values before deductions and exemptions. The most valuable parcel in the city is the airport, which is publicly owned, followed by a 1M sq ft warehouse beside it and then the casino, the most valuable hotel-class parcel. Downtown value sits in a few blocks along Main Street and Riverside Drive: the casino, Old National Place, the arena block and a 2016 hotel at 601 Walnut St (HCW Evansville Hotel LLC, $20.1M).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Inside Evansville's four city taxing districts (50,028 parcels on the roll), the big blocks of ground belong to public bodies. The airport authority's 1,261-acre field is the most valuable parcel in the city, and the City itself holds 232 parcels and 1,406 acres, mostly parks, water and sewer works and redevelopment lots. The school corporation, the University of Evansville and the two hospital systems follow. The Evansville Land Bank holds 188 mostly vacant lots, the clearest sign of distress on the roll. Figures are parcels in the owner's name inside the city, with county-wide totals where they add something. Many parcels carry no acreage, so acres are a floor.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Evansville builds few new homes: the city permitted 165 single-family houses and 13 duplexes in 2024 and no buildings of five or more units, and its 2025 count (181 single-family) is imputed by the Census Bureau because the city reported no months. Most new subdivisions are in the unincorporated county, which permitted 182 houses in 2025. The builders on the roll are regional family firms from Owensboro and Evansville, not national public builders: no parcel is held in the name of D.R. Horton, Lennar, Pulte or NVR. Builder figures are parcels in the builder's own name on the county roll (lots and unsold homes), not closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No national single-family rental company appears on the roll under its own name: there are no parcels held as AH4R or American Homes 4 Rent, Progress Residential, Invitation Homes or FirstKey. Rental housing is held instead by local LLCs with 50 to 200 houses each, and by apartment owners from out of town. The biggest commercial values are the casino (a gaming REIT), the mall (a mall REIT), the Old National headquarters and the warehouses at the airport. Counts are parcels in the owner's name inside the city.
