Durham, North Carolina
Durham County publishes the owner of record, assessed value and recorded sale price of every parcel in Durham free, and North Carolina's deed excise stamps put a price on most sales, but towers sit in single-purpose LLCs and Duke University, not any landlord, is the city's great landowner.

North Carolina records title by deed with the county Register of Deeds. The City of Durham lies almost entirely in Durham County; matching the City's corporate-limits polygon against the State's parcel copy puts about 378 Wake County parcels ($260.5M, around the I-40/NC-147 corridor near Brier Creek) and about 30 Orange County parcels inside it, on rolls this record did not read. Durham County Tax Administration publishes every parcel's owner of record, assessed value, deed book and page, revenue stamps and last sale price through a free public map service and online search, with no account. Prices reach the record because the seller pays the State's deed excise tax of $1 per $500 of price. The limits: towers sit in single-purpose LLCs, a sale of the owning company shows no price, and the County's own website disallows robots.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Diamond View II LLC (280 S Mangum, $41.0M), Diamond View III LLC (359 Blackwell, $24.0M) and Data Residential LLC are mailed 'Capitol Broadcasting Co, 2619 Western Blvd', and American Tobacco Power House LLC, East Deck Inc and ATC North Residential LLC use the same address. CBC's own site describes 'CBC Real Estate' leasing ATC and its development team fitting out the Power Plant (Sept 2026). The roll does not name CBC as owner, so the tie rests on the shared address. SBER Lucky Strike LLC (310 Blackwell) is mailed elsewhere and is not counted. |
Private company | $10,809,500 2014-08-25 Deed book 7554, page 962 to American Campus LLC for 318 and 324 Blackwell (21,619 stamps). The roll describes the parcels as 'PROP-A J FLETCHER FOUNDATION'; this was a recapitalisation of an existing campus, not its original cost. B |

Civic | City of Durham The roll names the City of Durham ('Prop and Facility Mgmt, 101 City Hall Plz'), coded 'REC/ STAD-ARENA-FLD', assessed at $47.1M ($45.2M of it land), exempt as government-owned. Deed book 1776, page 385. Capitol Broadcasting's 2025 impact report counts the Durham Bulls' community giving among its own, but the ballpark's title is the City's. Civic | City of Durham The roll names the City of Durham on 1.44 acres, coded 'REC/ LEGITIMATE THEA', assessed at $68.0M ($9.4M land) — the City's highest-valued parcel. The legal description places it on the American Tobacco Campus redevelopment plat (phase 3, lot 4). Deed book 1636, page 414, dated 2007. Who operates the hall under contract with the City was not read from a City source (Cloudflare), so the operator is not stated here. |

| Duke University West Campus and Duke University Hospital 2100 Duke University Road, Durham 676.09 acres (one parcel) |
Institutional | Duke University The roll's largest privately held parcel in the City: Duke University, 676.09 acres, 'WEST CAMPUS/HOSPITAL', $361.8M assessed ($252.4M land, $109.4M buildings), exempt as 'EDUCATIONAL (NONGOV)'. The description notes leaseholds recorded separately. Duke University holds 164 parcels in the City (2,636 acres, $1.28B), including the Washington Duke Inn golf course (435.7 acres), East Campus (97.2 acres) and Duke Forest tracts. Duke University Health System Inc holds 7 more parcels ($78.1M). These are assessed values, which on exempt land are not market prices. |

| Durham County Justice Center 219 S Mangum Street (roll address), Durham 839,237 sq ft gross area (roll) |
Civic | County of Durham The roll names the County of Durham on 9.84 acres described as 'COUNTY OF DURHAM (DURHAM COUNTY JUSTICE CTR)', assessed at $233.6M ($151.5M buildings, 839,237 sq ft gross area), exempt as government-owned — the County's most valuable parcel. The old courthouse at 200 E Main St ('OLD CRTHSE & DSS') is also the County's ($24.3M), as is the judicial building at 201 E Main St ($42.5M). The Justice Center's public street address was not read from a County page (dconc.gov disallows robots), so the roll's address is given. |

| County hospital campus and Durham County Stadium site 750 Stadium Drive, Durham 100.49 acres |
Institutional | County of Durham The roll names the County of Durham on 100.49 acres described as 'COUNTY OF DURHAM (HOSPITAL & STADIUM)', coded 'CMNTY SVC/ HOSPITAL', assessed at $204.1M ($183.1M buildings, 749,544 sq ft gross area), exempt as government-owned — the County's second most valuable parcel. The roll's trade-name text is cut off ('DBA/DU…'), and no opened source names the hospital's operator, so the operator is not stated. The point for this page: a hospital campus stands on County-owned land, so whoever runs it is not the owner of record. |

| Research Triangle Park (Durham County portion) Between I-40 and NC-54/Davis Drive, unincorporated Durham County about 5,235 acres (County RTP layer) |
Land | Not established the register is open, but this building was not matched RTP is NOT in the City. The County's RTP layer describes 'the Boundary of the Research Triangle Park (RTP) over which adjoining Municipalities may not annex territory' (Session Laws 1985, ch. 435). Of 365 parcels touching it, the 174 inside carry no city code: $3.24B over about 4,459 acres. There is no single owner. Research Triangle Foundation of North Carolina holds 20 parcels (197 acres, $30.5M). The largest holders are United Therapeutics ($334.6M), six ARE-NC Region LLCs (about $716M together), Eli Lilly ($246.3M), RTI ($164.6M), IBM ($161.0M), Fidelity's FMR RTP LLC and Biogen. |

The core land
The most valuable ground in the city, and what the public record says about it.
Durham's most valuable ground is institutional. Duke University's West Campus and hospital lead, followed by two County campuses. The most valuable taxable parcels are new apartment towers, not offices: downtown's 185 'DCBD' parcels together ($934.8M) are assessed at less than Duke University's City holdings ($1.28B). Values are assessed values on the Durham County roll, read 14 Oct 2026. Exempt parcels are valued on the roll, but those values are not market prices. Sale prices are as the roll states them. Where a roll price disagrees with the deed's revenue stamps (stamps × $500), the stamp-implied price is the safer reading.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Durham's largest landholder is a private university. Duke University holds more assessed value in the City than the City itself, on less land; the City holds the most parcels and acres, followed by the school board and the County. Public owners hold the civic core, including the ballpark, DPAC and the Justice Center. Private concentration shows up in apartment LLCs rather than land. Counts group every spelling of an owner's name on the Durham County roll (read 14 Oct 2026) for parcels coded to the City of Durham's tax district. Acres exclude stacked condominium and leasehold records. Exempt parcels carry assessed values on this roll, and those are not market prices. The Wake and Orange slivers are not included.

| North Carolina Railroad Company 'NC RAILROAD COMPANY' and three variants on the Durham roll: the rail corridor, recorded by mile post (MP 050–065). NCRR's own history says the State 'bought out the 25% of private shares … making the NCRR a privately run company, fully owned by the state' (1998), and that 'Norfolk Southern operates the freight trains on the NCRR and Amtrak operates the passenger trains'. The roll names no Norfolk Southern parcel in the County. CSX Transportation holds 2 City parcels (2.2 acres). Countywide, NCRR holds 70 parcels and 388 acres. Counts are from the roll (s1); ownership from NCRR (s14, s20). |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New homes in Durham are built mostly by national public builders on the City's south-east and north edges, with apartments a large second stream. The Census place file counts 2,518 one-unit permits in the City in 2025 ($913.8M) and 1,893 units in 33 buildings of 5+ units, 4,483 units in all, up from 2,793 in 2024. Durham reported 9 months in 2025 and 11 in 2024; the rest is imputed. No Durham builder league table is published, and the City-County permit layer does not name the contractor. The figure used here is lots in the builder's own name inside the City on the County roll (Oct 2026), split by whether a building is on the lot yet. That is a pipeline measure, not completions.

| PulteGroup (Pulte Home Company, LLC) The largest builder lot bank in the City ($31.4M assessed). One parcel is also held as 'CENTEX HOMES'. PulteGroup's FY2025 Exhibit 21 lists 'Pulte Home Company, LLC' (Michigan). |

| KB Home (KB HOME Raleigh-Durham, Inc.) $30.3M assessed. KB Home's Exhibit 21 (FY ended 30 Nov 2025) lists 'KB HOME Raleigh-Durham, Inc.' at 100%. |
Public company | 235 parcels, 202 without a buildingA |
| D.R. Horton, Inc. Held in the parent's own name, 'DR HORTON INC' ($15.2M assessed). Other 'Horton' rows on the roll are a homeowners' association and individuals, and are excluded. |
Public company | 207 parcels, 205 without a buildingA |
| Stanley Martin Homes, LLC $38.3M assessed. No opened filing names its parent, so its ownership is not stated here. |
Private company | 194 parcels, 186 without a buildingA |
| Lennar (Lennar Carolinas, LLC) $17.5M assessed. Lennar's Exhibit 21 (FY ended 30 Nov 2025) lists 'Lennar Carolinas, LLC' (Delaware). Five lots also stand in the name Standard Pacific of the Carolinas LLC, which no opened filing ties to a parent. |
Public company | 174 parcels, 165 without a buildingA |

Public company | 128 parcels, all without a buildingA |
Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Durham's large private landlords are a logistics REIT on its south-east edge, a Raleigh broadcaster on its signature downtown campus, two non-traded or listed REITs in apartments and shopping centres, and rental-house platforms. Offices and labs on the RTP side mostly sit in unincorporated RTP, outside the City (see the RTP entry). Figures are the Durham County roll's assessed values and gross leasable area for parcels coded to the City (Oct 2026), grouped by entity names that the landlord's own SEC subsidiary list confirms. Many large apartment owners are single-purpose LLCs whose parents no opened filing names, so they are left out.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who stands behind the single-purpose owners of Durham's most valuable taxable parcels: NR Van Alen Property Owner LLC (511 S Mangum, $137.9M), the other 'NR … Property Owner' LLCs (Farrington, Palladian), BRI 1875/1888 entities (Meridian, 555 S Mangum), GDCV Durham ID Property Owner LP (Durham ID, $83.8M; an SEC Form D for 'GDCV Durham ID REIT, LLC' gives a Charleston, SC address but no parent), HSRE-Hock Plaza LLC, CLPF Research Center LLC (1.54M sq ft, $191.6M), Trinity Commons XIV LLC and South Square Owner LLC. Their parents are not named because no opened filing names them.
- Capitol Broadcasting's ownership of the American Tobacco Campus LLCs. The roll mails them to CBC or its Raleigh address, and CBC presents the campus as its real-estate brand, but no opened filing or roll entry names CBC as owner. Washington Building MT, LLC appears as 'Prime Landlord' of 324 Blackwell in a 2019 SEC sublease, which suggests a master-lease structure. The roll's owner there is American Campus LLC.
- 21c Durham LLC's parent. The roll mails it to Louisville, Kentucky. No opened filing names its owners.
- Lease and operating terms for the City's ballpark and DPAC, and for the County's 750 Stadium Dr hospital campus. durhamnc.gov is behind Cloudflare and dconc.gov disallows robots, so the City and County pages that would state the leases and operators were not read.
- Distressed sales. The roll carries no deed-type or foreclosure flag. Large 2024–26 sales on it are at or above assessed value. No downtown office tower in Durham shows a recorded sale below its assessment in that period. Distress at the company or loan level would not appear on the roll.
- The Orange County sliver: about 30 Orange County parcels ($23.4M) have centroids inside the City's limits polygon. Some may be edge artefacts of a centroid test, and Orange's roll was not read directly.
- Durham County Register of Deeds copy and search fees, and the County's top-taxpayer list. Both sit on dconc.gov, which disallows robots. North Carolina's deed excise statute (G.S. 105-228.30) sits on ncleg.gov, which is behind Cloudflare.
- Duke University Health System's hospital buildings. The West Campus parcel's buildings are assessed at $109.4M, and the roll notes leaseholds 'see LS' that were not traced to separate records here. The hospital's own value on the roll is therefore not established.
