Detroit, Michigan
Detroit publishes the taxpayer of record, assessed value and last sale price of all 377,940 of its parcels, updated daily, and 540,172 recorded sales since 2011 with their prices. The single largest holder is the Detroit Land Bank Authority, with 57,765 parcels.

Michigan records title by deed with the county register of deeds, which for Detroit is Wayne County's. Every deed must state its price or carry an affidavit of value, because the state charges 0.75% transfer tax and the county another levy on top. The City of Detroit's Office of the Assessor publishes the taxpayer of record, assessed and taxable value and last sale price of every parcel as open data, updated daily. It also publishes 540,172 sales since 2011, each with grantor, grantee and price, mostly verified from the Property Transfer Affidavit. No licence is stated on either dataset.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Renaissance Center 400 E Jefferson Ave 6,112,830 sq ft floor area on the roll |
Mixed use | Riverfront Holdings, Inc. (a General Motors subsidiary) Roll: taxpayer RIVERFRONT HOLDINGS INC, mail 200 Renaissance Ctr, assessed $123,629,400 (taxable $60,989,669), built 1977. GM's FY2025 Exhibit 21 lists 'Riverfront Holdings, Inc.' (Delaware) among its subsidiaries. In April 2024 GM said it would move its headquarters to Bedrock's Hudson's Detroit and that 'GM, Bedrock, the city of Detroit and Wayne County will establish a partnership to explore redevelopment opportunities for the Renaissance Center site'. GM's July 2026 10-Q gives its address as 1240 Woodward Avenue. The roll still shows GM's subsidiary; no transfer to Bedrock is recorded. |
Public company | $73,000,000 1996-10-01 The roll's last sale date and price for parcel 01000001. on 13.67 acres. GM's own release says 'GM acquired the Renaissance Center in 1996'. B |

Mixed use | Woodward Avenue Condominium LLC (Bedrock) Built on the former J.L. Hudson's store site. Roll: the commercial condominium unit (parcel 01004110.001, 2.12 acres) and 98 parcels in all, residential condominium units included, stand in WOODWARD AVENUE CONDOMINIUM LLC, mailed to 630 Woodward Ave, which is Bedrock's address on its own site. Bedrock lists 'Hudson's Detroit, 1240 Woodward Avenue' in its portfolio, and GM's April 2024 release calls it 'Bedrock's development'. GM signed 'an initial 15-year, multi-level lease for the top office floors', so GM is a tenant, not an owner. No purchase price: Bedrock developed the site. Residential units still in the LLC's name carry no assessed value yet. |

The core land
The most valuable ground in the city, and what the public record says about it.
Michigan assesses property at 50% of true cash value (MCL 211.27a), so every assessed figure here is half the City's market estimate, and taxable value is lower still because annual rises are capped. Downtown's most valuable parcels are casinos, not towers. Figures are 2026 assessed values from the Parcels (Current) feature service, read 13 Oct 2026 and summed by this research with the service's own statistics queries.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Detroit's largest landholder by far is public: the Detroit Land Bank Authority holds one parcel in seven in the city, mostly vacant houses and lots, and is exempt under the land-bank provision. The City's own departments hold 6,300+ acres, two-thirds of it parkland. Among private holders, industry dominates: the Stellantis and GM assembly plants, the Marathon refinery, DTE, and the bridge company's riverfront holdings. Counts group the roll's spellings of each name. Acreage is the roll's 'total_acreage' field. Exempt public holdings carry no assessed value, so acreage is the honest measure. No acreage figure here looked like a keying error; the largest single parcel in the city is 589 acres of Parks & Recreation land.
| Name | Type | Parcels / acres on the roll (Oct 2026) |
|---|---|---|
| Detroit Land Bank Authority About 15% of all 377,940 parcels. Assessed at only $13.9M in all, because nearly all are exempt (55,384 parcels in the city carry the MCL 211.7gg land-bank exemption). No DLBA parcel is larger than 12 acres: these are house lots. A further 134 parcels stand in the state's Michigan Land Bank Fast Track Authority. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Detroit builds few homes for its size, and nearly all of them are built by local developers and limited-dividend (tax-credit) housing partnerships, not national builders. The Census permit files show units permitted in the city rising from 1,023 in 2021 to 1,225 (2023), 1,919 (2024) and 2,620 in 2025. Of the 2025 units, 662 were single-family, 440 in two-unit buildings, 40 in 3-4-unit and 1,478 in buildings of five or more units. To August 2026, 1,115 units were permitted. No parcel on the roll stands in the name of PulteGroup, Lennar, D.R. Horton, Toll Brothers, NVR, M/I Homes or Taylor Morrison. The figures below are units on 'New' building permits issued since 1 Jan 2024 (BSEED permits data, as filed), matched to the parcel's owner of record. Permit unit counts are as filed and include some repeats for phased permits.

'LDHA' is a limited-dividend housing association, the form tax-credit housing takes in Michigan. The record does not name the sponsor. |
Private company | 191 units, 6 permitsA |
| Brewster Wheeler I, II and III LDHA LLC 631, 651 and 671 Alfred St, 53 units each on the permits. Three single-purpose limited-dividend entities, one per building. The record does not name the sponsor. |
Private company | 159 units, 3 permitsA |
| The Preserve on Ash I and II (limited dividend housing) 3309 and 3325 14th St, 3029 14th St and lots on 15th and 16th St. The roll shows 'The Preserve on Ash I', 'Preserve on Ash I Limited Di et al' and 'Preserve on Ash II Limited Dividend'. |
Private company | 117 units, 9 permitsA |
| City of Detroit (land) with private developers Seven new-building permits since 2024 sit on parcels still in the City's name ('City of Detroit P&DD, Care of DBA'), including 5250 Conner St (two buildings of 42 and 60 units on the permits), 901 Selden (67 units) and 8990 W Jefferson Ave. The City holds the land while a developer builds, and the permit data do not name the developer. |
Government | 269 units, 7 permitsA |
| GWH 2025 LLC The largest builder of single houses on the permits: 24 one-unit permits at addresses including 1482 Fischer Ave and 1522 and 1748 Holcomb St. The record does not name the sponsor. |
Private company | 24 single-family homes, 24 permitsA |
| 3701 Lincoln LLC and Robertson Pullman Parc LLC 3701 Lincoln LLC took 22 permits for 23 units. On the roll it holds 38 parcels and Robertson Pullman Parc LLC holds 19, all mailed to 6905 Telegraph Rd Ste 200. Robertson Pullman Parc has 19 parcels built 2022 or later, the second-most of any owner. No source opened here names the parent company. |
Private company | 23 units, 22 permits; 57 parcels on the rollA |
Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Downtown Detroit is concentrated to a degree unusual for a big US city. One private developer, Bedrock, is the mailing address for 242 parcels assessed at $556.6M, and the Ilitch Companies' address for 224 more. Two casino properties held by one REIT, VICI Properties, and the Detroit Medical Center hospitals outweigh any office landlord on the roll. Bedrock and the Ilitch companies file nothing with the SEC. Their holdings are counted here by the mailing address on the roll, which shows who receives the tax bill, not who holds title.
| Name | Type | Detroit holding (assessed value, Oct 2026) |
|---|---|---|
| VICI Properties (MGP Lessor, LLC; Greektown Propco LLC) VICI's FY2025 10-K lists MGM Grand Detroit under the MGM Master Lease and the Hollywood Casino at Greektown under the PENN Master Lease ($80.7M combined annual rent with Margaritaville, from 4 Dec 2025). Exhibit 21.1 lists both owning entities. MGM Grand Detroit is the most valuable parcel in the city ($495.3M). Greektown passed from Greektown Casino LLC to Greektown Propco in a $700,000,000 multi-parcel sale recorded 23 May 2019. |
REIT | 9 parcels, $662.2M assessedA |
| Bedrock (entities mailed to 630 Woodward Ave) Owners of record mailed to Bedrock's address include Woodward Avenue Condominium LLC (98 parcels), 1000 Webward LLC ($104.6M), 500 Webward LLC ($77.7M), Southeast Group LLC ($31.6M), 5725 Walnut LLC, 1001 Webward LLC, 1234 Library LLC and Campau Street Acquisition LLC. Bedrock's own portfolio lists 74 Detroit properties, the Renaissance Center not among them. A shared mailing address can mean management rather than title, so this is a ceiling, not a count of title. |
Developer | 242 parcels, $556.6M assessed; 74 Detroit properties listedB |
| Tenet Healthcare (VHS entities, Detroit Medical Center) Tenet's FY2025 10-K lists Children's Hospital of Michigan, Detroit Receiving, Harper University, Hutzel Women's, the Rehabilitation Institute of Michigan and Sinai-Grace, all in Detroit, as 'Owned'. On the roll these sit in VHS-named entities mailed to Tenet addresses in Dallas and Overland Park. The largest is VHS Harper-Hutzel Hospital Inc at 4160 John R ($100.2M). |
Public company | 34 parcels, $419.5M assessedA |
| Detroit Entertainment LLC Parcels including 1329 Temple ($130.1M), 3000 Trumbull ($76.3M) and 2901 W Grand River ($75.6M), all mailed to 2901 Grand River. The roll names only the LLC, and no source opened here names its owners. |
Private company | 23 parcels, $371.1M assessedA |
| Ilitch Companies (entities mailed to 2211 Woodward Ave) Ilitch Companies' own site gives its address as 2211 Woodward Avenue. Owners of record mailed there include ODM Parking LLC (33 parcels, $23.0M), Olympia Entertainment Inc (8, $23.6M), Global Resource Center LLC ($16.9M), Grand River Property Holdings LLC (57 parcels across five spellings), ODM Parking Properties LLC (23), Olympia Development of MI LLC and Arena Mixed Use LLC. Little Caesars Arena itself is owned by the Downtown Development Authority. A shared mailing address can mean management rather than title. |

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The Renaissance Center's future. GM's April 2024 release announced a partnership with Bedrock, the City and Wayne County 'to explore redevelopment opportunities'. The roll (Oct 2026) still names GM's subsidiary Riverfront Holdings, Inc., and no sale to Bedrock appears in the Property Sales data. Any later agreement was not established from a source opened here.
- Bedrock's and the Ilitch companies' holdings are counted by mailing address (630 and 2211 Woodward). That shows who receives the tax bill, and some parcels may be managed rather than owned. Neither company files with the SEC, so no Exhibit 21 ties the LLCs to them.
- Who owns Detroit Entertainment LLC (the 2901 Grand River parcels). The roll names only the LLC, and the Michigan Gaming Control Board was not consulted.
- Wayne County's own fee schedule, its actual county transfer-tax rate and its tax-foreclosure auction results: waynecountymi.gov returns Akamai 'Access Denied' to scripts. The statute allows 55 cents per $500, or up to 75 cents in a county of 2,000,000 or more, and which applies to Wayne County today was not confirmed.
- The Detroit Open Data Portal's licence. No licence appears in the dataset metadata ('license: none'), and the portal is a JavaScript shell whose terms page could not be read. Republish is set false and only single facts are quoted.
- Ford's ownership of Michigan Central rests on the roll, which names Ford Motor Company as taxpayer. Ford's FY2025 10-K does not mention the station, and Ford's newsroom refuses scripts.
- The Book Tower price ($25,072,000, 2015) and the Michigan Central price ($90,000,000, 2018) are each recorded against several parcels. What else each covers was not established.
- Mortgage distress beyond the sales coded as foreclosures. 9000 E Jefferson passed by sheriff's deed from River Houze LLC to Fannie Mae at $46,426,425 (31 Mar 2022), then to 532 Title Way LLC with no price stated. 7702 E Jefferson passed by sheriff's deed at $18,500,000 (Aug 2023) and resold at $15,100,000 (Sept 2025). Neither is a marquee building.
- The brief's 'One Detroit Center' is taken to be 500 Woodward, which Bedrock lists as Ally Detroit Center; no source opened here gives the older name.
- The Property Sales data name private individuals as buyers and sellers of homes, and the roll names individual taxpayers. None is reproduced.
- Builder figures are units on permits, as filed and matched to the parcel owner. Some phased permits repeat a unit count, and 45 of the 421 permits could not be matched to a current parcel. Pro Builder's Top 200 gives no Detroit figure.
