Destin, Florida

Florida publishes the owner of every Destin parcel and the deed-stamp price of every sale free; the 2026 roll shows a condominium resort town whose most valuable parcel is the County's executive airport, whose top hotel belongs to a REIT, and whose best-known mall, Destin Commons, sits just outside the City limits.

Can you find out who owns it?

Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Okaloosa County Property Appraiser keeps the roll for the whole county, including the City of Destin, and the state Department of Revenue republishes it free as downloadable files: owner name and mailing address, land and building value, and the latest sales. Florida taxes deeds at 70 cents per $100 of consideration, so the price of a sale is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters) and owners whose records s. 119.071 exempts.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Destin is a condominium town: of 15,750 City parcels, 7,439 are condominium units and 6,704 single-family homes, so most of the ground is held in tiny, individually owned slices. The large holdings are public - the County's executive airport, the State's beach park and harbour land, the City's parks - plus two member and public utilities and the Indian Bayou golf course. Figures are the 2026 initial final roll, taxing authority 10 only; acres are roll land square feet / 43,560 and are given only where the roll does not repeat one acreage across several parcels. Individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Destin is built out and resells far more homes than it builds. Census permits show the City authorised 45 single-family homes ($26.4M) and 4 units in two-unit buildings in 2025, and 57 single-family homes ($41.5M) in 2024 (s17). New supply comes as small infill townhome and beach-house projects; the roll shows 276 parcels with a 2023-25 year built. The one national volume builder on the roll is D.R. Horton. Figures are parcels in the builder's own name on the 2026 roll; sponsors of local LLCs are not attached without a document.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Destin's commercial value is in beach hotels, a cluster of 2009-21 apartment communities on Commons Dr, and big-box retail - mostly held by out-of-state single-asset LLCs. Only DiamondRock is a listed owner whose filings name its Destin assets; for the others the roll gives the entity and its mailing address, and sponsors are not attached without a document. • The 2026 roll is the initial final roll (file dated 2 Oct 2026); values may change after Value Adjustment Board certification.
  • Owners whose records s. 119.071, F.S. exempts are removed from the public files, per DOR (s3), so their holdings cannot be counted.
  • Destin Commons: search results (GlobeSt 2005) describe it as built by Legendary Inc in partnership with Turnberry Associates, whose office is in Aventura, where both owning partnerships are mailed; GlobeSt blocks automated reading, so no current owner behind Destin Commons Ltd is stated.
  • Entities mailed to 4471 Legendary Dr (Kelly Boat Services, East Pass Investors Inc, EG Beach LLC, Harborwalk Properties LLC, LYC Destin LLC and others - about 150 City parcels, $87M): no filing tying each to Legendary Inc was opened. The Florida corporate registry (Sunbiz) was not tried; it was a Cloudflare challenge for an earlier Florida record.
