Des Moines, Iowa

Polk County publishes the deed holder of every Des Moines parcel free in a weekly CSV, and Iowa deeds carry a declaration of the price; downtown's most valuable ground belongs to the insurers headquartered there (Wellmark, Principal, EMC, Nationwide), while 801 Grand and the Ruan Center now sit in single-purpose LLCs.

Can you find out who owns it?

Iowa records title by deed at the county recorder. Every non-exempt deed must be presented with a Declaration of Value stating the full price paid; the recorder refuses to record without it and forwards it to the assessor, who uses it for sales studies. Transfer tax is $1.60 per $1,000 ($0.80 per $500) above the first $500. The Polk County Auditor publishes the deed holder, mailing address and value of every parcel free as a weekly CSV download, and the Recorder's index and images from 1992 are free online.

Is ownership public? An open dataset names the owner
Cost of one title searchFree: the Polk County Recorder states 'Polk County records are free of charge on the website' (real-estate index and images, 1992 to present). Recording a deed costs $12.00, which includes a $5.00 transfer fee per parcel. Transfer tax $1.60 per $1,000, first $500 exempt.

The core land

The most valuable ground in the city, and what the public record says about it.

Des Moines's most valuable private ground is the western downtown office core along Grand Ave, Locust St and High St, where the insurers' headquarters stand. The Events Center, the Capitol, the courthouse, the schools and the parks are exempt and carried at $0. 'Des Moines' is the County's 'DES MOINES CITY' tax districts (87,690 parcels). Values are the Polk County Auditor's 2025 'FullTotalValue' (the Auditor also publishes assessed and taxable values), from the weekly CSV downloaded 14 Oct 2026 (s1).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Des Moines's largest landholders are public: the City (parks, right of way, the airport land), the State (the Capitol complex and highway right of way), Polk County (the Events Center blocks and conservation land), the Water Works and the school district. All are exempt and carried at $0, so the public estate cannot be priced from the roll. 'Des Moines' here means the 87,690 parcels in the County's 'DES MOINES CITY' tax districts. Acres are only those keyed on the roll (many parcels have none) and are indicative. Parcel counts group every spelling. Polk County Auditor CSV, Year 2025, downloaded 14 Oct 2026.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Census permit files for the city show single-family units of 248 (2021), 256 (2022), 248 (2023), 218 (2024) and 221 (2025), against five-plus-unit apartments of 380, 284, 321, 400 and then 1,377 units in 16 buildings in 2025 (s16). West Des Moines alone permitted 252 single-family units in 2025, more than the city. No Des Moines builder league table exists. The figures below are residential parcels in the City of Des Moines titled to each builder on the County roll (s1); a parcel with no building value is counted as a lot.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Downtown Des Moines's office stock belongs mostly to the insurers that occupy it: Principal, Wellmark, EMC and Nationwide hold four of the five largest private estates by value, all titled in the companies' own names. Towers that changed hands since 2015 sit in single-purpose LLCs (Eighth & Grand Owner LLC at 801 Grand; R1 Round 2 LLC at the Ruan Center; DMCRE1 LLC, mailed to Grand Island, Nebraska, at 801 Walnut St), and the roll does not say who stands behind them. Listed REITs are minor here: STAG's two warehouses are the largest REIT holding found. Holdings are grouped by deed name, never by mailing address, since property managers receive the mail for many unrelated owners. Values are the Auditor's 2025 full value, Des Moines parcels only.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who stands behind Eighth & Grand Owner LLC, which took the deed to 801 Grand on 1 May 2024, and what it paid. The building's website still names Principal as owner (s11). Business Record, the local paper of record for such deals, returned a Cloudflare challenge; the Polk County Assessor's sales search is robots-disallowed; Iowa Secretary of State business filings were not opened.
  • Who stands behind R1 Round 2 LLC (Ruan Center, deed 31 Jan 2025), Linden Street Investments LLC (1459 Grand Ave, deed 2015) and DMCRE1 LLC (801 Walnut St, deed 18 Aug 2025, mailed to Grand Island, Nebraska), and whether those deeds were sales. No opened record names members or prices.
  • Sale prices from Iowa Declarations of Value. Every non-exempt deed carries one (s2), and the Polk County Assessor publishes a sales search, but its pages sit under /cgi-bin/, which robots.txt disallows, so no Des Moines price here comes from a declaration. The only price-like figures are the City's appraised land values for DICO (s13) and STAG's carrying amounts (s15).
  • Search results show Business Record reporting that the Des Moines Marriott Downtown (700 Grand Ave; roll owner SRE Bulldog Hotel Owner LLC, deed 21 Dec 2016) sold for $33.6M in 2016, and that MidAmerican Energy paid about $20.5M for the former Dotdash Meredith property. Neither article could be opened (Cloudflare), so neither is used.
  • The name and operator of the taxable hotel on Polk County land at 435 Park St (mailed care of IEC Hotel Corporation). The roll does not name it.
  • Which parcel carries EMC Expo Center (formerly Hy-Vee Hall). The County geocoder places the Events Center address, 730 3rd St, on a Polk County parcel, but no opened page ties the hall to a parcel number.
  • Wells Fargo: no Wells Fargo-titled parcel of note lies in the City of Des Moines (one in Clive, one in Johnston); its Iowa campus is outside the city, so no 'new Wells Fargo tower' appears here.
  • Iowa Code chapter 428A (transfer tax and declaration of value) could not be opened: legis.iowa.gov did not resolve. The rate is cited from the Polk County Recorder (s3) and the declaration rules from the Department of Revenue (s2). Whether the declaration itself is a public record was not verified from the statute.
