Denver, Colorado
Denver publishes the owner, value and last sale of every parcel and every recorded transfer since 2010 with price, grantor and grantee as open data under CC BY 3.0, so downtown's collapse in office prices is on the public record, sale by sale.

Colorado records title by deed with the county Clerk and Recorder, and Denver is a consolidated city and county, so one Assessor and one Clerk cover the whole city. The City publishes the Assessor's roll on its Open Data Catalog under a CC BY 3.0 licence: owner of record, mailing address, values and last sale for 240,439 parcels, plus every transfer since 2010 with price, grantor and grantee. Prices reach the record because a documentary fee of $0.10 per $1,000 is paid on recording; the buyer's Real Property Transfer Declaration (TD-1000) itself is confidential and never published. Limits: towers stand in single-purpose LLCs whose members the roll does not name, many deeds carry a nominal $10, and the Clerk's own document search needs an account.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Republic Plaza 370 17th Street, Denver 1,542,612 sq ft gross (roll); 1,302,107 SF (2012 loan prospectus) |
Office | BOP Republic Plaza I LLC (Brookfield Office Properties, per the 2012 loan prospectus) The roll names BOP REPUBLIC PLAZA I LLC (370 17th St Ste 3090) as owner of the tower, appraised at $251,032,100 ($20.3M land), the second most valuable private office parcel in Denver; it also holds the 400 15th St garage ($16.3M). A 2012 CMBS prospectus names 'BOP Republic Plaza I LLC and BOP Republic Plaza II LLC' as borrowers on a $125M loan maturing 1 Dec 2022, sponsored by a company 'indirectly owned by Brookfield Office Properties'. What happened at that 2022 maturity was not established. |

MPG Office Trust's Oct 2011 8-K says the Maguire Macquarie joint venture would sell 'Wells Fargo Center, located in Denver, Colorado' to 'affiliates of Beacon'; Exhibit 99.2 is the Purchase and Sale Agreement with 'BCSP Denver Property LLC' as buyer, an affiliate of BCSP VI Portfolio Acquisition LLC ('Beacon'), assuming the existing loan. The Assessor records the closing at $387.5M on 30 Mar 2012. No later transfer appears. |

The City's sales file shows Brookfield's BOP entity selling for $285.6M in Apr 2018. Brookfield Property Partners' Q1 2019 report confirms the prior-year 'disposition of our interests in … 1801 California Street in Denver'. No opened filing names the members of the BPREP or BIT entities, and the later transfers carry only nominal prices. |

Equity Commonwealth's Feb 2025 8-K: 'On February 25, 2025, the Company sold its last remaining property, 1225 Seventeenth Street Plaza'. It had held the tower since a 2016 no-consideration transfer from HUB Properties Trust. A Form D for LSREF7 Larimer REIT, Inc. (2026) gives the same Dallas address; the Form D names no fund sponsor, so none is named here. No earlier priced sale is in the 2010+ file to compare with. |

The Westin in the same complex is a separate parcel (Westin Denver LLC, $78.5M). A 2007 CMBS prospectus states that the borrower was 'wholly-owned and controlled by a 93.39%/6.61% joint venture between Morgan Stanley Real Estate Special Situations Fund III … and Callahan Denver Investment, LLC', securing a $300M loan with U.S. Bank Tower, appraised together at $389.6M. Mixed use | Regional Transportation District The roll names the REGIONAL TRANSPORTATION DISTRICT as owner of the station parcel, appraised at $196,962,600, of which land is $173,060,700 (13.2 acres). A separate possessory-interest account at the same address ('ENTERTAINMENT P.I.', $11,964,400) stands in the name 'USA ALLIANCE INC C/O MCWHINNEY REAL ESTATE SERVICES INC'. That is the operator's interest in the building, not the fee. No lease or price for the station's redevelopment was read; the roll records no sale. RTD holds 270 Denver parcels in all ($911.3M). |

Related LLCs hold the surrounding ground: Kroenke Parking LLC (5 parcels), Kroenke 1055 LLC and Kroenke 923 LLC, 15 parcels and about 95 acres in all, $292.5M. The arena parcels carry no recorded sale in the City's files, so no price exists. The roll names only the LLCs; no filing opened names their members, and individual owners are not named here. |

The District holds 20 parcels, about 98 acres and $892.5M, including the surrounding parking lots. No sale is recorded on the stadium parcel. Stadium districts own both Denver venues: the baseball district holds 14 parcels around Coors Field ($142.3M). |

The core land
The most valuable ground in the city, and what the public record says about it.
Denver's roll values every parcel, exempt public land included. The most valuable single parcels are public: the airport terminal, the convention centre and the football stadium. Private value concentrates in a band of 1980s 17th Street towers, held by Brookfield and BPREP-named entities and private-equity LLCs. Since 2024 those towers have sold at 10–15% of their 2018–2020 prices, and Public Trustee foreclosure deeds have multiplied. Figures are appraised (actual) values in the City's Parcels layer and prices in its Sales and Transfers file, read 13 Oct 2026, summed and sorted by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The City and County of Denver owns about 36% of the parceled land in its own name: some 31,400 of 87,000 acres, most of it Denver International Airport on the far north-east map sheets, plus parks, golf courses and the civic core. After it come the school district, Denver Water, the railways, RTD and the State. Private concentration is institutional: a foundation that owns the ground under the Cherry Creek mall, the Catholic archdiocese and two hospital systems. Counts group each owner's spelling variants. Acres use the smaller of the roll's land area and the mapped polygon. The Denver Federal Center is in Lakewood (Jefferson County) and has no parcel on Denver's roll.
| Name | Type | Denver roll, Oct 2026 |
|---|---|---|
| City and County of Denver (incl. Denver International Airport) 125 City parcels on the airport map sheets (schedule numbers 11– and 12–) cover about 22,300 acres, valued at $2.36B, including the $971.2M terminal parcel. 436 parcels are classed 'Denver Park'. Excludes Denver Water, the Housing Authority and the schools, which are separate entities. |
Government | 3,328 parcels, about 31,400 acres, $6.54BA |
| School District No. 1 (Denver Public Schools) Includes 25 parcels in the name of Denver School Facilities Leasing Corporation, the district's financing vehicle. |
Government | 226 parcels, about 1,320 acres, $3.60BA |
| Board of Water Commissioners (Denver Water) Reservoirs, treatment plants and the Marston Lake area. Water lands outside Denver are not on this roll. |
Government | 51 parcels, about 910 acres, $290.6MA |
| Union Pacific Railroad and BNSF Railway Union Pacific: 203 parcels, about 420 acres, $458.8M. BNSF (mostly 'Burlington Northern RR Co Property Tax Department'): 163 parcels, about 310 acres, $486.8M. |
Public company | 366 parcels, about 730 acres, $945.6MA |
| State of Colorado (incl. CDOT) 464 parcels (about 235 acres) are Colorado Department of Transportation highway land. The State's largest Denver value is the 1300 Broadway office ($242.5M). The Auraria Higher Education Center's board, a state body, holds 45 more parcels (about 140 acres, $559.7M) for the shared downtown campus. |
Government | 522 parcels, about 590 acres, $1.16BA |
| Regional Transportation District (RTD) Includes Denver Union Station ($197.0M). |
Government | 270 parcels, about 320 acres, $911.3MA |
| Public Service Company of Colorado Substations, plants and corridors, recorded under six spellings of the name. Its parent (Xcel Energy) is not stated on the roll. |
Public company | 141 parcels, about 220 acres, $267.0MA |
| Temple Hoyne Buell Foundation Includes 3000 E 1st Ave, the Cherry Creek Shopping Center parcel, appraised at $395,350,000, the most valuable privately held parcel in Denver. The roll names the foundation, not the mall operator. Also notable: the Archdiocese of Denver (113 parcels, $420.0M) and Denver Health and Hospital Authority (33 parcels, $775.6M). |
Institution | 11 parcels, about 47 acres, $684.9MA |
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Denver is almost built out, so new homes come from infill townhomes and apartment blocks, and from the last large redevelopment, the former Stapleton airport (Central Park). Denver County permitted 4,727 units in 2025: 1,027 single-family, 12 in 3–4-unit buildings and 3,688 in 5+-unit buildings. In 2024 it permitted 3,994 (872 single-family and 3,118 in 5+-unit buildings). The national builders that dominate the Front Range barely appear here: none of Lennar, D.R. Horton, Taylor Morrison, Richmond American (MDC) or Meritage holds a parcel in its own name on the City roll. The figures below count unique deeds, over $100,000, on which each builder was the seller in the City's sales file, Jan 2022 to Sep 2026, against 2018–21. Deeds are closings, not starts.
| Name | Type | Deeds as seller, 2022–Sep 2026 (2018–21) |
|---|---|---|
| Taylor Morrison (William Lyon Homes, Inc.) All sold as 'William Lyon Homes Inc' (also 'Lyons' in 2018–21), not under the Taylor Morrison name. Taylor Morrison's Exhibit 21.1 for 2025 lists William Lyon Homes, Inc. (California) as a subsidiary. |
Public company | 342 (742)A |
| Clayton Properties Group II, Inc. (Oakwood Homes; Berkshire Hathaway) The roll's 25-parcel holding is titled 'Clayton Properties Group Inc Oakwood Homes'. Berkshire Hathaway's Exhibit 21 lists Clayton Properties Group, Inc. (Tennessee); the 'II' entity that signs the deeds is not itself listed, so the parent link is tier B. |
Public company | 291 (844)B |
| Lokal Communities LLC 65 parcels still in its name on the roll ($24.4M). No filing opened gives its ownership. |
Private company | 273 (0)A |
| FC Stapleton Homes LLC (and II, III) Sellers of finished lots and homes in Central Park (former Stapleton). The related FC Stapleton II LLC was the dominant seller in 2018–21 (about 1,100 deed rows). No filing opened names the parent, so none is named. |
Private company | 260 (23)A |
| KB Home (KB HOME Colorado Inc.) 4 parcels in its name on the roll. KB Home's FY2025 Exhibit 22 lists KB HOME Colorado Inc. as a guarantor subsidiary. |
Public company | 67 (211)A |
| Weekley Homes LLC Infinity Home Collection entities sold 76 (207), Lennar Colorado, LLC 21 (51; listed in Lennar's Exhibit 21, s19), Meritage Homes of Colorado, Inc. 3 (0; Meritage Exhibit 21, s20) and Richmond American 0 (12). |

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Downtown office is held by Brookfield and BPREP-named entities, private-equity LLCs and, increasingly, buyers at distress prices. The listed landlords with the largest Denver books are apartment REITs, which report Denver as a metro market (the City is part of it). Single-family rental REITs hold houses in their securitisation LLCs. Figures are from each owner's 10-K unless marked as roll counts.
| Name | Type | Denver holding |
|---|---|---|
| Equity Residential FY2025 10-K: 3.6% of stabilized budgeted NOI, average rent $2,195; Denver is one of four 'expansion markets'. On the City roll, 15 parcels in EQR-named LLCs (EQR-Theo, EQR-Fitzsimons, EQR-1776 Broadway and others) are appraised at $554.7M, with 1,601 units. |
REIT | 16 properties, 4,678 units (Denver market)A |
| Camden Property Trust FY2025 10-K: 95.9% occupancy, $2,139 average monthly rent; Denver is 4.7% of its real estate. Camden Baker (434 homes, $191.0M estimated cost) is under development, held on the roll by Camden Baker LLC. |
REIT | 9 properties, 2,873 homes (Denver market)A |
| Brookfield Office Properties (BOP) and BPREP-named entities Republic Plaza and its garage (BOP Republic Plaza I LLC), 1801 California and its garage (BPREP 1801 California Street Owner LLC) and two warehouses (BPREP Umatilla, BPREP Joliet). The BPREP 707 and 717 17th Street LLCs sold their towers for $28.675M per deed in Nov 2025. Roll count. The BOP link to Brookfield is in the 2012 Republic Plaza prospectus; the BPREP entities share Republic Plaza's mailing address, but no opened filing names their parent. |
Private equity | 7 parcels, $505.1M, 3.49M sq ft gross (roll)A |
| Prologis Warehouses near I-70 and Havana St held as Prologis, Prologis LP, Prologis MCA II LLC and Prologis-Macquarie U S LLC. Prologis's 10-K does not split out Denver, so this is a City roll count only. |
REIT | 12 parcels, 2.27M sq ft industrial, $202.2M (roll)A |
| American Homes 4 Rent FY2025 10-K Schedule III, homes acquired 2012–2025. On the City roll, 136 parcels stand in American Homes 4 Rent Properties LLCs (103 in 'Properties Nine'). Invitation Homes' borrower and holding LLCs hold 146 more. |
REIT | 886 homes, $297.5M gross (Denver market)A |
| UDR, Inc. FY2025 10-K. UDR is headquartered in Highlands Ranch but holds little in Denver. The City's sales file records UDR Steele Creek LLC selling 3222 E 1st Ave for $137,300,000 in Apr 2026, the largest Denver sale of 2026 to date. |

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who stands behind the single-purpose owners: BCSP Denver Property LLC (tied to Beacon only by the 2011 MPG filings), BPREP 1801 California Street Owner LLC and BIT Investment Ninety LLC, LSREF7 Larimer Propco LLC (its Form D sibling names no sponsor), MPO 707/717 Owner LLC, 1144 Fifteenth Partners LLC and the CCP/MS SSIII Tabor Center LLC (the 93.39/6.61 split is as of 2007).
- What happened to the $125M Republic Plaza loan at its 1 Dec 2022 maturity. Only the 2012 prospectus was read.
- Whether the $28,675,000 recorded on each of the two Nov 2025 deeds for 707 and 717 17th Street is one combined price or two.
- Denver International Airport's own acreage (about 33,000 acres, 53 sq mi, is the commonly cited figure). flydenver.com is behind Cloudflare. The roll gives about 22,300 acres on City parcels on the airport map sheets, and part of the airport may be unparceled.
- Union Station Alliance's lease terms with RTD. The roll shows only a possessory-interest account in the name 'USA Alliance Inc c/o McWhinney'.
- Ball Arena redevelopment entitlements and any sale of the surrounding Kroenke land. The roll names LLCs only, and no price is recorded on the arena parcels.
- The Assessor's sale price is the City's recorded consideration. The TD-1000 declaration that feeds it is confidential by statute (C.R.S. 39-14-102, as cited on the form). Many deeds carry a nominal $10, and sales of owning companies leave no price at all (Republic Plaza 2016; 1801 California 2018–19 restructurings).
- Clerk and Recorder copy fees and the CountyFusion account terms were not read, because the host disallows robots.
- Residential condominium towers (44,144 residential condominium parcels) are owned unit by unit by individuals and are not named. Any such tower would carry owner null (not-disclosable).
- Builder figures are deeds as seller in the City file, not starts or closings company-wide. National builders' Front Range volume is in the suburban counties, not Denver.
- Nareit and CoStar-type landlord rankings remain paywalled or blocked (national pack gaps), so the commercial list is built from 10-K filings and the City roll.
