Daytona Beach, Florida

Florida publishes the owner of every Daytona Beach parcel and the deed-stamp price of every sale free, and the 2026 roll shows a city whose most valuable ground is public or institutional: the Speedway sits on leased public land, the airport and Ocean Center are the County's, and the two biggest private parcels are a hospital and a new Amazon warehouse.

Can you find out who owns it?

Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Volusia County Property Appraiser keeps the roll for the whole county, including the City of Daytona Beach: owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' - Florida taxes deeds at 70 cents per $100, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters), owners whose records s. 119.071 exempts, and the Appraiser's own parcel pages, which its robots.txt closes to automated reading.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies hold most of Daytona Beach's big ground. The County of Volusia has the most acres (about 2,040 in 208 parcels), almost all of it the airport, the Speedway land the roll puts in its name, and the Ocean Center. The City holds 1,217 acres in 366 parcels, the School Board 342, and three colleges and two hospital owners hold the next tier. Railways and FPL's network barely show, because the state assesses their operating property centrally. Acres are roll land square feet / 43,560; name spellings are grouped; individuals and family trusts are left out. 2026 initial final roll, City tax-authority codes 204 and 214.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Daytona Beach is one of the few coastal Florida cities still adding subdivisions, almost all west of I-95 around LPGA Boulevard (Latitude Margaritaville, Mosaic, the Preserve, Reserve at Strickland). The Census Bureau counted 529 single-family homes ($173.9M) permitted in the city in 2025, plus 32 units in 3-4-unit buildings and 392 units in 19 buildings of five or more, all 12 months reported (s22); Volusia County as a whole permitted 2,079 single-family homes (s23). The roll shows 2,886 single-family homes with a 2023-2025 year built. Figures below are parcels still held in each builder's name on the 2026 roll - lots and unsold homes, not homes built. Builders whose company name is a person's full name are given by their legal entity only.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Daytona Beach's commercial landlords are a mall REIT, an outlet REIT, a hotel company and the motorsport owner, with a run of 2020s apartment complexes along LPGA and Williamson Boulevards, each in its own LLC. Office is thin: the most valuable office parcel is an owner-occupied insurance headquarters. Listed owners are tied to roll entities by their 10-K property lists and head-office mailing addresses. Counted separately from housing.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who holds the fee under Daytona International Speedway: the roll puts the main parcel under 'COUNTY OF VOLUSIA LSD TO' (lessee cut off at 30 characters) and a 69-acre parcel under the Racing and Recreational Facilities District, while ISC's 10-K says it leases the land from the City of Daytona Beach. No deed or lease was opened.
  • The Hilton sale price: the deed stamp says $70.48M (Sep 2025, OR 8760/1953); a deal-listing site seen in search results gives a different figure and a December date. It was not opened, so the stamp figure stands.
  • Memorial Health Systems Inc's link to AdventHealth rests on the shared hospital address and CMS's listing, not a corporate filing.
  • Sponsors of the 2020s apartment LLCs (Napier Residences, CRE-GS Tomoka Village South, West Shore 500 East, Atlantica at Daytona, DK Gateway Andros and others), of the Ocean Walk entities at 6277 Sea Harbor Dr, of FF Florida Land Holdings LLC and of Whisper & Southern Daytona LLC (169 houses) were not established from filings.
  • Single-family rental holders: 22 homes stand in Invitation Homes-style entity names (IH2/IH3 Property Florida LP, 2013-1 IH Borrower LP, SRP Sub LLC, PO Box 4900 Scottsdale); no filing tying them to Invitation Homes was opened, so they are not attributed.
  • Owners whose records s. 119.071, F.S. exempts are removed from the public files (s3), so their holdings cannot be counted.
  • The 2026 roll used is the October 'initial final' roll, before Value Adjustment Board changes.
