Davenport, Iowa

Davenport's owners of record are public and free to read in bulk: hospitals, the City, the school district and two universities hold the most valuable ground, while the biggest private parcels are a Seattle-addressed logistics owner, a plastics plant, a casino and NorthPark Mall.

Can you find out who owns it?

Iowa records deeds with the county recorder, and the owner of every parcel is a public assessment record. Inside Davenport the City Assessor sets values; Scott County publishes the combined roll of both assessors as a free ArcGIS 'Cadastral' layer naming the deed holder, contract buyer, mailing address, land and building values and acreage for all 75,501 parcels in the county. The Recorder's land-records index (AVA) is free with no registration, and copies cost $1 for up to four pages. Sale prices are public because Iowa's transfer tax is printed on the deed: the Recorder publishes how to turn the tax back into a price.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public and non-profit bodies hold the most valuable ground in Davenport. A hospital system, not the City, has the largest assessed holding; the City holds the most land (1,865 acres, mostly parks, flood buyouts and creeks), followed by its park board and airport commission. Two private universities, St Ambrose and Palmer, hold most of the central hill. On the edges the big acreages are farm companies, John Deere and a quarry. Figures are total values on the Scott County roll of 23 Oct 2026 for parcels whose tax jurisdiction is the City of Davenport; exempt property is often valued low.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Davenport builds few new homes. The Census Bureau counted 55 single-family units ($17.2M) and one building of 52 units permitted in the city in 2025, and nothing in two- to four-unit buildings. No league table of builders exists for the city, so these figures count parcels each company holds on the 23 Oct 2026 roll - mostly unbuilt lots - not homes built. Single-family rental is local: the largest holder is a Bettendorf company with 191 houses. Builders whose names are a person's name are left out.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Davenport's private commercial wealth is a few very large single parcels on the I-80 edge (a logistics center, a plastics plant, a food plant, a casino) plus apartments and the mall. Downtown towers are worth little on the roll. Railroad and utility operating property is barely on the city roll (MidAmerican Energy 16 parcels, $6,580; Iowa-American Water 10 parcels, $0.28M), which suggests it is assessed elsewhere; that was not checked. Figures are total values on the Scott County roll of 23 Oct 2026, Davenport parcels only.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who stands behind CF Caiman DVN LLC, and whether Amazon owns or leases the 2022 Research Pkwy building; only the Seattle mailing address and the 2021 Amazon announcement were read.
  • That Elite Casino Resorts owns Rhythm City Casino LLC (Wikipedia says so; no filing was opened).
  • The owner of the MidAmerican Energy Building, 106 E 2nd St (15 floors, 220 ft per Wikipedia); no roll parcel at that address was matched.
  • Sale prices for the marquee conveyances: the county layer's SalePrice field is empty, the Beacon sales pages are barred by robots.txt, and no deed was opened in AVA.
  • The City of Davenport's ACFR principal-taxpayer table and City Assessor pages: davenportiowa.com bars ClaudeBot.
  • Whether railroad and utility operating property in Davenport is assessed by the state rather than the City Assessor (inferred from its near absence on the roll, not checked).
