Corpus Christi, Texas

Corpus Christi's appraisal district gives away its whole certified roll free, so the owner of every downtown tower can be read in minutes - but Texas records no sale price, so what any of them changed hands for stays off the public record.

Can you find out who owns it?

Texas keeps no public title register; ownership is read from the county appraisal district. Corpus Christi lies mostly in Nueces County (with small parts in Kleberg, San Patricio and Aransas counties, not covered here), where the Nueces Central Appraisal District (NCAD) publishes its entire 2026 certified appraisal roll - owner of record, mailing address, legal description, deed date and instrument number, state class, acreage and value for every account - as a free download, with parcel shapefiles alongside. Deeds are recorded by the Nueces County Clerk, whose online index exists but is closed to scripts. What no record holds is a price: Texas has no mandatory sales disclosure, and sales an appraisal district obtains privately are confidential under Government Code Sec. 552.149.

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Harbor Bridge (US 181)

Civic Not established
the register is open, but this building was not matched
The new cable-stayed bridge opened to traffic on 28 Jun 2025 and demolition of the old bridge followed (Wikipedia). FHWA's project profile names the Texas Department of Transportation as project sponsor and borrower, gives the cost as $1.065 billion (design-build contract plus the NPV of a 25-year maintenance agreement) and the funding as $798.8M federal, $202.2M state, $39M from Nueces and San Patricio county reinvestment zones and $53M in right-of-way and utility donations; Flatiron/Dragados LLC was the design-builder. No NCAD roll account covers the bridge (TxDOT's name stands on 38 small accounts countywide) and no document opened states who holds title, so the owner is left open.

The core land

The most valuable ground in the city, and what the public record says about it.

Figures come from NCAD's 2026 certified roll and its certified totals for taxing unit C03, the City of Corpus Christi (the Nueces County part of the city only). The most valuable property in the county is not in the City's taxing unit at all: the refineries on the Inner Harbor are carried in the City's separate industrial districts or outside it, so the City's own roll is led by a utility, a housing authority and a shopping mall.

Market value, City of Corpus Christi$44.56 billion
$44,564,035,846 on 141,049 properties (land $10.0B, improvements $30.3B, personal and mineral property $4.2B); net taxable $29,980,071,896 after $13.6B of exemptions. NCAD 2026 Certified Totals, C03, 31 Jul 2026.
Highest-valued account in Nueces County$922,680,820
Valero Refining Texas LP, 'West Plant' (account 9501692), outside the City's taxing unit; Flint Hills Resources Corpus Christi LLC's West Plant follows at $795,651,430 and Equistar Chemicals LP's plant at $488,914,980. NCAD 2026 certified roll.
Largest real-estate taxpayer in the City$98,995,145
Corpus Christi Retail Venture LP, La Palmera Mall (39.67 acres), fourth on NCAD's 2026 top-taxpayer list for the City behind AEP Texas Inc ($399.3M taxable, a utility), the Corpus Christi Housing Authority ($179.3M) and Trafigura Trading LLC ($168.0M).
Downtown (Bluff and Beach plats), all accounts$971.4 million on about 397 acres
1,064 City accounts whose legal description begins Bluff, Beach, Water Beach, South Water Beach or Central Wharf - the original downtown and bayfront plats. The City's Bayfront Plaza account alone is $127.6M. Median 2026 land value across 1,043 non-exempt accounts with a land area: about $12 per square foot. Computed from the NCAD 2026 roll.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Inside the City the largest holders are public: the City itself, the school districts, the Navy, the State and the Port. The refineries and petrochemical plants that give Nueces County its biggest values sit almost entirely outside the City's taxing unit, as does most of the Port's industrial land. The largest private acreage inside the City is ranch land on the south side, valued as open-space land. Acreages are NCAD's land-segment acres; where a legal description states a much larger figure it is noted, and one obvious keying error (a single subdivision lot carried at 22,600 acres) is excluded. Figures cover the Nueces County part of the City only; name variants are combined where listed.

Countywide the State holds 407 accounts plus a 15,368-acre 'submerged land' account outside the City ($1.54M); only two accounts stand in the General Land Office's own name, so the GLO's submerged-land holdings cannot be separated on the roll.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Corpus Christi builds a little over a thousand homes a year. Census permit estimates for 2025 give the City 1,384 units - 1,220 single-family, 18 in duplexes, 4 in a 3-4 unit building and 142 in buildings of five or more - and Nueces County 1,496. National builders are present but small, and local firms hold as many lots. The figures below count accounts in each group's own names inside the City on NCAD's 2026 roll (lots, unsold homes and land on 1 January, mostly state class O, 'residential inventory'), not homes built. Two of the biggest lot-holders are not builders: International Bancshares' merchant-banking arm and a credit fund (AXYS Capital Credit Fund LLC, 1,925 vacant lots). On the rental side, 'SFR Owner 2 LLC', mailed to Tampa, owns 199 houses ($56.1M), the City's seventh-largest taxpayer; the roll names no parent.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Of the City's 50 largest taxpayers, the only one tied here to a listed REIT's subsidiary list is National Storage Affiliates. The largest mall and the two power centres beside it on South Padre Island Drive belong to single-asset partnerships; the only prices on record come from mortgage-bond prospectuses. Downtown, one cluster of companies sharing the Ed Rachal Foundation's mailing address owns three downtown towers, including the third- and fourth-tallest in the city. The Corpus Christi Housing Authority's name stands on 20 accounts worth $270.7M, 18 of them large apartment complexes and 19 mailed to Houston addresses; it is the City's second-largest taxpayer ($179.3M taxable). H-E-B (14 accounts, $58.7M) and Walmart's real-estate trusts (5, $43.7M) own their own stores.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Any licence or terms of use on NCAD's roll export. The Downloads & Reports page states none, and the per-account search is robots-disallowed; republish is false throughout.
  • What One Shoreline Plaza LLC acquired on 7 Oct 2025 and for how much, and how the 2015 CMBS loan that matured on 6 Mar 2025 was resolved; no 10-D or deed was read.

  • A 'Bank of America Tower (Corpus Christi)'. No building of that name is on the roll or in Wikipedia's list of the city's tallest buildings; Bank of America branches on the roll are small.
  • Who holds title to the new Harbor Bridge. FHWA names TxDOT as project sponsor; no document opened states ownership.
  • The Corpus Christi Army Depot's land: it does not appear on the roll under any Army or depot name.
