Corona, California
Riverside County publishes Corona's parcel values but no owners; the City's audited taxpayer list shows a roll led by apartment owners and Castle & Cooke's Crossings at Corona, while Monster Beverage owns its headquarters campus, UHS owns the regional hospital and the airport sits on Army Corps land leased to the City.

California has no public title register: ownership is proved by deeds recorded with the County Recorder, and the County Assessor keeps the roll. In Riverside County both sit with the Assessor-County Clerk-Recorder, whose website's robots.txt excludes AI agents, so its fees and data products were not read. The County publishes its parcel map as open data with land and improvement values, use class and tax rate area, but no owner name and no sale price. Under Proposition 13 a sale resets the roll value.

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Monster Beverage headquarters campus 1 Monster Way, Corona, CA 92879 |
Office | Monster Beverage Corporation Monster's FY2025 10-K (properties as of 13 Feb 2026) calls it 'Our owned corporate headquarters located in Corona, California': a free-standing six-story building (LEED Gold, ENERGY STAR), a three-story parking structure and storage facility housing the quality-control laboratory, and free-standing three-, one- and two-story buildings. Floor area and purchase price are not stated. 'Monster Energy' is the City's 3rd-largest employer, 1,080 jobs in 2025 (544 in 2016). Monster does not appear in the City's top ten property taxpayers. |

| Corona Regional Medical Center 800 S Main St, Corona, CA 259 licensed beds (UHS 10-K) |
Institutional | Universal Health Services (taxpayer of record: UHS Corona Inc) UHS's FY2025 10-K lists 'Corona Regional Medical Center, Corona, California, 259, Owned'. The City's FY2025 ACFR lists 'UHS Corona Inc' as the 10th-largest property taxpayer, $107.1M taxable value (0.38% of the roll; $50.5M in FY2016), and the hospital as the 2nd-largest employer, 1,250. Address from Wikipedia (which gives 238 beds; the 10-K figure is used). |

| The Crossings at Corona Northeast corner of I-15 and Cajalco Rd, Corona 833,995 sq ft |
Retail | Castle & Cooke (taxpayer of record: Castle and Cooke Corona Inc.) REBusinessOnline (15 Nov 2024): Castle & Cooke received $140M of financing for Crossings at Corona, a balance-sheet loan from Deutsche Bank AG arranged by JLL 'for the borrower'; completed 2005, 833,995 sq ft, shadow-anchored by Target (so the Target store is not part of it). The City's FY2025 ACFR lists 'Castle and Cooke Corona Inc.' as 4th-largest taxpayer, $209.1M (2nd in FY2016, $176.3M). Neither source says outright that the borrower holds title, and the ACFR line is not tied to a parcel, so tier B. No sale price; Castle & Cooke developed it. |

| Corona Municipal Airport 1900 Aviation Dr, Corona, CA 92880 (Prado Basin) approx. 100 acres |
Land | United States (U.S. Army Corps of Engineers); leased to the City of Corona The City: the airport is 'nestled on approximately 100 acres of U.S. Army Corps of Engineers (USACOE) land leased to the City of Corona in the Prado Basin'; recreational general aviation only, 300-350 based aircraft, about 35,000 operations a year; run self-supporting from rents and state grants, with sub-master lease holders for tie-downs. The City's ACFR keeps it as an Airport Enterprise Fund. Wikipedia's infobox leaves the owner blank and names the City as operator. |

| Bedford (former Arantine Hills) master-planned community Near I-15 and Cajalco Rd, south Corona $136.4M total JV assets (31 Dec 2019) |
Land | Arantine Hills Holdings LP The New Home Company's FY2019 10-K lists 'Arantine Hills Holdings LP (Bedford)', formed 2014, Corona, CA, with New Home holding 5% and the JV carrying $136.4M of assets; New Home bought lots from the JV under 2018 option agreements (one at a $10.5M gross land price). Its FY2020 10-K says it sold its interest to 'our partner' for $5.1M, closing Q3 2020. The partner is not named in the passages read. 'Arantine Hills Holdings LP' was the City's 7th-largest taxpayer in FY2016 ($74.0M); it is not in the FY2025 top ten, consistent with lots having been sold to builders and homebuyers. Lots sold off are no longer the JV's. |

| Fender Musical Instruments Corona factory Corona (address not stated in the sources read) |
Industrial | Not established a paid title search would answer it 'Fender USA Corona' is the City's 5th-largest employer, 903 jobs in 2025 (600 in 2016). Fender itself is private, majority-owned by Servco since 2020, with its headquarters in Los Angeles and a co-headquarters move to Phoenix announced for 2025 (Wikipedia) - so Corona is the manufacturing and Custom Shop site, not the HQ. No document read says whether Fender owns or leases the Corona buildings; in California that needs a recorded deed. |

| Historic Civic Center and City Hall City Hall, 400 S Vicentia Ave, Corona, CA 92882 (Historic Civic Center address not stated in the pages read) 380-seat Civic Center Auditorium |
Civic | City of Corona The City's ACFR capital-asset statistics count the 380-seat Civic Center Auditorium among City-owned facilities, and the City marked the Historic Civic Center's 100th anniversary in 2023. City Hall's address is from the City's own pages. No deed was read; City operation and the ACFR asset count make City title the reading, tier B. |

Mixed use | Not established the source would not open Dos Lagos is a City specific plan adopted 21 June 2000 (Wikipedia's neighbourhood table). No filing, City document or reported sale read names the owner of the Shops at Dos Lagos, the golf course or the office parcels. 'Wilshire Corona Lakeside' tops the City's FY2025 taxpayer list ($330.8M) but nothing read ties that name to Dos Lagos, so no link is drawn. |

The core land
The most valuable ground in the city, and what the public record says about it.
Riverside County publishes Corona's parcels with land and improvement values but no owner name; the only free document read that names owners against values is the City's audited ACFR, which reprints the ten largest property taxpayers from HdL Coren & Cone. The highest-valued parcels on the roll layer are apartment complexes.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Corona's largest named holders are public bodies, a few long-standing developers and, increasingly, apartment owners. The City's ten largest taxpayers held 6.38% of the $29.40B FY2025 roll ($1.79B), against 6.07% in FY2016; six of the 2025 ten appear to be apartment-owning LLCs (Raintree Corona Pointe, TAI OW Monterey Owner, AMFP VI Ashton, BREIT MF Promenade Terrace, Artisan Corona Apartments, and 'Wilshire Corona Lakeside' by name only), replacing Kaiser, Watson Laboratories, Costco and Dart Container from 2016. The County's open parcel layer has no owner field and the Assessor-Clerk-Recorder site excludes our agent, so acreage by owner could not be counted. Temescal Valley to the south is an unincorporated CDP (26,232 people in 2020), not part of the city; its land is outside this record.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Corona is largely built out, and new single-family permitting is small: Census permits for the city show 139 single-unit permits in 2023 (12 months reported), 146 in 2024 (9 months reported) and 96 single-unit plus 5 units in one 5+ building in 2025 (11 months reported), with no multifamily in 2023-24. The one large recent master plan is Bedford (former Arantine Hills) at I-15 and Cajalco Rd, run through Arantine Hills Holdings LP. Greenfield building south of the city is in unincorporated Temescal Valley. No City permit list naming builders was read, and public builders report only regions or counties.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Corona's commercial roll is industrial-heavy - $4.36B industrial against $3.21B commercial in FY2025 (Schedule 5b) - but the largest single taxpayers are apartment owners, not warehouse REITs. Only Rexford among the listed industrial REITs whose 10-Ks were searched (Prologis, Terreno, EastGroup, STAG, First Industrial) names Corona buildings. Book cost in Schedule III is not a sale price.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The Riverside County Assessor-County Clerk-Recorder's fees, roll products and policy on owner names online: its robots.txt excludes AI agents, so titleSearchFee and bulkOwnership are null and ownershipPublic follows the California pattern rather than the register's own page.
- Fender's Corona factory: whether Fender owns or leases it, and its address, were not stated in any source read.
- Dos Lagos (Shops at Dos Lagos, golf course, offices) and Corona Hills Plaza: no owner established. Kimco's Schedule III lists 'Corona Hills Plaza', CA (acquired 1998, gross $80.35M) but the row gives no city, so it is not entered as a Corona holding.
- Who stands behind Wilshire Corona Lakeside ($330.8M), TAI OW Monterey Owner LLC, Polla Acquisitions, Rexco, Raintree Corona Pointe and Artisan Corona Apartments: the City's table names no parent and no filing read identifies them.
- The partner that bought The New Home Company's Bedford interest in 2020: search results point to Tricon, but the reporting host (ocbj.com) excludes ClaudeBot and the 10-K passages read say only 'our partner'. Search results also name TRI Pointe Homes and Woodside Homes as Bedford's first builders; not read, so not entered.
- Large logistics: Prologis's 10-K does not list buildings by city, and none of the industrial REIT filings searched beyond Rexford names Corona; Corona's large warehouse owners are not established.
- County of Riverside, Riverside County Flood Control and Water Conservation District, BNSF / Union Pacific rail right-of-way and SCE substations: no land inventory was read, so they are not listed with holdings.
- Temescal Valley land (developers): the CDP is unincorporated and outside the city, so its landholders are not part of this record.
- Kaiser Permanente Corona: Kaiser Foundation Health Plan was the largest taxpayer in FY2016 ($213.5M) but is not in the FY2025 top ten; what changed was not read.
