Columbus, Georgia
Columbus shows the owner of any parcel free but one search at a time behind a click-through, and its open map names no owners, so this record rests on filings and audits: Fort Benning's federal land, a City-owned civic core, Aflac's owned campuses, and a tax roll led by Pratt & Whitney.
9 buildings · 5 with an owner established · 28 sources · 7 tier A · 2 tier B · prepared 2026-10-14
Georgia records title by deed with the Clerk of Superior Court in each county, indexed statewide by the GSCCCA, whose online search costs $14.95 a month (Premium, with address and PT-61 searches, $29.95) plus $0.50 a printed page. Columbus and Muscogee County are one consolidated government, and its Board of Tax Assessors shows the owner of every parcel free, one search at a time, through qPublic and an iasWorld public-access site; both sit behind a click-through disclaimer or a bot challenge, and the City's open GIS parcel map carries no owner names. Sale prices exist because the seller declares them on Form PT-61 to pay a transfer tax of $1 per $1,000.

The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Aflac worldwide headquarters 1932 Wynnton Road, Columbus |
Office | Aflac Incorporated Aflac's 2025 10-K gives 1932 Wynnton Road as its principal executive office and states: 'In the U.S., the Company owns land and buildings that comprise two primary campuses located in Columbus, Georgia. These campuses include buildings that serve as the Company's worldwide headquarters and house administrative support and information technology functions for U.S. operations.' The filing gives no floor area, cost or acquisition date, so no price is shown. The subsidiary holding title was not established (the county roll was not read). CCG's address layer puts 1932 Wynnton Rd on parcel 184 023 014 (7.3 GIS acres). |

| TSYS Riverfront Campus One TSYS Way, Columbus |
Office | Not established the source would not open TSYS's last 10-K (2018) gives One TSYS Way as its head office and says it owned 11 facilities of 1,436,568 sq ft, without naming them. Global Payments, which bought TSYS in 2019, says in its 2025 10-K only that most of its offices and data centres are leased, and that in January 2026 it divested its Issuer Solutions business (the old TSYS issuer processing) to FIS while buying Worldpay. FIS's 2025 10-K names no Columbus property. Which company now holds title to the riverfront campus is therefore not stated in any filing opened; the roll sits behind a disclaimer we did not accept. Address layer: 1 TSYS Way, parcel 005 010 001 (11.4 GIS acres). |

Office | Not established the source would not open Synovus's 2024 10-K gives 33 W. 14th Street as its principal office and says the company and its subsidiaries owned 145 facilities (1,338,714 sq ft) and leased 118, 'primarily ... office space ... in our headquarters in Columbus, Georgia and throughout our footprint', without saying which. Synovus filed Forms 15 on 12 Jan 2026 and stopped reporting after its merger with Pinnacle. No filing opened states who holds title to the headquarters block; the county roll was not read. Address layer: parcel 005 017 004 (1.1 GIS acres). |

Retail | Peachtree Mall L.L.C. CSAIL 2016-C7 prospectus: borrower Peachtree Mall L.L.C., sponsor GGP Limited Partnership (now Brookfield); the loan is 'secured by the borrower's fee interest' in the mall; $80.3M whole loan, appraised $140M at 1 Sep 2016, maturing 6 Dec 2025. The trust's 2025 10-K still carries it (special servicer Rialto). Wikipedia names The Woodmont Company as manager 'as of September 2026 receivership order'; no court or servicer document confirms it. 'Peachtree Mall, LLC' was the 4th-largest City taxpayer in 2016 ($31.1M assessed) and is not in the 2025 top ten (ACFR). Address layer: 3131 Manchester Expy, parcel 069 008 005, 17.3 GIS acres. |

| Columbus Airport (CSG) 3250 W. Britt David Road, Columbus |
Civic | Columbus Airport Commission The airport's own site states: 'Columbus Airport is owned and operated by the Airport Commission.' Its About page is titled 'About CSG - Columbus Airport Commission' but gave no acreage or history text. Whether the Commission or the Consolidated Government holds the deed to each airfield parcel was not checked on the roll. CCG's address layer puts 3250 W Britt David Rd on parcel 070 002 014, 546 GIS acres. The City's FY2025 ACFR lists the Commission, created by constitutional amendment (Ga. Laws 1968), as a component unit whose members the Council appoints, at 3250 West Britt David Road. |

| Columbus Civic Center 400 4th Street, Columbus |
Civic | Columbus Consolidated Government A 10,000-seat arena with 23,000 sq ft of flat floor (Civic Center pages, s19). The City's FY2025 ACFR carries the Civic Center as an enterprise fund of the Consolidated Government, with $13,046,750 of depreciable capital assets net at 30 Jun 2025, i.e. on the City's own books. Since 1 Jul 2025 the Columbus Sports & Entertainment Authority, 'a subordinate branch of the Columbus Consolidated Government', supervises its 'buildings, grounds and operations' (s18). Address from its contact page; parcel 001 001 001, 22.1 GIS acres (CCG layers). |

| Fort Benning Southwest of Columbus, in Muscogee and Chattahoochee counties, GA, and Russell County, AL more than 182,000 acres |
Institutional | United States (Department of the Army) The Army's installation page: 'Fort Benning covers more than 182,000 acres and is located southwest of the city of Columbus, Georgia', taking in 'considerable portions of Muscogee and Chattahoochee counties in Georgia' and 'a small portion of Russell County, Alabama', with about 12,000 acres in Alabama. Some program listings on the same page still say Fort Moore. Muscogee County is coextensive with consolidated Columbus, so part of the post lies inside the City's legal limits; how many acres was not established. The CCG 2026 parcel layer covers about 81,062 GIS acres, which this research did not attempt to reconcile with the post's boundary. |

| Piedmont Columbus Regional Midtown 1800 10th Avenue, Columbus |
Institutional | Not established the source would not open CMS enrolment data name the hospital's operator as The Medical Center, Inc. (non-profit, CCN 110064), d/b/a Piedmont Columbus Regional Midtown, at 1800 10th Ave, with Piedmont Healthcare Inc holding 'operational/managerial control' (100%) since 1 Mar 2018. That is the licensed operator, not necessarily the title holder: Georgia hospitals are often deeded to a public hospital authority and leased to the operator, and the county roll that would settle it was not read. CCG's address layer puts 1800 10th Ave on parcel 016 032 003 (4.0 GIS acres); the campus spans more parcels than that. |

| St. Francis-Emory Healthcare 2122 Manchester Expressway, Columbus |
Institutional | Not established the source would not open CMS enrolment data: St Francis Health LLC (proprietary, CCN 110129) operates St. Francis Hospital at 2122 Manchester Expy. Its owner records list St. Francis Holding Company, LLC (100% direct, from Dec 2021), and indirect interests of EHC Ventures, LLC (51%, from Jan 2020) and Georgia Healthcare Partner, LLC (49%), with Knight Health Holdings LLC (ScionHealth) at 100% indirect and Kindred Healthcare Operating LLC holding managerial control. These describe the operating company. Who holds the deed was not established. Address layer: parcel 035 004 001, 11.7 GIS acres. |

The core land
The most valuable ground in the city, and what the public record says about it.
No owner-level roll could be read (see titleRegime), so the core is described from the City's audited statistics and its open parcel layer. Values are the Muscogee County Tax Commissioner's figures as printed in the City's FY2025 ACFR; Georgia assesses at 40% of fair market value. Parcel counts and acres are from the CCG 2026 parcel layer, summed by this research on 14 Oct 2026.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Columbus's largest landholder is the federal government: Fort Benning's 182,000-plus acres take in a considerable part of Muscogee County, which is the same territory as the consolidated city. After it come the Consolidated Government and its component bodies (the Airport Commission, Columbus Water Works, the Land Bank), the school district and the state university. On the private side the largest holders by assessed value are the city's own employers. This list is built from audited statements and federal data because the county roll, which would rank owners by parcels and acres, could not be read under its terms. Norfolk Southern, CSX, Columbus Water Works, the Muscogee County School District and Columbus State University could not be measured from any source opened.

| Columbus Airport Commission The airport states that it is 'owned and operated by the Airport Commission' (s17), a component unit of the Consolidated Government created by constitutional amendment in 1968 (ACFR). The acreage is the GIS area of parcel 070 002 014 at 3250 W Britt David Rd on the CCG 2026 parcel layer (s1); that the Commission holds title to that particular parcel was not read on the roll. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Columbus builds few homes for a city of almost 200,000: the Census Bureau's permit survey shows 210 single-family units in 2022, 216 in 2023, 261 in 2024 and 230 in 2025, with apartments arriving in bursts (820 units in 27 buildings in 2022, 50 in 2023, 30 in 2024 and 2025). The 2025 figure is the Bureau's estimate, since the City reported no months that year, and 2024 is half estimated. New houses are built mostly by local, privately held firms, not the national public builders. No league table exists, so the builders below are ranked by new one- and two-family and townhouse permits of at least 800 sq ft in the City's own open permit layer, which runs only from January 2016 to April 2022. Several high-volume local firms whose company names are a person's full name are left out under this site's naming rule.
| Name | Type | New-home permits, Jan 2016 - Apr 2022 (CCG layer) |

| Allen Development Group Also named as owner on 70 permits, i.e. building on its own lots. |
Private company | 70 permits (Mar 2016 - Mar 2018)A |
| Leary & Brown, Inc. 52 as 'LEARY & BROWN INC' and 12 as 'LEARY & BROWN, INC.'. |
Private company | 64 permits (Feb 2016 - Feb 2022)A |
| CPJ Custom Homes, LLC Custom builder. |
Private company | 30 permits (Mar 2016 - Jul 2021)A |
| Pate Development, Inc. Contractor on new-home permits in the layer; no filing gives its volumes. |
Private company | 19 permits (Jan 2016 - Jan 2022)A |
Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
No REIT or institutional landlord appears among Columbus's largest property holders. The County's principal-taxpayer schedule, printed in the City's FY2025 ACFR, is led by the city's own employers (an engine plant, the insurer, the payments processor and a hospital) and by the W.C. Bradley group. The figures are 2025 assessed values (40% of market) of real and personal property combined, so a manufacturer's equipment counts as much as its land; they are taxpayer totals, not floor area. Georgia Power is a utility and is left out of this list.
| Name | Type | 2025 assessed value (real + personal) |
|---|---|---|
| Pratt & Whitney Rank 1 in 2025 (9.20% of City taxes levied); not in the 2016 top ten. Pratt & Whitney is an RTX business; the schedule does not split land from equipment or name the title-holding entity. |
Public company | $202,818,964A |
| Aflac Rank 3 (4.53%), up from $34.1M in 2016. Aflac's 10-K says it owns the land and buildings of its two Columbus campuses (see marquee). |
Public company | $90,521,189A |
| TSYS Rank 4 (3.33%), up from $30.1M in 2016. The schedule uses the TSYS name; its Issuer Solutions business passed from Global Payments to FIS in January 2026 (see marquee). |
Public company | $72,617,851A |
| St. Francis Hospital Rank 5 (2.81%). CMS records the operator, St Francis Health LLC, as a proprietary hospital with ScionHealth's Knight Health Holdings LLC as 100% indirect owner (see marquee). |
Private company | $64,959,505A |
| WC Bradley / WCB Residential Rank 8 (1.58%); as 'W. C. Bradley Company', rank 6 with $20.4M in 2016. A privately held Columbus company; the schedule names no subsidiary. |
Private company | $43,105,955A |
| Walmart / Sam's Club Rank 7 (1.83%). |
Public company | $42,367,753A |
| Greystone Properties Rank 10 (1.33%). The schedule gives no detail of its holdings. |
Private company | $35,965,876A |
Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Bulk ownership: owner names appear on CCG's GIS server only in services named '_Internal' (CurrentYearCAMA_Internal 'Parcels & CAMA', with owner, mailing address and deed book/page). They were not queried. Whether the Board of Assessors sells or releases a digest file was not established.
- Owner of record of every marquee building: qPublic (Cloudflare) and the CCG Public Access site (Agree/Disagree disclaimer) were not used, so no deed holder or sale price was read from the roll.
- TSYS Riverfront Campus: who holds title after Global Payments' January 2026 divestiture of Issuer Solutions to FIS. No filing names the campus.
- Synovus Centre: whether Synovus owned or leased its headquarters, and who holds it after the 2026 Pinnacle merger.
- Peachtree Mall: the September 2026 receivership (The Woodmont Company) is stated only in Wikipedia's infobox; no court, servicer or news document confirming it was found. Whether the $80.3M loan maturing 6 Dec 2025 was repaid, extended or defaulted was not established.
- Columbus State University RiverPark campus (Board of Regents of the University System of Georgia): columbusstate.edu did not answer, and no other source opened states title.
- Piedmont Columbus Regional Midtown and St. Francis-Emory: CMS names the operating companies; who holds the hospital real estate was not established.
- Pratt & Whitney's Columbus engine plant and the Kia supplier plants: the County's taxpayer list confirms Pratt & Whitney as the largest taxpayer, but no filing opened gives the plant's address, size or title-holding entity, and no Kia supplier's Columbus plant was traced to a source.
- Muscogee County School District, Columbus Water Works, Norfolk Southern and CSX holdings: the district's reports sit behind a robots-disallowed path, CWW's site is a JavaScript app with no readable content, and no railroad filing names Columbus land.
- Fort Benning: how many of its 182,000-plus acres lie inside Muscogee County (and so inside the consolidated city).
- Builder volumes after April 2022: the City's open permit layer stops then; ASH-Grayhawk, LLC's parent was not established.
- No recorded sale price is given for any Columbus building: PT-61 prices exist but sit in the GSCCCA index ($14.95/month, robots forbidden) and on the County's gated search.
