Columbus, Ohio
Franklin County's Auditor publishes the owner, value and sale price of every parcel in Columbus as free monthly downloads, because Ohio's conveyance fee makes buyers declare the price, but sales of a company that owns a building leave a $0 on the record.
8 buildings · 7 with an owner established · 24 sources · 5 tier A · 3 tier B · prepared 2026-10-13
Ohio records title by deed with the county recorder, and the county auditor keeps the tax roll. For the Franklin County part of Columbus (the city also reaches into Delaware and Fairfield counties, not covered here), the Auditor publishes every parcel's owner, mailing address, land use and market value. It also publishes every transfer with its conveyance number and sale amount, free and without registration, as monthly downloads. The price is there because a conveyance fee of $3 per $1,000 is charged on it. Deeds can be searched free at the Recorder, and recording costs $34 for the first two pages. The limits: exempt public property is carried at $0, and a sale of the company that owns a building shows no price.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The State's Riffe Center at 77 S High St is held the same way. |

The core land
The most valuable ground in the city, and what the public record says about it.
Columbus is valued here only for its Franklin County parcels. The roll's 'City' field, COLUMBUS CITY, covers 316,291 parcels. The most valuable land is institutional. The Ohio State University's main campus parcel ($8.18B) is worth more than four times all 323 elevator-office parcels in the city put together ($1.90B). Exempt State of Ohio parcels, the Rhodes Tower among them, carry $0 market value in the Auditor's Value file, and so do 1,595 of the City of Columbus's 1,775 parcels. Figures are Tax Year 2025 market values from the Auditor's 15 Sept 2026 extract, summed by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Columbus's largest holders are public and institutional. The State of Ohio, Ohio State University, the City, the airport authority and the housing authority between them hold several thousand parcels. Government values on the roll are unreliable: most exempt public parcels carry $0 market value. Counts below group the name variants of each owner, and acres are the roll's stated acreage, which is blank on most platted lots. Intel's Ohio site is in Licking County, outside Franklin County, and no Intel parcel appears on this roll. Columbus also spreads into Delaware and Fairfield counties, whose rolls were not read.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Columbus builds mostly apartments. In 2025 the City of Columbus permitted 9,116 units: 907 single-family, 216 in two-unit, 238 in 3–4-unit and 7,755 in 5+-unit buildings, up from 6,084 in 2024 (Census Building Permits Survey). Franklin County permitted 10,494, and the Columbus metro 15,757, including 5,549 single-family. The suburbs and Delaware County (1,637 single-family permits) build most of the region's houses. No Columbus builder league table is published. The figures below are parcels held in each builder's own name on the Auditor's roll: lots and unsold homes, Franklin County-wide, with the Columbus share. A large apartment developer is listed for contrast.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
No listed office REIT has a large Columbus downtown portfolio. Downtown towers are held by single-purpose LLCs (Huntington Center), by owner-occupiers (Nationwide, the State) or as condominiums (LeVeque). The listed landlords that report Columbus in their filings own warehouses, single-family rentals and a casino. Nationwide's own development arm and Easton's owner are the two largest private commercial holders on the roll. Figures are each owner's own filing unless stated, and the roll counts are Franklin County parcels.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Huntington Center after its loan maturity. The $140M CMBS loan matured on 7 Oct 2026, and no filing opened shows whether it was repaid, extended or sent to special servicing. The ownership chain is as the 2016 term sheet stated it, and later changes inside the partnership would not appear on the roll.
- Easton Town Center's present parent. Bath & Body Works sold its interest in 2024 without naming the buyer, and the roll still names Easton Town Center II LLC. The CMBS trust's 2025 10-K places the loan with special servicers (Situs, then Torchlight from 24 Jun 2025) but does not say why.
- Who stands behind the Scioto Peninsula LLCs (Scioto Peninsula Holdings Ltd, Scioto Peninsula FC LLC and 1B FC LLC, RB Scioto LLC). The roll gives Columbus and Indianapolis mailing addresses only. The $28,000,000 conveyance of 11 Apr 2025 is on a 0.541-acre parcel valued at $282,800, and the record does not say what the price covered.
- Who owns Nationwide Realty Investors today. The only filing opened is a 2002 Exhibit 21, which gave Nationwide Financial Services a 16% interest. The NWD entities are tied to it here by name and by a shared mailing address on the roll.
- LeVeque Tower's hotel floors. First LeVeque LLC (mailing address Rosemont, IL) holds six retail-condominium units bought for $5,725,000 in 2015. What those units contain was not established from a source.
- The Delaware County and Fairfield County parts of Columbus. Their auditors' rolls were not read, so all parcel counts and values cover Franklin County only.
- Values for exempt public property. The Auditor's Value file carries $0 for most State and City parcels, so public holdings are given as parcel counts and stated acres, not dollars.
- Sales of companies rather than buildings. These leave a $0 or 'For Taxation Only' transfer on the record (Huntington Center 2012, One Nationwide Plaza 2000). No price for those changes of control was found.
- Builder figures are parcels held in each builder's own name, not closings. Private builders (Maronda, Homewood, Fischer, Rockford) publish no volumes. Rockford Homes holds 41 parcels, all outside the City.
- Apartment complexes recorded as hundreds of condominium parcels (e.g. Gardens Owner LLC 1,398 parcels; University Village SPE LLC 1,126) inflate parcel counts. Their sponsors were not established.
- Nareit and CoStar-type landlord rankings remain paywalled or blocked (national pack gaps), so the commercial list is built from 10-K filings and the Auditor's roll.
