Columbia, South Carolina

Richland County shows the owner, market value and last sale price of every Columbia parcel free, one parcel at a time, through its own GIS Dataviewer and Spatialest property search, but sells its bulk GIS data only under a licensing agreement and charges a subscription for online deed records.

Can you find out who owns it?

South Carolina records title by deed with each county's Register of Deeds; there is no state title register. In Richland County, which holds almost all of Columbia, the Assessor's roll is free to search one parcel at a time on the county's GIS Dataviewer and on its Spatialest property search: owner of record, market and land value, heated area, and last sale date and price. Online access to the deeds themselves is a paid daily-to-annual subscription, and the county says its GIS data 'is available for purchase subject to a data licensing agreement', so no bulk file is open. Prices are on the record because every deed pays a $3.70 per $1,000 transfer tax.

Parcel R09014-02-02, 1737 Main St: owner of record CITY OF COLUMBIA, c/o Finance Director; market value $1,285,900 ($1,278,000 land). The roll carries only a nominal building value ($7,900, 100 sq ft), as it does on many exempt public parcels, so the figure says nothing about the building. No sale recorded. The City is the owner of record on 249 parcels county-wide under 'CITY OF COLUMBIA' and its variants (see landowners).

Colonial Life Arena

Land only. The arena's address and published coordinates (s9) fall on parcel R08915-05-07, 801 Lincoln St, 2.74 acres, owner of record CITY OF COLUMBIA, land $5,379,700, no building value, conveyed 3 Mar 2000 for a nominal $5. Wikipedia names the University of South Carolina as the arena's owner and OVG360 as operator (s9); no lease or deed we opened reconciles the two, so the building's owner is USC per Wikipedia and the land is the City's per the roll.

The core land

The most valuable ground in the city, and what the public record says about it.

Columbia's most valuable ground is the Capitol complex and the University of South Carolina campus around it, almost all exempt. The online roll gives market values parcel by parcel, but Richland County publishes no city-wide total we could open, so the figures below are single parcels read on the Dataviewer, not a ranking of every parcel in the city. Exempt public parcels often carry only a nominal building value ($7,900 to $8,900), so their market value is effectively land.

State House parcel (highest value found)$99.5M
1100 Gervais St (R08916-04-01), State of South Carolina: market value $99,457,500, of which land $89,664,000; taxable $0. Richland County GIS Dataviewer, read 21 Oct 2026 (s1).
Highest taxable value found$67.8M
1426 Main St (R09014-08-01), CORE SVA Columbia Main LLC: $67,752,200 market and taxable; sold 25 Apr 2022 for $79,139,959. Dataviewer (s1).
Tallest office tower, Capitol Center$43.2M

University of South Carolina estate in the city$754.7M
Market value of 159 parcels titled to the University in City tax districts (owner search, a floor). Largest is 1311 Blossom St at $71.1M. Dataviewer (s1).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Columbia's ground is held first by the federal government, then by the State and its university. Fort Jackson alone is a 51,628-acre parcel titled 'FORT JACKSON, MILITARY RESERVATION' inside the City's tax district. The University of South Carolina holds the most valuable public estate downtown, and the State's Capitol complex carries the highest land values found. Four private colleges (Benedict, Allen, Columbia College) and the Columbia Housing Authority hold dense blocks of the inner city. Parcels whose roll tax district ends in CC (the City of Columbia suffix, as on City Hall and the State House), from the Dataviewer owner search, each parcel then read one at a time; the search truncates long result lists, so counts are a floor, and the roll leaves acreage blank on many parcels, so acres understate.

Most of the county-wide acreage outside the city lies in tax district 1LR.

The owner search returned exactly 249 hits, which looks like a truncation, so the City's true count is probably higher. Exempt City parcels carry nominal building values, so value is mostly land.

Owens Airport parcel (R13702-09-01A, 81.12 acres) are both RICHLAND COUNTY on the roll in tax district 1CC but were not among the search hits, and the County's own administration building at 2020 Hampton St is 'OPTED OUT' of the online roll. Most search hits lie outside the city.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Columbia permitted 1,956 new homes in 2025, but the mix is unusual: only 910 were single-family houses ($163.7M of construction), against 864 units in 20 buildings of five or more units ($147.6M), plus 38 duplex and 144 three-to-four-unit homes. Every multifamily unit permitted in Richland County that year was inside the city, while 1,426 of the county's 2,336 single-family permits were outside it (Census BPS 2025, s13/s14). The roll shows the same split: the national builders hold their lot inventory mostly in unincorporated northeast Richland, not in the city. Figures are parcels in the builder's own name found by the Dataviewer owner search (a floor where the search truncates), read one at a time: lots and unsold homes, not closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Downtown Columbia's towers are held by single-asset LLCs, most of them mailing out of state (Brooklyn, Chicago, Newport Beach). The exception is AgFirst Farm Credit Bank, which owns its own headquarters tower. Single-family rental companies are present but, unlike in many Sun Belt cities, they hold most of their Richland County houses outside the city, in suburban tax districts. Office figures are single parcels read on the Dataviewer; rental figures are parcels found by the owner search and read one at a time (a floor where the search truncates at 125).

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Richland County School District One's holdings: the owner search returned only 9 City parcels under its name variants, far fewer than a district of its size must hold, so its schools are probably titled under name forms the search did not catch. Not reported as a landowner figure.
  • The City of Columbia's full parcel count: the owner search returned exactly 249 hits, which looks like a truncation.
  • The members of Hamilton Capitol Center LLC, CORE SVA Columbia Main LLC, ROIB 1301 Gervais LLC and EOSII at 1221 Main Street LLC: no filing we opened names them.
  • That 1426 Main St is the tower Wikipedia lists as the Hub at Columbia: matched by build year and size only.
  • Who owns the Colonial Life Arena building: Wikipedia says the University of South Carolina; the roll titles the land to the City of Columbia. No lease was opened.
  • Prisma Health's tenure at Richland Hospital: the land is titled to Richland County; no lease was opened.
  • Prices for the 2017 transfers of Capitol Center, 1301 Gervais and 1221 Main St: the roll records nominal $5 or $10 consideration, so the true prices are not on the public roll.
  • Register of Deeds subscription prices: shown only after creating an account, which was not done.
  • Whether the tax-district suffix 'CC' means the City of Columbia: inferred from City Hall, the State House and Fort Jackson all carrying it; no code table was opened.
