Colorado Springs, Colorado
In Colorado Springs the owner and last sale price of every parcel are free from the El Paso County Assessor; the City itself holds about a fifth of the land, a group of BLH companies some 18,000 mostly vacant acres on the eastern edge, and the most valuable parcels are hospitals, an Amazon warehouse and the Broadmoor.

Colorado records title by deed with the county Clerk and Recorder; Colorado Springs lies in El Paso County, whose Clerk lets anyone search recorded documents free but charges $50 a year for remote access to deed images. The El Paso County Assessor publishes a weekly download of every parcel in the county with its owner of record, mailing address, actual value and last sale price, plus monthly files of sales by property class. Prices reach the record because a documentary fee of $0.01 per $100 is paid on recording; the buyer's Real Property Transfer Declaration (TD-1000) itself is confidential. The county reserves copyright in its data compilations, so the file is cited, not mirrored.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The loan was not repaid at its 1 Aug 2025 maturity, went to special servicing on 9 Sep 2025 and stood at $58.8M in January 2026, the lender 'dual tracking workout discussions and foreclosure'. No later outcome was found. |

| Ford Amphitheater 13045 Spectrum Sun View, Colorado Springs 230,000 sq ft (roll, built 2024); land 9.01 acres (roll), 'approximately 9.5 acres' (8-K) |
Civic | The Sunset Amphitheater LLC (building); O'Neil Roth Ford, LLC (land) Venu Holding Corporation 14% of Sunset Amphitheater, LLC, with 100% voting control (FY2025 10-K) The roll splits the venue: the amphitheater improvements ($73,972,600) stand in the name of THE SUNSET AMPHITHEATER LLC, and the 9.01-acre ground in the name of ONEIL ROTH FORD LLC, recorded as an arm's-length sale of $49.7M. Venu's 10-K says it holds 14% of Sunset Amphitheater, LLC with all voting control. Its June 2026 8-K says the land sale 'did not involve the Ford Amphitheater itself' and that the buyer is co-owned by Venu's chairman and chief executive and a shareholder. In Nov 2025 Venu sold the 5.5-acre parking lot for $14M and leased it back. |

The rental-car service buildings beside the terminal are assessed to the car-hire companies. Peterson Space Force Base adjoins the airfield: of the parcels crossing the base boundary on the County's military layer, about 200 acres are titled to the United States of America, and the largest crossing parcel is the City's airfield parcel. |

The core land
The most valuable ground in the city, and what the public record says about it.
Colorado Springs' most valuable parcels are not office towers. They are hospitals (one Catholic, one City-owned), other City-owned sites and an Amazon warehouse; the Broadmoor is the most valuable hotel, and downtown's office towers are worth less than $80M each. Figures are actual (market) values on the El Paso County Assessor's parcel file of 6 Oct 2026 for parcels whose centre lies inside the City, summed and sorted by this research, and the County's 2026 certification of value.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Parcels whose centre falls inside the City cover about 112,200 acres. The City of Colorado Springs holds about a fifth of that in its own name: parks and open space, the airport and the utility system, whose land is titled to the City (the roll shows no owner named Colorado Springs Utilities). The largest private holding by area is a single set of companies, BLH No 1 to No 5 LLC, with about 18,350 vacant acres on the eastern edge, about twice as much as the next twenty private owners combined (about 8,900 acres). Federal land inside the City is mostly Peterson Space Force Base, which is barely parceled. Counts group every spelling of an owner. Acres use the smaller of the roll's land area and the mapped parcel, summed by this research from the County parcel file of 6 Oct 2026; holdings of private individuals are left out.
| Name | Type | Holdings in the City, Oct 2026 |
|---|---|---|
| City of Colorado Springs (incl. airport and utility land) Six spellings, mostly 'Colorado Springs City of' (1,987) and 'City of Colorado Springs' (309). Includes the airport's 3,938-acre airfield parcel, Garden of the Gods Park (two parcels, about 910 acres) and the hospital at 4002 Briargate Pkwy recorded 'Attn Memorial Hospital Admin' ($205.5M). A handful of parcels are addressed to the utilities (PO Box 1103, 'c/o Utilities Director'), but utility land is not separable. The Housing Authority, a separate body, holds 227 more parcels ($195.9M). |
Government | 2,308 parcels, about 23,800 acres, $1.65BA |
| BLH No 1 LLC to BLH No 5 LLC BLH No 1 LLC (40 parcels, about 12,310 acres) and BLH No 2 LLC (48, about 5,290) hold most of it; Nos 3 to 5 hold about 880 acres. Almost all is vacant or agricultural land, so its value is low. The mailing address, 111 S Tejon St Ste 222, is also the address of the Plaza of the Rockies units that the roll records 'c/o Nor'wood Dev' and of The Nor'wood Foundation. No filing opened states who owns the BLH companies, so no parent is named. |
Private company | 95 parcels, about 18,350 acres, $3.8MA |
| United States of America (incl. Peterson Space Force Base) The roll's federal parcels are held as United States of America (9, several c/o General Services Administration or the Army Corps of Engineers), United States Government (3, including the post office at 201 E Pikes Peak Ave) and Air Force Academy (2). The County's military layer (s8) puts Peterson SFB at about 1,355 acres, of which some 1,344 lie inside the City boundary on a 200-foot grid test by this research; most of the base carries no parcel. About 175 acres of the Air Force Academy's boundary fall inside the City; Fort Carson, Schriever SFB and Cheyenne Mountain SFS are outside it. |
Government | 14 parcels, 345 acres, $36.2M on the roll; Peterson SFB about 1,350 acresA |
| State of Colorado (incl. CDOT) Eleven spellings. The largest areas are two Department of Natural Resources parcels on Highway 115 and NORAD Rd (about 1,040 acres) and a Highway 115 parcel addressed to the State's wildlife agency at 6060 Broadway (about 360 acres). The Department of Transportation holds 125 parcels (about 160 acres); the community-college board holds parcels at 5675 S Academy Blvd recorded for Pikes Peak Community College. The State Board of Land Commissioners holds 16 parcels (about 7,100 acres) in El Paso County at its Sherman St address, only one of them, 5.5 acres, inside the City. |
Government | 166 parcels, about 1,755 acres, $97.7MA |
| School District 11 The City's central district, led by Palmer High School at 301 N Nevada Ave ($19.0M). Four other districts reach into the City: Academy School District 20 (32 parcels, about 500 acres, $121.2M, three spellings), Harrison School District No 2 (27, about 280 acres, $101.1M), Falcon School District 49 (16, about 170 acres, $28.9M) and Cheyenne Mountain School District 12 (14, about 120 acres, $18.1M). |
Government | 77 parcels, about 640 acres, $128.9MA |
| El Paso County Held as El Paso County (35) and El Paso County Facilities Corp (3, $100.0M on about 4 acres), all addressed to 200 S Cascade Ave. The largest single value is the County office at 1645 W Garden of the Gods Rd ($85.8M). One further parcel ($22.4M) is held jointly by Pikes Peak Regional SE Facilities LLC, the City and the Board of County Commissioners. |
Government | 38 parcels, about 635 acres, $388.6MA |
| Regents of the University of Colorado (UCCS) Six spellings, nearly all addressed to 1420 Austin Bluffs Pkwy, the Colorado Springs campus, several 'for the benefit of University of Colorado at Colorado Springs'. University of Colorado Health, a separate hospital operator, holds five parcels ($53.6M). |
Government | 46 parcels, about 540 acres, $54.5MA |
| Southern Colorado Rail Park LLC Grazing and dry-farm land off Charter Oak Ranch Rd on the City's southern edge, valued as agricultural land. Nearby, Edw C Levy Co (recorded d/b/a Schmidt Construction Inc and Centennial Materials Inc) holds 8 parcels, about 800 acres, mostly grazing land plus an earth-and-stone parcel. Other large private holdings by area: The Navigators (3 parcels, about 710 acres, religious-exempt), COG Land & Development Co (9 parcels, about 540 acres, one recorded c/o Broadmoor Hotel Inc) and Broadmoor Hotel Inc (21 parcels, about 415 acres). |
Private company | 8 parcels, about 2,350 acres, $0.9MA |
Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Colorado Springs still grows outward, and much of El Paso County's new-home land lies outside it: of 4,173 parcels the twelve builders named below hold county-wide, 1,284 are inside the City. The Census Bureau's permit survey publishes no figure for Colorado Springs itself: its 2025 place file has no Colorado Springs row, and El Paso County's permits are reported as a single block, labelled 'El Paso County Unincorporated Area', carrying 2,719 of the county's 2,721 single-family permits. The county permitted 5,707 homes in 2025 (2,721 single-family, 182 in two-unit buildings, 2,804 in buildings of five or more units) against 3,849 in 2024 (2,733 single-family and 872 in 5+-unit buildings). National builders are present but do not dominate: the largest holder of lots in the city is a local private company. The figures below count parcels standing in each builder's own name on the County roll of 6 Oct 2026 whose centre falls inside the City, with the county-wide count in brackets. They are lots and unsold homes, not starts or closings.

| Elite Properties of America Inc 270 vacant residential lots and 29 single-family homes inside the City, mailing address 2138 Flying Horse Club Dr. The roll names only the company; no filing opened names its owners or trade name, so none is given here. |
Private company | 300 (891)A |
| Toll Brothers (Toll Southwest LLC) 183 vacant lots and 17 homes inside the City. Toll Brothers' FY2025 Exhibit 21 lists Toll Southwest LLC, a Delaware limited liability company, as a subsidiary. |
Public company | 200 (416)A |
| D.R. Horton (Melody Homes, Inc.) 179 of the 180 are vacant lots. D.R. Horton's FY2025 Exhibit 21.1 lists Melody Homes, Inc. (Delaware) and the trade name 'D.R. Horton - Melody Series'; its 10-K names Colorado Springs as one of its Colorado markets. No D.R. Horton-named entity holds a parcel in the county. |
Public company | 180 (383)A |
| LGI Homes (LGI Homes - Colorado, LLC) All of LGI's El Paso County parcels lie inside the City: 129 lots and 8 homes. LGI Homes' 2025 Exhibit 21.1 lists LGI HOMES - COLORADO, LLC. |
Public company | 137 (137)A |
| Clayton Properties Group (Berkshire Hathaway) Held as Clayton Properties Group Inc, Clayton Properties Group II Inc and 'Clayton Properties', all at 4908 Tower Rd, Denver (the II entity's rows read 'c/o GMA Tax Dept.'). Berkshire Hathaway's 2025 Exhibit 21 lists Clayton Properties Group, Inc. (Tennessee); the 'II' entity is not itself listed, so the link for those parcels rests on the shared name and address. |
Public company | 111 (432)B |
| Lennar (Lennar Colorado, LLC) 80 lots and 8 homes inside the City. Lennar's FY2025 Exhibit 21 lists Lennar Colorado, LLC. Richmond American Homes of Colorado, Inc. (Sekisui House U.S., s24) holds 332 parcels county-wide but 2 in the City; Meritage Homes of Colorado, Inc. (s25) holds 331, none in the City. |

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
None of the fifteen most valuable office parcels in the City stands in a listed REIT's name: the top ones are owner-occupied (Ent Credit Union at 11550 Ent Pkwy, $78.0M; Progressive Direct Insurance; Focus on the Family; Oracle; Hewlett Packard Enterprise), and the downtown towers stand in private LLCs, condominium units and, in part, the City's name (see Palmer Center and Plaza of the Rockies). Apartment complexes, the largest private values on the roll, are each held in a single-property LLC, often a tenancy in common or a Delaware statutory trust, and no opened filing ties any of them to a listed landlord. The listed landlords present are single-family-rental REITs, which hold houses in securitisation entities. The largest private holders by value are owner-occupiers: the Catholic hospital system, Amazon and Walmart. Figures are roll counts inside the City (County parcel file of 6 Oct 2026) unless a 10-K is cited; links to parents rest on each company's Exhibit 21.

All but the 2024-1 entity are listed in Invitation's 2025 Exhibit 21.1 (s29); the 2024-1 entity is not listed, but its roll mailing address is the principal office the 10-K states. The 10-K reports Colorado homes only as its Denver market (2,954 homes). |

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who owns BLH No 1 LLC to BLH No 5 LLC (about 18,350 acres inside the City). The roll gives only the companies and a mailing address shared with entities recorded c/o Nor'wood Dev; no filing or register opened names their members.
- Who stands behind Elite Properties of America Inc (the largest holder of residential lots in the City), Southern Colorado Rail Park LLC, SCMC No 1 LLC and the single-property apartment LLCs that hold the City's most valuable private residential parcels.
- The parent of Broadmoor Hotel Inc and of Catholic Health Initiatives. No filing opened names either.
- What happened to the Palmer Center loan after January 2026, when it was in special servicing with the lender 'dual tracking workout discussions and foreclosure'. No later 10-D was read; the office parcel's last recorded transfer on the file of 6 Oct 2026 is dated 21 May 2020, with no price.
- New-home permits for the City alone. The Census Bureau's place file has no Colorado Springs row and reports El Paso County as one block; the regional building department's own permit counts were not read.
- How much land Colorado Springs Utilities controls. Its land is titled to the City and the City's own site (coloradosprings.gov) disallows AI agents in robots.txt, so utility holdings could not be separated.
- Where AMH's other homes are. Its 10-K reports 194 homes in Colorado Springs, but only 41 inside the City stand in AMH-named entities on the roll. Invitation Homes reports Colorado only as Denver, so its Colorado Springs count is not published; 2024-1 IH Borrower LP is not in its 2025 Exhibit 21.1.
- Peterson Space Force Base's acreage is this research's grid test of the County's military layer, not a Defense Department figure; the base carries few parcels on the roll.
- What the $150,600,000 recorded on 17 Feb 2026 against 1605 Briargate Pkwy covered; the parcel file shows the price on a single parcel valued at $26.8M.
- The Assessor's sale price comes from the documentary fee and the confidential TD-1000 declaration; transfers of owning companies and many related-party deeds record no price.
- Residential condominium and single-family owners who are private individuals are not named anywhere in this record, including where they appear among the largest holders by area.
