Clinton, Mississippi
Who owns Clinton, Mississippi: the Hinds County roll names every parcel's owner free, and shows a college town whose biggest values are apartments, a Walmart, a former telecom headquarters and an Amazon-owned industrial plant.
9 buildings · 9 with an owner established · 9 sources · 2 tier B · 7 tier A · prepared 2026-11-01
Mississippi records title by deed with the Chancery Clerk of each county; there is no state title register. Hinds County publishes its current parcel layer, behind the County's own web map, with the owner of record, location, true and assessed value and acreage of every parcel, free and without registration. Sale prices are effectively not public: the roll's sale fields stop in 1999 and no public sales file was found. Clinton lies wholly in Hinds County.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
From the County's current parcel layer: 10,848 distinct parcels in the six tax districts wholly inside Clinton (6, 12, 40, 41, 42, 43). Mississippi assesses at a fraction of true value, and exempt public land carries no true value at all.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Clinton is a suburb of houses on private lots: 8,394 of its 10,848 parcels are single-family residential, and the large holdings are few. The public bodies (the school district, the State's 16th-section school land, the City) and Mississippi College hold the most ground, followed by a handful of private land companies with undeveloped acreage on the city's edges. Counts are distinct parcel numbers on the County's October 2026 layer in the six tax districts that lie wholly inside the Clinton municipal-limits polygon; acres are the layer's GIS acres. No railroad and no housing authority holds a parcel in the city on the roll.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Clinton builds few new homes. The Census Bureau's Building Permits Survey counts 23 single-family homes ($6.85M of construction) permitted in the city in 2025, all 12 months reported, and no multifamily units. The County layer dates 47 single-family houses to 2022, 38 to 2023, 24 to 2024 and 12 to 2025. No regional or national builder holds lots in its own name inside the city; new houses pass quickly to individual owners, and the companies holding lots are small local developers. Figures count parcels in each entity's own name inside the city on the October 2026 layer.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Clinton's commercial value sits in apartments and in a short strip of national retail on Highway 80 and Hampstead Blvd. The 46 parcels the roll classes as apartment buildings carry $62.0M of true value together; the largest single value is an apartment complex. Single-family rental funds are present but small: four groups hold 84 houses between them. Figures are true value on the October 2026 County layer (Mississippi assesses at a fraction of true value).

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- WLBT (4 Mar 2026, not opened: robots.txt disallows ClaudeBot) is described in search results as reporting a quitclaim deed of 13 February transferring a 99-acre site at 1001 Industrial Park Dr to Amazon; the County layer shows only 43 acres in Amazon Data Services' name, so the 99 acres could not be confirmed.
- Brand and operator of the hotel at 5007 Hampstead Blvd and of the retirement buildings at 501 Northside Dr and 102 Woodchase Pkwy were not established.
- Principals of Reserve at Woodchase LP, Hillman Commons LLC, the BSFR entities and the large private land companies were not established.
- The tax-district selection (6, 12, 40, 41, 42, 43) rests on every parcel of those districts falling inside the 2009 municipal-limits polygon; the County publishes no district names, and annexations since 2009 may be missed.
- The Chancery Clerk's deed index and its fees were not checked; no civic (office-holder) holdings were checked.
