Clarksville, Tennessee

Montgomery County's own GIS server publishes the Assessor's whole roll as an open map layer, so the owner, deed reference, last sale price and appraisal of every parcel in Clarksville can be read without an account; the federal government's Fort Campbell holding, an industrial board's factory sites and Austin Peay's campus are the largest blocks of ground.

Can you find out who owns it?

Tennessee records title by deed with the county Register of Deeds; there is no state title register. In Montgomery County the Register states that all its records are public and can be copied in person for $0.15 a page, but online access to them is a paid subscription through US Title Search. The Assessor of Property's roll is open: the county GIS server publishes it as a map layer (99,853 building-card rows, 92,691 parcels) carrying the owner of record, mailing address, deed book and page, grantor and grantee, the last sale date and price, and the appraisal. No licence is stated, so facts are quoted one parcel at a time and rows are not republished. Prices are on the record because the state taxes each conveyance at $3.70 per $1,000.

The core land

The most valuable ground in the city, and what the public record says about it.

The most valuable ground in Clarksville is public and pays no property tax: Austin Peay's campus, the school system's largest campuses and the county's arena. The most valuable taxable property is the Tennova hospital, which changed hands at the parent level in February 2026 without a deed on the roll. Downtown commercial land is appraised at about $2 million an acre. City-wide totals come from the Comptroller's 2025 Tax Aggregate Report. Montgomery County last revalued in 2024 and its appraisal ratio is 1.0000, so the 2025 appraisals stand at the state's estimate of market value.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Government holds the biggest and most valuable blocks of Clarksville. Inside the city limits the City is the largest landholder by area (355 parcels, 1,899 acres), the school system holds the most value ($561.8M), and the State's holdings, mostly Austin Peay, come next. Just outside the limits the federal government holds a single 42,621-acre Fort Campbell parcel in Montgomery County. The county's Industrial Development Board holds title to $2.24B of factory and data-centre ground, which keeps the operators' plants off the roll under PILOT leases. Figures are accounts in the owner's name on the Assessor's roll inside the city taxing district (code 135), with the county-wide figure where it adds something. Acres are the roll's calculated area, counted once per polygon.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Clarksville permitted 2,256 homes in 2025: the Census Building Permits Survey counts 1,180 single-family houses ($254.5M of construction), 26 units in duplexes, 55 in 3-4-unit buildings and 995 units in 89 buildings of five or more, all 12 months reported (s20). Montgomery County as a whole permitted 1,635 single-family homes and 1,001 units in large buildings (s21). Unlike most fast-growing Southern cities, the largest builder on the roll is local: Singletary Construction holds more lots in the city than Lennar and Meritage together. Land bankers sit beside the builders: Millrose Properties Tennessee holds 317 lots in the city and TPG-named '(LEN)' entities 115 more, lots held for Lennar to take down. Figures are parcels in the builder's own name on the Assessor's roll (lots and unsold homes, not closings). No D.R. Horton, Pulte or NVR entity holds a parcel in the county.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Clarksville has no office market to speak of, so its largest private landlords are a local holding company, single-family rental funds and the owners of investor-held condominium blocks. Out-of-state single-family rental entities hold more than 700 houses inside the limits between them. Apartment communities are each held by a single-asset LLC whose members no document names. Counts are parcels in the owner's name on the Assessor's roll inside the city taxing district.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who owns the operating companies behind the Industrial Development Board's largest parcels (1385 Charles Bell Rd, 2950 International Blvd, 1000 Boolean Dr, 101 Lifes Good Way): the roll names only the board, and no PILOT lease or board minute was opened. Wikipedia's employer list (Google, LG, Hankook) is not matched to a parcel here.
  • The members or parents of Bristol Ridge Apartments LLC, Riverview Square Hotel LLC, Millan Holdings LLC, Urban Farms Inc, Sorelle T/R LLC and Arrowood Clarksville Investco LLC: no filing opened names them.
  • Who owns the FKH SFR, SFR JV-1/JV-2, BSFR, BPREP and WCP SFR entities: none is SEC-registered and no document opened names a parent.
  • Whether 'AH4R TN Properties Three LLC' on the roll is an AMH entity: AMH's Exhibit 21.1 lists AH4R-TN 3, LLC and AH4R Properties Three, LLC but not that exact name.
  • The relationship between the TPG AG EHC '(LEN) Multi State' LLCs and Lennar: same Franklin, TN mailing address, but no filing opened states it.
  • Whether the title to the Tennova hospital parcel has been re-deeded since Vanderbilt University Medical Center's February 2026 purchase: the roll still shows Clarksville Health System, consistent with a sale of partnership interests, but no deed was read.
  • Register of Deeds index searches online: by paid subscription through US Title Search, so no deed was read.
  • That 50 College St is the Riverview Inn: matched by the owner's name and Wikipedia's description of Riverview Square, not by a document naming the address.
