Cincinnati, Ohio
Hamilton County publishes the owner, value and last sale price of every Cincinnati parcel as a free monthly open-data layer, because Ohio's conveyance fee makes buyers declare the price, yet VICI's $558.25M casino purchase shows no price because it bought the company, not the land.
8 buildings · 8 with an owner established · 25 sources · 3 tier B · 5 tier A · prepared 2026-10-13
Ohio records title by deed with the county recorder, and the county auditor keeps the tax roll. For Cincinnati, all of it in Hamilton County, the Auditor's roll names every parcel's owner, mailing address, land use, market value and last sale price, and CAGIS (the county and city GIS) republishes it monthly as a free open-data layer with no registration. The price is there because a conveyance fee of $3 per $1,000 is charged on it. The Recorder's online document search is free. The limits: much exempt public property is valued but untaxed, and a sale of the company that owns a building shows no price.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Values are the Auditor's market values as republished by CAGIS (layer data edited 9 Oct 2026), for the 122,793 parcels whose tax district is the City of Cincinnati (district 1, 'CINTI CORP-CINTI CSD', and five split districts). A further 38,641 parcel polygons in district 1 carry an owner name but no value, district or sale fields, and are not counted. The most valuable ground is institutional. The University of Cincinnati's main campus, titled to the State of Ohio, is worth more than all 567 office parcels in the city together.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies dominate Cincinnati's land. The City alone holds about 8,300 parcels and 9,500 stated acres, much of it carried at $0. The University of Cincinnati holds most of its land in the State of Ohio's name. Two public developers also take title to private projects for financing or tax reasons: the Port Authority, which holds TQL Stadium and the Medpace campus, and the county land bank, so the roll's owner is often not the user. Counts group every spelling of each owner's name on the CAGIS roll, Oct 2026, for City of Cincinnati parcels. Acres are as stated on the roll and blank on many platted lots. Railway operating land is carried at $0, so it is given in parcels and acres.

The most valuable City parcel is 311 Albert Sabin Way ($132.7M). |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
The City of Cincinnati builds few houses. In 2025 it permitted 600 units: 168 single-family, 4 in two-unit, 9 in 3–4-unit and 419 in 5+-unit buildings, up from 224 in 2024. Hamilton County permitted 1,162 and the Cincinnati metro (OH-KY-IN) 7,264, of which 4,311 were single-family (Census Building Permits Survey). The volume builders' lots are outside the city. None of the builders below holds a single parcel inside Cincinnati's tax district. Their holdings sit in Harrison, Colerain, Green and Miami townships and Blue Ash. Figures are parcels held in each builder's own name on the Hamilton County roll, countywide. No Cincinnati league table exists.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Cincinnati's largest commercial landlord is a local mutual insurer, not a REIT. Western & Southern's real-estate affiliates hold the Great American Tower and a cluster of downtown hotels, apartments and garages. Listed REITs hold the casino, a Hyde Park shopping centre and thousands of single-family rentals. Roll counts are Cincinnati parcels. Market figures are each owner's filing, and the filings' 'Cincinnati' means the metro area.

The 10-K gives the lease term as running to 31 Dec 2047. Because the company was sold, the roll's transfer of 25 Sep 2019 (conveyance 215630) carries no price. Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Carew Tower's redevelopment. The roll still names 441 Vine Street Owner LLC, with the $18M 2022 purchase as its last transfer. Press reports that the City would buy and resell the tower to set up tax-increment financing were not confirmed in any record opened, and no City transfer appears on the roll.
- Who owns Arena Management Holdings LLC (Heritage Bank Center), Cincinnati Netherland Hotel LLC, FFC Realty LLC (255 E Fifth St, $53M in 2018), Acabay Atrium Two LP (221 E Fourth St, $75.5M in 2018) and Buckeye Power Funding Company LLC (191 Rosa Parks St, $107.3M in 2016). The roll gives entity names and mailing addresses only.
- The private lessees behind the Port Authority's titles (309 Vine St, 407 Race St, Medpace Way, Hamilton Ave) and behind the land bank's 400 W Ninth St. Bond or lease documents were not read.
- Paycor Stadium and Great American Ball Park leases. The county owns both on the roll, and the teams' lease terms were not read.
- Instrument codes on the roll (SV, SD, SE, SF, FD, AU) were not interpreted, because their key is in the Auditor's transfer file definition under /pdf/, which robots.txt disallows. Sheriff's-sale volumes are therefore not given. Distress is shown instead by delinquent balances and the City's vacant/foreclosed register.
- 38,641 parcel polygons in Cincinnati's tax district carry owner names but no value, district or sale fields on the CAGIS layer, and are excluded from every count.
- Railway, exempt and public values: railway operating parcels and many City parcels are carried at $0, so their holdings are given in parcels and acres.
- Sales of companies rather than buildings leave no price on the roll (VICI's $558.25M casino purchase; Queen City Square in 2018; Scripps Center in 2017).
- Builder figures are parcels in the builder's own name, not closings. Drees, Fischer, John Henry and Maronda are private and publish no Cincinnati volumes.
- Nareit and CoStar-type landlord rankings remain paywalled or blocked (national pack gaps), so the commercial list is built from 10-K and insurance-affiliate filings and the roll.
- The Hamilton County Recorder's site (recordersoffice.hamilton-co.org) refused connections, so the recording fee and the document-search terms were not read.
