Charlotte, North Carolina

Mecklenburg County publishes the owner, assessed value and recorded sale price of every parcel in Charlotte as free weekly CC0 downloads, because North Carolina's deed excise stamps put a price on most conveyances, but a sale of a company that owns a building leaves no price on the record.

Can you find out who owns it?

North Carolina records title by deed with the county Register of Deeds, and the county assessor keeps the tax roll. Mecklenburg County publishes that roll as open data, free, weekly and under a CC0 licence. It covers every parcel's owner, mailing address, land use, assessed value and most recent deed, and every recorded sale with grantor, grantee and price, going back decades. Prices are on the record because the seller pays an excise tax of $1 per $500 of price when a deed is recorded. The limits: the County says its map tool 'should not be considered a legal document' (the deed is), most towers stand in single-purpose LLCs whose members the roll does not name, and a sale of the company that owns a building shows no price.

The core land

The most valuable ground in the city, and what the public record says about it.

Charlotte covers most of Mecklenburg County: the roll's municipality field 'CHARLOTTE' holds 317,718 of the county's 429,185 parcels. The most valuable single parcels are public: Atrium Health's main hospital campus (held by the Charlotte-Mecklenburg Hospital Authority) and the City's airport terminal parcel. Uptown's towers follow, held by banks, REITs and single-purpose LLCs. Figures are assessed values in the County's Tax Parcel Ownership extract of 13 Oct 2026 and sale prices from its Tax Parcel Sales file, summed and sorted by this research.

Highest-valued parcel$1,100,490,900
1000 Blythe Blvd, Charlotte-Mecklenburg Hospital Authority (Atrium Health's main campus), land $133.7M. Next is the City's airport parcel at 5501 Josh Birmingham Pkwy, $667.5M. County Tax Parcel Ownership Data, 13 Oct 2026.
Highest-valued private office parcel$395,655,900
214 N Tryon St (Truist Center), Truist Bank, land $26.9M. Then 525 S Tryon/522 S College ($375.4M, Duke Energy Plaza) and 620 S Tryon ($366.7M, Highwoods). County roll, 13 Oct 2026.

300 South Tryon (301 S Church St), deed 40181-367, 5 Feb 2026, now owned by Cousins 300 South Tryon LP. Cousins' 10-K gives the same $317.5M for 638,000 sq ft. Next in Charlotte: 6HUNDRED, $230.0M (Nov 2025, Highwoods).
Distressed sale: 400 South Tryon$36,000,000

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The largest holders in Charlotte are public. Mecklenburg County (including its parks) and the City of Charlotte (including the airport) hold the most land, and the school board, the hospital authority and Duke Energy follow. Private concentration shows up in rental housing: single-family rental funds hold thousands of houses as borrower LLCs (Progress Residential, FirstKey, Invitation Homes, Tricon), alongside AMH. Counts group each owner's name variants. Acres are GIS polygon areas, de-duplicated where condominium or leasehold records share a footprint. Values are assessed values, and exempt public parcels are valued on this roll, unlike in some counties.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New homes in Charlotte are built mostly by national public builders on lots they hold in their own names, plus large private and foreign-owned builders. Building permits are issued countywide, and the Census place file has no separate row for the City. Mecklenburg County permitted 7,496 units in 2025: 3,747 single-family and 3,651 in 5+-unit buildings. That is down from 12,065 in 2024 (6,496 single-family, 5,377 in 5+-unit buildings), and the files do not explain the drop. No Charlotte builder league table is published, so the figures below are parcels held in each builder's own name on the County roll (Oct 2026), countywide with the Charlotte share. Most of them carry no building value: they are lots and homes under construction.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Uptown's office towers are split between owner-occupier banks (Bank of America, Truist, Wells Fargo), two listed office REITs that have bought in since 2014 (Cousins and Highwoods), and single-purpose LLCs. The roll and the sales file name the LLCs and the prices. Rental housing is a second, larger landlord class: single-family rental REITs and funds hold thousands of Charlotte houses. Figures are from each owner's own 10-K unless marked as roll counts.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who stands behind the single-purpose owners: Tryon CaboSparkles LLC (Bank of America Plaza), HON HQ Title Holder LLC (Honeywell HQ), the CGA and CK 525 South Tryon TIC LLCs (Duke Energy Plaza), 301 College Street Center LLC (301 S College, $284M in 2016) and 526 S Church Phase I Owner LP (Duke's former Church St block, $35M in 2022). The Monarch and PRP links rest on a Form D address and a press report, not on the roll.
  • Panthers Stadium LLC's members. The roll gives it the stadium improvements ($270M) on City land. No opened source names the LLC's parent, and the City's own stadium documents (charlottenc.gov) were unreachable. The 9 Apr 2026 quitclaim on the land parcel has no parties or price in the open file, and what it conveyed was not established.
  • Whether the 2024 stadium renovation proposal (City $650M, team $150M) was approved and on what title terms. Only the proposal stage was read (Spectrum News, Jun 2024).
  • The 2025 drop in Mecklenburg permits (12,065 units in 2024 to 7,496 in 2025, Census county files) is unexplained in the files and may reflect reporting rather than building.
  • Register of Deeds recording fees and online-search terms. mecknc.gov is behind a Cloudflare challenge, and the deeds index host disallows robots, so recording costs are not stated here.
  • Sales of companies rather than buildings. These leave $0 or no price on the record (Bank of America Corporate Center 1994, 550 South Tryon 2007, the Panthers Stadium LLC transfer in 2004). No price for those changes of control was found.
  • The Assessor's sale price is the County's recorded consideration, typically derived from excise stamps. Where a REIT reports a different figure (6HUNDRED: $230.0M deed price vs $193.4M 'net of closing credits'), both are given.
  • Builder figures are parcels held in each builder's own name, not closings. Private builders (Mattamy, Stanley Martin, True Homes, Weekley) publish no Charlotte volumes, and lots held by land bankers or option sellers are not counted.
  • Condominium high-rises (784 'Condominium High Rise' parcels in Charlotte) are owned unit by unit by private individuals and are not named. Any such tower would carry owner null (not-disclosable).
  • Nareit and CoStar-type landlord rankings remain paywalled or blocked (national pack gaps), so the commercial list is built from 10-K filings and the County roll.
