Can you find out who owns it?

Arizona has no state title register; ownership is a county record. The Maricopa County Assessor names the owner of record, mailing address, deed and value of every parcel in Chandler and publishes the whole roll free as downloadable files (the 'Secured Master', updated twice a month). Arizona is a full-disclosure state: every deed must carry an affidavit of value stating the price paid, and the Assessor publishes those affidavits — buyer, seller, address and price — except where a deed is exempt, such as a quitclaim for no consideration or a transfer to which a city is a party. Deeds are recorded by the County Recorder for $30 per instrument.

The core land

The most valuable ground in the city, and what the public record says about it.

Chandler's most valuable ground is Intel's: its Ocotillo campus carries the highest-valued parcel in the city, and Intel and the City of Chandler each hold about $2B of full cash value — together some 6% of the whole roll. The next most valuable parcels are a data-centre campus and a hospital site. All figures are summed by this research from the Maricopa County Assessor's Secured Master (current tax year, files dated 2 Oct 2026), taking parcels whose tax-area code carries Chandler's city digits (03) — the code on 98.2% of parcels with a Chandler situs address.

Intel Corporation, Ocotillo campus parcel 303-49-140B (improvements dated 2011), full cash value. Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Chandler is almost fully built out, and its largest landholders are public: the City, which owns more than 2,700 acres, and the school districts. The one private holding on that scale is Intel, whose two Chandler campuses cover about 835 acres and carry the highest value of any owner in the city. Unlike Phoenix, no State Trust land remains on the roll inside Chandler. Much of the remaining open acreage is golf courses and homeowners' associations' common land. Acreages are the roll's land-area field summed by this research for parcels whose Assessor tax-area code carries Chandler's city digits (03) — 97,792 parcels covering 34,454 acres; streets and canals that carry no parcel are not counted.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Chandler is close to built out. In Census Bureau permit data for 2025 the City issued 719 new housing units: just 167 single-family houses (valued at $94.3M) against 526 units in buildings of five or more. The metro's single-family boom happens on master-planned land further out. No Chandler builder league table is published, so the figures below count homes sold by each builder inside the City — sales affidavits since January 2022 on which the builder's entity is the seller. Because the Assessor's file keeps only each parcel's latest sale, a new home since resold drops out: these are floors, not totals.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Chandler's most valuable commercial property is not offices but chip plants and data centres: three data-centre owners on Price Road and Innovation Street hold over $800M of full cash value between them (see the buildings above). Behind them come the shopping mall, industrial REITs and apartment owners, and single-family-rental companies hold hundreds of houses each. Figures are summed by this research from the Maricopa roll inside the City (tax-area code 03), with the owner's own filing cited where it names a Chandler property.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Licence and commercial use. The Assessor grants no licence; its Data Downloads page says commercial users must comply with Arizona law on the commercial use of public records and offers a Commercial Purpose Public Record Request form. No such request was filed: this record uses only the freely downloadable files, quotes single facts and reproduces no rows; republish stays false.
  • PayPal's Chandler campus: no parcel inside the City stands in a PayPal name on the roll, and no filing opened here states whether PayPal owns or leases its Chandler offices, so it has no building entry.
  • Northrop Grumman's Chandler site: its 2025 10-K names Chandler among Space Systems locations without an address. 3380 S Price Rd, listed as leased by Orbital Sciences in 2011, sold in June 2024 for $20M to BA Price Owner LLC; who occupies it now was not established.
  • The 49.9% partner in Chandler Fashion Center since 2009 is not named in Macerich's 10-K.
  • CyrusOne: the owner entity CI Phoenix-Chandler I-VII LLC shares its Dallas tax-mailing address with CyrusOne TRS Inc on the roll, and the facility names match CyrusOne's 2021 portfolio table; who owns CyrusOne itself today was not established from a document opened here.
  • Intel's Arizona SCIP (51% Intel / 49% Brookfield) builds Fabs 52 and 62, but the land remains in Intel Corporation's name on the roll; no parcel in a SCIP or Brookfield name was found.
  • Apartment unit counts by owner were not totalled: the Assessor's Apartment Master repeats a complex's unit count on each of its parcels, so sums over-count. Only single-complex figures confirmed by a filing (Camden Chandler, Fairways at San Marcos) are given.
  • Gila River Indian Community: the reservation lies outside the City and off the county roll; its boundary with Chandler was not mapped in this research.
  • City boundary. 'Inside the City' means parcels whose Assessor tax-area code carries 03 in the city digits; inferred from the roll (98.2% of Chandler-addressed parcels carry it), not from a published code table.
  • Builder figures count only each parcel's latest recorded sale, so homes resold since their first sale are missing; they are floors. Pinal County and the rest of the metro are excluded.
  • Statute pages (A.R.S. 11-475, 11-1133, 11-1134, 39-121.03) were opened on azleg.gov on 13 Oct 2026 for the Phoenix record and not re-fetched, given the host's 120-second crawl delay.
