Cedar Rapids, Iowa

Cedar Rapids' owners of record are public in a free county parcel layer updated every weekday; sale prices are declared to the assessor but the assessor's own site bars robots.

Can you find out who owns it?

Iowa keeps no title register; ownership is read from the deed record and the assessor's roll. Linn County publishes its Real Estate Parcel layer free on its ArcGIS open-data portal - deed holder and contract buyer, mailing address, class, assessed and taxable values, exemption and the recording reference for every parcel - updated every weekday, under a disclaimer that forbids reselling the data. Deeds are recorded by the Linn County Recorder. Every sale must be filed with a declaration of value stating the full price (Iowa Code 428A.1), which goes to the Cedar Rapids City Assessor; the assessor publishes sales, but its website's robots.txt disallows all automated readers.

The City's website gives 101 First Street SE as its address. Wikipedia: after the 2008 flood the City moved its offices from the Veterans Memorial Building on May's Island to the former Federal Courthouse, taking possession after it provided land for a new courthouse; the new U.S. courthouse parcel, 111 7th Ave SE, is held by the United States of America (3.8 acres). The City still holds May's Island north of 3rd Ave (50 2nd Ave SE, $3.14M).

Hotel City of Cedar Rapids
GPN 142137700600000, 350 1st Ave NE, 4.16 acres, 'Cedar Rapids City of', city-property exempt, 2025 assessed value $53.8M - the City's most valuable parcel - deed recorded 31 Aug 2011 (08036-00649). The roll does not name the buildings; no separate parcel was found for the arena. Wikipedia: the arena (opened 1979 as Five Seasons Center) closed in July 2011 for a convention complex that 'also includes renovations to the new DoubleTree by Hilton Hotel', and the City reached the Alliant Energy naming-rights deal in 2020; the DoubleTree is 16 floors, 197 ft. GPN 142820100300000, 200 1st St SE, 0.97 acres, 'Interstate Power & Light Co' (mailed Madison, WI), commercial, 2025 assessed value $1.0M, deed recorded 28 Dec 2005 (06224-00612). Wikipedia: Alliant Tower (also Iowa Electric Tower, IES Tower), 285 ft, 21 floors, built 1972, at 200 1st Street SE, the tallest building in Cedar Rapids as of January 2026. The local roll value is low for a tower; much of a utility's property in Iowa is assessed by the state, and the City's FY2024 ACFR lists Interstate Power & Light as the No. 1 taxpayer at $1.17B taxable value - but the roll does not say how this building is split.

The core land

The most valuable ground in the city, and what the public record says about it.

Computed from Linn County's Real Estate Parcel layer (2025 assessment year, read 21 Oct 2026) for the 54,836 parcels coded Cedar Rapids. Values are assessed values, not prices; Iowa's residential rollback makes taxable value far lower than assessed value. Utility operating property is assessed by the state and is mostly absent from these local figures.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies and two hospitals hold the most valuable ground in Cedar Rapids. The City is by far the largest landholder: 1,088 parcels and 4,195 acres in its own name, plus 3,208 acres held jointly with its Airport Commission - together about a fifth of the 39,031 parcel acres in the city. The two hospitals, Mercy and St. Luke's, each hold more assessed value than any company. The newest large holdings are data-center land on the south side: 634 acres for QTS entities and 409 acres for Heaviside LLC, all recorded in 2025-26. Figures are 2025 assessed values on Linn County's parcel layer for parcels coded Cedar Rapids, read 21 Oct 2026; exempt property is valued but not taxed.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Cedar Rapids builds few homes for its size. The Census Bureau counted permits for 126 single-family houses ($36.5M), 25 two-unit buildings (50 units), 10 three-to-four-unit buildings (36 units) and 5 buildings of five or more units (299 units) in 2025 - about 511 homes. New single-family work is concentrated in southwest subdivisions such as American Prairie, Prairie Landing and Kirkwood Village. One national builder, D.R. Horton, works here; the rest are local firms and developers. Figures count parcels held in each builder's or developer's name inside the city on the county layer - mostly vacant lots and unsold homes - not homes built; no league table of Cedar Rapids starts by builder was found. Firms whose names are a person's full name are left out.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Cedar Rapids' private commercial wealth is food processing, warehousing and insurance offices on the south side rather than downtown towers. The three most valuable taxable parcels are a 64.5-acre industrial site, an ADM-linked corn plant and the FedEx warehouse. Single-family and condo rental holdings are local and mid-sized; the largest is 391 condo units held by one LLC. Figures are 2025 assessed values on Linn County's parcel layer for parcels coded Cedar Rapids; the City's FY2024 ACFR taxpayer table uses taxable values.

  • Sale prices from Iowa's declarations of value. Iowa Code 428A.1 requires every sale to state the full consideration and sends it to the City Assessor, whose site publishes sales lists - but cedarrapids.iowaassessors.com has robots.txt 'Disallow: /', so no price was read from it. The county parcel layer carries the deed date and instrument but no price.
  • Who stands behind Cedar Rapids Real Estate LLC (Fitchburg, WI; $80.3M), Heaviside LLC (Mountain View, CA; in the 'Google TIF' district), Lindale Mall Realty Holding LLC (Kohan Retail per Wikipedia only), Quaker Manufacturing LLC, Vantage Corn Processors LLC and the MIMG apartment entities. No filing opened names their members or parents.
  • The Lindale Mall price ($28.5M, July 2023) rests on Wikipedia's citation of a news report that was not read; the roll's deed date is 31 Mar 2023.
  • That the DoubleTree hotel and Alliant Energy PowerHouse stand on the City parcel at 350 1st Ave NE; the roll does not name buildings.
  • How Alliant Tower's value splits between the $1.0M local parcel and state-assessed utility property.
  • Linn County Recorder copy and search fees; linncountyiowa.gov returned a Cloudflare block and iowalandrecords.org did not respond.
