Cary, North Carolina

The Town of Cary republishes Wake and Chatham County's tax roll for every parcel, owner and recorded sale price included, free; North Carolina's deed stamps put a price on most sales, though SAS's campus and the Town's own parks were never bought on the open market.

Can you find out who owns it?

North Carolina records title by deed with each county's Register of Deeds; Cary is almost all in Wake County, with its western edge in Chatham County. The Town of Cary publishes a free map service of every parcel in and around the town, drawn from the two county tax rolls, giving owner of record, assessed land and building value, deed book and page and the last recorded sale price and date. Prices reach the record because the seller pays deed excise tax of $1 on each $500 of the price. Limits: towers and shopping centres sit in single-purpose LLCs, a sale of the owning company leaves no price, and the counties' own download and deed-search hosts refuse automated access.

The Town's copy of the Wake roll names SAS Institute Inc on 29 parcels inside Cary: about 386 acres, assessed at $531.1M (land $126.0M). Three parcels held by CTCL Holdings LLC, $113.8M; #10 Cary taxpayer for 2025 ($116.3M). A 2021 report on Epic Games' rezoning filing says the site is 'owned by an LLC known as CTCL Holdings', and that Turnbridge Equities and Denali Properties had bought it in 2019 'for $31.5 million'. The roll's 4 Feb 2019 sales sum to exactly $31,500,000, a distressed price after anchors left (JCPenney, Dillard's per Wikipedia). Wikipedia lists Epic Games as owner and the mall demolished March–April 2022. That CTCL is Epic's vehicle is this research's reading; no filing names its members. Epic Games Inc also holds three parcels on Crossroads Blvd ($25.1M).

Civic Town of Cary
Wikipedia's infobox gives 'Owner Town of Cary' (operator ASM Global & Outback Concerts, capacity 7,000, opened 10 June 2000). It also says the venue 'is located in Regency Park, which is owned and operated by the Town of Cary'. On the roll, 8003 Regency Pkwy is in the name of 'Cary Town of' (9.5 acres, $4.0M, building year 2000). The Town also holds 8051 Regency Pkwy (29.3 acres) and 4151 Regency Pkwy (14.4 acres) on the same road. Matching the venue to the 8003 parcel is this research's own step, based on the year built.

Wikipedia lists the owners as 'USA Baseball Town of Cary' and says the complex 'was built in a partnership between the Town of Cary and USA Baseball' (opened 19 June 2007, cost $11,024,691). On the roll, title to the land is the Town's. No parcel inside the limits is in USA Baseball's name.

WakeMed Soccer Park
950 E Chatham St (roll parcel), Cary
164.0 acres (roll); '150 acres' (Wikipedia)
Civic State of North Carolina
Wikipedia gives 'Owner Wake County, Operator Town of Cary' and says the park sits on '150 acres … that the state of North Carolina has leased to Wake County'. The Town of Cary took over operations in 2004. WakeMed has held the naming rights since 1 January 2008 ($300,000 a year at the start). The roll parcel under the stadium is 950 E Chatham St, 'North Carolina State of', 164.0 acres, exempt, $38.9M, with no deed reference (000000/00000). This is the most valuable State parcel in Cary. Title is the State's, and Wake County holds a lease. The lease terms were not read.

Kimco's FY2025 10-K Schedule III lists 'CROSSROADS PLAZA NC', acquired 2014, at a gross carrying amount of $108.0M ($13.4M land, $86.5M initial buildings). That the LP is Kimco's entity is inferred from the matching name, state and acquisition year.

The core land

The most valuable ground in the city, and what the public record says about it.

Cary's most valuable ground is mostly private campus and apartment land: SAS's headquarters, Fenton, Highwoods' Weston office park and the former mall site. Institutional and public holdings sit beside them: WakeMed, the school board and the Town. Figures come from the Town of Cary's copy of the county rolls, read 15 Oct 2026. Wake parcels are those Wake codes to Cary (city code 'CAR'). Chatham parcels are those whose centroid falls inside the Town's limits polygon. Values are assessed values (Wake's 2024 revaluation). Exempt parcels are valued on this roll.

All Cary parcels (Wake County part)$49.62 billion
57,402 parcels, about 32,906 acres, land $15.52B and buildings $34.10B. Town of Cary Property layer, Wake rows with WC_City 'CAR', Oct 2026.
Chatham County part2,518 parcels, $1.76 billion
Chatham parcels whose centroid falls inside the Cary Town Limits polygon (62.44 sq mi). The layer carries no acreage for Chatham rows. One 'United States of America' parcel (600 Marthas Chapel Rd, $461.8M, 'GOV-1') is excluded. Its centroid lands inside the polygon, but at that value it is almost certainly large federal land, and centroid placement is unreliable for a parcel that size.

10 Fenton Main St, USEF HCG Fenton LLC, 17.6 acres, built 2022. Next: 920 SAS Campus Dr ($117.9M) and 4000 Carolina Lily St, an apartment parcel held by MFREVF V - Aster LP ($109.6M). Town Property layer, Oct 2026.
Highest-valued exempt parcels$192,835,367
17001 Searstone Dr, the Searstone retirement community, Samaritan Housing Foundation Inc (18.5 acres, 517,812 sq ft, built 2013, land class EXEMPT). SAS Institute Inc, Cary's #1 taxpayer in 2025 ($2,172,217.51 tax due). Next: Highwoods Realty LP $359.5M, USEF HCG Fenton LLC $242.1M, WMCI Raleigh $214.2M, Kellogg/Austin Quality Food $191.7M, Duke Energy Progress $142.5M. Wake County, Cary Top 50 Taxpayers 2025.
Largest recorded single-deed sale$136,478,400
2412 Davis Dr (lot 1, Bradford), to Bradford XIV LLC, 28 Nov 2022, deed 019208/00697. Next: 4000 Carolina Lily St to MFREVF V - Aster LP, $117,336,591, 10 Dec 2025, and 22000 Havers Dr (Legacy Crossroads apartments), $111.0M, Aug 2022. Most of the largest sales are apartment communities. Town Property layer.
Deed excise tax$1 on each $500 of price
'paid by the transferor to the register of deeds … prior to recording' (NCDOR Statistical Abstract, Table 51). This is why the roll carries sale prices.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies and one software company hold the most land in Cary. SAS Institute's campus is the largest private holding. The Town holds the most parcels: parks, the downtown civic campus and water and sewer land. The school board's 42 campuses are worth the most. More than 1,700 parcels belong to homeowners' associations (common areas, about 2,800 acres at near-zero value). Counts group the spellings of each owner on the Town's copy of the roll (Oct 2026), inside the town limits. Acres are Wake GIS acres, because Chatham rows carry none. No parcel inside the limits stands in the name of Norfolk Southern, CSX or the North Carolina Railroad Company. Rail right-of-way is not parcelled on this roll. The Town's depot parcel at 211 N Academy St is described as 'PROP CSX TRANSPORTAION'.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Cary is largely built out, and new homes now come mostly in the west (Alston, Green Level, Carpenter) and in the Chatham County fringe. The Census counts 431 one-unit permits in the Town in 2025 ($172.6M) and 256 units in 9 buildings of 5+ units: 687 units, down from 1,052 in 2024 (370 one-unit, 2 two-unit and 680 in 16 apartment buildings). The Town's permit data is not open to automated reading, and no builder league table is published. The figures below are therefore parcels still in each builder's own name on the roll (Oct 2026), nearly all finished lots without a house yet. They measure lot pipeline, not closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Cary's office market is led by Highwoods, a Raleigh-based REIT, at Weston and CentreGreen. Shopping centres are held by listed REITs: Kimco at Crossroads Plaza and Kite at Parkside Town Commons. Fenton is a single-purpose joint-venture LLC. Apartments are the largest landlord class by value and are held almost entirely by single-purpose LLCs and partnerships. Dozens of single-family houses belong to rental-platform entities (AMH, Invitation Homes and Progress Residential borrower and property LLCs, 41 parcels by name).

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who is behind USEF HCG Fenton LLC and HCG Fenton Phase D LLC. A search result (a Traded.co listing, not opened) describes a January 2025 $191M JLL-arranged loan for Fenton 'representing Hines Affinius Capital Columbia Development'. hines.com returned 403, so the partners and their stakes are not established.
  • Cary Towne Center's current status and whether Epic still intends to build there. The roll shows CTCL Holdings LLC unchanged since the 2020 deed. No opened source covers Epic's plans after 2021 or any sale or listing of the site.
  • That CTCL Holdings LLC is Epic Games' entity: inferred from the $95M Dec 2020 sale on the roll matching Epic's reported purchase. No filing names the LLC's members.
  • Research Triangle Park 'edge' campuses in Cary: RTP itself lies in Durham and Wake counties outside the town. Cary's large campuses near it (Weston, CentreGreen, the MCI WorldCom Network Services parcels at 6400 and 7000 Weston Pkwy, $117.4M; Siemens Medical Solutions, #45 taxpayer) are on the roll. No source tying them to RTP was opened.
  • Kellogg/Austin Quality Food, Cary's #5 taxpayer ($191.7M), is the largest industrial taxpayer. Its current corporate parent was not established from an opened filing.
  • SREIT 2600 Harvest Creek Place LLC ($96.0M purchase, Nov 2021) and MAA TANC LLC (#39 taxpayer) are probably Starwood REIT and Mid-America Apartment entities. Their filings were not opened for Cary, so they are not listed as landlords.
  • Distressed sales: the roll gives only each parcel's latest sale, not the deed type. Apart from the 2019 Cary Towne Center sale, no foreclosure or far-below-assessment commercial sale was established. Wake's disqualified-sales file sits on services.wake.gov (robots disallow).
  • Town permit data naming the builder on each permit (data.townofcary.org API disallowed to robots; www.carync.gov behind Akamai). Builder figures are therefore lots held, not homes built.
  • Condominium and townhouse units are owned unit by unit, mostly by private individuals, and are not named.
  • Wake County pages on www.wake.gov disallow ClaudeBot in robots.txt, so Wake's own statement of its real-estate data files and their terms was not read for this record. The Raleigh record quotes them.
