Broomfield, Colorado

Broomfield is a consolidated city and county, so its Assessor's free 'Administrative File' spreadsheet is the whole roll of the city: 30,988 accounts with owner of record, values and up to ten recorded sales with prices, published without an account.

Can you find out who owns it?

Colorado has no state title register: deeds are recorded with each county's Clerk and Recorder, and Broomfield has kept its own records since it became a city and county in November 2001 (older deeds sit in Adams, Boulder, Jefferson or Weld counties). The Broomfield Assessor publishes the whole roll as a free spreadsheet: owner of record, mailing address, legal description, actual and taxable values, and each account's last ten sales with price, document number and the state documentary fee. The Recorder's own document search sits behind a click-through disclaimer and was not used. No licence is stated on the file, so single facts are quoted and rows are not republished.

The core land

The most valuable ground in the city, and what the public record says about it.

Broomfield's most valuable ground is apartments and the regional mall, not an office core. The most valuable parcel is a 13-acre apartment complex at 200 Summit Blvd. The most valuable non-taxed parcel is Children's Hospital Colorado's North Campus. All figures are actual (market) values on the Assessor's Administrative File updated 1 May 2026 (s1). Colorado then taxes residential and commercial property at different assessment rates, which is why the roll's taxable total is about a tenth of its actual value.

Highest-value parcel$156,000,000
TMP Flatirons Project LLC, 200 Summit Blvd, 13.2 acres, 'Multi-Units (9+) Imps' ($15.0M land); bought as land from Coalton Acres LLC in 2001 for $7,033,462 (roll sale line). Source s1, May 2026.
Most valuable retail parcel$124,337,390

Real property on the roll$23.83B actual; $5.49B of it land; $2.36B taxable
Sum of 27,534 real-property (R) accounts. Adding personal, mineral, oil-and-gas and state-assessed accounts gives $24.95B over 30,988 accounts. One single-family lot in Anthem Filing No 24 carries 3,612.3 acres on the file, an evident data error. It was excluded from acreage shares. Source s1, May 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Government owns the most Broomfield ground, and the City and County is far ahead of everyone else. Most of the rest is master-planned community land held by metro districts and HOAs. The private open land is a handful of farm holders. McWhinney CCOB Land Investments and Genesee Properties each have about 500 acres of dry farm land, and Boa Sorte about 430 acres. Counts are real-property (R) accounts on the Assessor's May 2026 extract. Broomfield is a consolidated city and county, so the whole roll is the city. Mineral, personal-property and state-assessed accounts are excluded. Name variants are noted where combined.

NameTypeHoldings
City and County of Broomfield
CITY AND COUNTY OF BROOMFIELD is by far the largest landowner. 777 of its accounts and 4,601 acres are 'County Non Res Land' (open space, parks, utilities, rights-of-way). Another 250 acres are county residential land and 33 acres are irrigated farmland. That is about 30% of the 16,480 acres the roll's real accounts carry, once one evident acreage error is set aside (see core).

Developer 38 accounts, 487.4 acresA
Genesee Properties Inc

University of Colorado Health
The Broomfield Hospital site plus about 104 acres on Huron St, conveyed by the Broomfield Urban Renewal Authority. Childrens Hospital Association holds 2 accounts worth $104.9M.
Institution 9 accounts, 135.3 acres, $65.9MA
Regional Transportation District
Park-n-Rides and rail right-of-way under three name forms. Broomfield Urban Renewal Authority holds 11 accounts, 12.6 acres (including the arena site). Federal holdings are small: the US Postal Service has 2 accounts and the United States of America 1, 8.2 acres in all.
Government 13 accounts, 63.9 acres, $11.4MA
Metropolitan districts and homeowners' associations
Common land in Broomfield's master-planned communities is held by special districts (Baseline, Arista, Interlocken Consolidated and others) and HOAs, mostly at nominal value. Utility and rail operating property is state-assessed (U accounts, $0.27B).
Government 225 metro-district accounts (149 acres) and 645 HOA accounts (453 acres)A

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Broomfield permitted 970 homes in 2025, and most were apartments. The Census Building Permits Survey counts 76 single-family homes ($39.5M), 14 units in 3-4 unit buildings and 880 units in 8 buildings of five or more units ($183.6M). New single-family building is concentrated in two subdivisions, North Park and Aspen Creek. There, builders hold platted lots in their own names: Wonderland Homes, Weekley Homes and several land-holding LLCs whose parents the roll does not state. Builder figures are accounts on the Assessor's May 2026 extract.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Broomfield's most valuable private property is apartments, not offices. 13 of the 15 most valuable parcels are 9+ unit apartment complexes worth $96M to $156M each. Retail is held by two listed REITs: Macerich's joint venture at FlatIron Crossing, and Brixmor, new to Broomfield Town Centre in December 2025. Office is Interlocken: Oracle owns its campus, while Vail Resorts leases. Lumen sold the former Level 3 headquarters in March 2026. Figures are real-property accounts and actual values on the Assessor's May 2026 extract.
