Brooklyn, New York

Brooklyn's owner of record is published, free, for every one of its 276,106 tax lots and the price of every recorded deed is open too, but the biggest towers sit in single-purpose LLCs and the biggest holders of all are public bodies.

Can you find out who owns it?

Brooklyn is Kings County, one of New York City's five boroughs, so its property record is the city's. The Department of City Planning's PLUTO file, free on NYC Open Data with no key or registration, names the recorded owner of each of Brooklyn's 276,106 tax lots with its assessed value, floor area, floors and year built. The Department of Finance's ACRIS land-records register publishes every recorded deed and mortgage, with the amount and both parties, as bulk open data. Owner names are raw text with no link to a parent company, so most new towers read as a numbered LLC.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Government is by far Brooklyn's largest landowner. The National Park Service holds the Gateway shoreline at Floyd Bennett Field and Jamaica Bay, NYC Parks over a thousand lots, and the city's business agency owns the Navy Yard and other waterfront industrial land. NYCHA is the borough's largest landlord. Green-Wood and the other cemeteries hold more open ground than any private owner. Figures sum PLUTO 26v2 lots, Brooklyn only, under the exact owner string. Acres are lot area divided by 43,560. A further 3,586 lots, 548.9 acres and 48,222 units, read "UNAVAILABLE OWNER", mostly condominiums.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Brooklyn has no housebuilder league table. Each new tower is titled to its own LLC, and DCP's Housing Database records no developer names. Its ownership field is generic: of 145,798 net new units in 7,183 completed new buildings since 2000, 54,392 were built by for-profit corporations and 50,661 by for-profit partnerships. Completions rose to 13,532 net units in 2024 and 18,046 in 2025. The developers below are named by the c/o address that ACRIS records for each owner LLC. That address shows who handles the documents, not the equity, and units are PLUTO 26v2 counts.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Brooklyn's commercial stock sits mostly with public bodies and private families, not office REITs. Only a few listed owners disclose Brooklyn assets. Macerich owns Kings Plaza outright, Acadia's Fund II owns City Point, and BXP's Dock 72 sits at the Navy Yard. The largest private commercial blocks are the former Bush Terminal buildings in Sunset Park, held by two partnerships. Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Barclays Center's operator. ACRIS shows the arena sublease to Brooklyn Events Center, LLC c/o Forest City Ratner Companies (2010); no later filing was opened to show who controls that LLC now, so no operator is named.
  • The Brooklyn Tower's equity. Every 2025-26 ACRIS document addresses 9 DeKalb Fee Owner LLC c/o Silverstein Properties, but no recorded deed or filing opened here states Silverstein's stake.
  • Industry City. The Bush Terminal Owner LPs' partners are not named in any filing opened here.
  • Starrett City's beneficial owner. The 2018 deed and 2021 mortgage give c/o Rockpoint Group and c/o Brooksville Company, but no filing opened here states the equity split.
  • Single-family-rental holders. No Brooklyn owner string was found that identifies an SFR platform; Brooklyn's small homes are held by individuals, who are not named here.
  • Borough Hall. Its PLUTO lot could not be identified with confidence (225 Joralemon Street reads NYC DCAS but is classed as a park), so it is left out.
