Connecticut records land in each town, not the county. Bridgeport's deeds and mortgages are kept by the Town Clerk at City Hall, and the index is online through US Land Records (Avenu), which asks users to register. Copies cost $1.00 a page. The City Assessor's roll gives the owner of record, value and last sale of every parcel. The State's Office of Policy and Management republishes it each year as a free statewide parcel and CAMA dataset, and also publishes every recorded sale of $2,000 or more with its address and price.

The core land
The most valuable ground in the city, and what the public record says about it.
The most valuable ground in Bridgeport is institutional: the two hospital campuses, the Harbor Station power plant and City schools. Downtown offices are worth a tenth of the hospitals. All values are the 2026 State CAMA file, valuation year 2025 (Bridgeport's 2025 revaluation), read 21 Oct 2026. Connecticut assesses at 70% of appraised value.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Government and two hospital systems own the most valuable ground in Bridgeport. The City is the largest holder by far: 421 parcels and 995 acres under its own name, schools, parks and public works included, plus 27 parcels held by its Redevelopment Agency. Next come the Housing Authority, the State, the hospitals and Goodwin University, which took over the University of Bridgeport campus in 2021. Industrial ground is held by companies that left long ago or are winding down: DuPont's Sporting Goods Properties, General Electric and Sikorsky. Figures are parcels in the owner's name on the 2026 State CAMA file (2025 valuation), name variants combined.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Bridgeport builds little new housing, and what it builds is mostly apartments. The Census Building Permits Survey puts the city at 215 units permitted in 2025: 13 single-family homes, 26 units in two-family buildings, 7 in three- and four-family buildings and 169 in eight buildings of five or more units. 2024 had 485 units (438 in large multifamily) and 2023 only 15. New houses go up one or two at a time on infill lots, built by small local contractors and by Habitat for Humanity. No national homebuilder appears on the roll. Builder figures are newly built homes (built 2020 or later) whose last recorded sale on the roll came from the builder, and parcels it still holds.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Bridgeport's largest private landlords hold apartments and multi-family houses, not offices. The biggest is a new 300-unit complex sold for $107.5M in 2024. Behind it are holders of hundreds of two- to four-family houses and condominium units, most mailed from Westchester, Long Island or Fairfield County. Office stock is thin: Bridgeport Center (M&T) and two Lafayette Blvd and Main St towers. No national single-family-rental REIT (AMH, Invitation, Progress) appears on the roll under its own name. Counts are parcels in the owner's name on the 2026 State CAMA file.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The members or parents of GB II Connecticut LLC, Bridgeport Station Development LLC, Bridgeport Energy LLC, Canfield Owner LLC, Brookside Improvements LLC, Benchmark Trading Ltd and the BLD entities: no filing we opened names them. The Siting Council's annual-report PDFs that might name Harbor Station's owner returned 404.
- Whether the 95 Howard Ave plant (appraised $175.0M, owner field 'Current Owner', last grantee Wheelabrator BPT LP from Waste to Energy 1 LLC on 27 Jul 2017) is Wheelabrator's Bridgeport waste-to-energy facility: the roll names only the grantee, so it is not a marquee.
- Why 41 Bridgeport rows in the State file show 'Current Owner' instead of a name, including three power-plant parcels worth $730M: the dataset's description does not say.
- The tie from SVMC Holdings Inc to Hartford HealthCare and from Bridgeport Center to M&T's regional headquarters rests on Wikipedia, not a filing.
- Town Clerk online land-records fees: US Land Records (Avenu) requires registration, so no per-search or per-image fee was read.
- Steelpointe Harbor's developer and its plans (reported by Connecticut Public and others): ctpublic.org's terms forbid bots and onlyinbridgeport.com refused us, so only the roll and the State sales file are used.
