Can you find out who owns it?

Colorado records title by deed with the county Clerk and Recorder; Boulder lies in Boulder County. The County Assessor publishes its whole database as free CSV downloads, refreshed at 4 a.m. daily: owner name and mailing address, land, buildings, 2026 actual and assessed values and every recorded sale with its price, for every account in the county, with no account or licence step. Prices reach the record because a State documentary fee of $0.01 per $100 is paid on recording any deed over $500.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Parcels in the 54 tax areas that levy the City of Boulder mill cover about 28,500 acres on the County's GIS acreage, each parcel counted once. The City of Boulder holds about 5,120 acres of that in its own name, 18%, most of it open space, water and utility land inside the limits. Kyndryl's former IBM site in Gunbarrel is the largest private holding by mapped area, then the federal laboratories, the University and the State. Figures are this research's sums from the Assessor's files of 31 Oct 2026; holdings of private individuals are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Boulder builds little new housing and almost none of it on greenfield land: the Census Bureau Building Permits Survey (source s5) counts 336 units permitted in the City in 2025 (31 single-family, 2 in a duplex, 303 in three 5+-unit buildings) and 406 in 2024. Volume homebuilders are absent from the roll's new-construction accounts; what is built is apartments, infill condominiums, a few single-family lots and Boulder Housing Partners' affordable LLLPs. The firms below are the roll's owners of accounts with buildings dated 2023–2026; they are owners of record, not necessarily the builders.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Boulder's commercial ground is held mostly by single-asset LLCs, many of them mailed out of state. The largest groups by 2026 actual value of commercial, industrial, mixed-use and apartment accounts are below. Parents are named only where a filing says so; elsewhere the roll's own entity names stand, and the note says what the mailing address shows.

  • Who stands behind the single-asset LLCs: GBCO Owner LLC (Hotel Boulderado), St Julien Partners LLC, BRE-BMR Flatiron (Flatiron Park), BCSP Pearl East Property LLC, KG 3100 Pearl Owner LP, Reve VQOF I SPE LLC and The Standard at Boulder LLC. No filing or register opened names their members or parents.
  • The size of Kyndryl's Gunbarrel holding: the County's GIS gives 1,857 acres for its two accounts, the larger account's legal description 346.92 acres.
  • Which federal agencies occupy the U S Government accounts at 325 Broadway and 1850 Table Mesa Dr; the roll names only 'U S Government'.
  • Who actually built the new housing. The roll gives owners of record, not builders, and the City's permit files were not opened.
  • The Assessor's sale code 'U' marks a sale it does not treat as qualified; prices so coded (Hotel Boulderado, Google Unit O100, Pearl East) are the deed's recorded consideration, which may include personal property or several accounts.
  • Residential and condominium owners who are private individuals are not named anywhere in this record, including where one appears among the largest commercial holders by value.
